If you’re thinking of selling your property with Payne & Co, I would strongly advise you to reconsider. My experience has been extremely disappointing and stressful from start to finish. Despite paying promptly for all the necessary fees (including floor plans and EPC), the agency failed to deliver the level of professionalism and support I expected. Instead of offering constructive advice, I found their approach abrupt and insensitive. In particular, Imran’s communication was unacceptably harsh—he essentially threatened to withdraw my property from advertising if I didn’t immediately reduce my asking price. As the owner, I know my property’s worth and had already made my position clear, yet my personal circumstances and reasons for not responding instantly were completely ignored. Rather than working with me to find a solution, Payne & Co seemed more interested in pressuring me into a quick sale at a lower price. This heavy-handed attitude left me feeling undervalued and unheard as a client. Ultimately, I felt forced to withdraw my property from their advertising altogether. I would not recommend Payne & Co to anyone looking for a considerate, client-focused estate agent. There are plenty of other agencies out there who actually listen to their clients and treat them with respect.

I just had a phone call discussion and the female on the other side of the line was so uncooperative and rude.

Worst property service ever in the UK. Service was quite poor and unprofessional. Total disappointment. Tom is the worst in both personality and profession. Tom is a highly unjust person who does not keep his commitments. Avoid them whenever possible. I wish could give them anything less one star.

Hi just writing my review as I feel bad for anyone would get what I got from them If they have zero star I would DEFINITELY give them ZERO STAR Colin since day one being extremely rude and unprofessional wouldn’t recommend him to anyone . Ripping people off stealing their money extremely rude have never seen rudeness like this in my life zero professionalism I have been renting for nearly 10 years now with 3 agencies have never had like this experience before I would say if you see PAYNE&CO or COLIN name RUN AWAY !!!

When I owned my property. They got me nice tenants. On phoning them as the tenants paid rent to them to pay me. Payne & Co was keeping the money according to the tenants. Even t they were paid. I was not getting paid. The rent that was due. Con artist's this Estate agency. I do not recommend.

Disappointed/horrible. Didn't tell me that a house was on sale after I looked at it and told them to let me know, and people bought it for a much cheaper price. Don't trust this company.

I tried to enquire about a property and spoke to Tom several times and he said he would return my call and get back to my query the same day. I had chased him up numerous times and he always made excuses and was not helpful at all. Very disappointing and unprofessional service. Tom was not helpful or honest.NegativeResponsiveness, Quality

To clarify, we explained to you at the time of your request for a viewing on the subject property that we were in receipt of multiple offers from an open house viewing which had taken place the weekend before and that we were waiting for client’s instructions. Subsequently the house went under offer as a result of that first wave of viewings. Should we have any similar properties which come onto the market in the same area we shall keep you advised.
