If I could give a 0 I would. I sold my house with Kings group and everything was perfect at the beginning. The manager at Kings was professional and showed that he actually cared. This was the case until I found a buyer for my property. We agreed on a price and then when I finally found a property to buy, they said that they didn't want to pay the asking price and tried to play a dirty game. I have my suspicion that the the agency had something to do with this. I was literally pushed to one side and the agency kept the buyer happy not taking in to consideration my feelings, wishes or preferences. I said that it was it unfair for the buyers to ask this of me especially after I had found my property and the branch manager said that the buyers can do what ever they feel is right. I didn't think his response was professional and I had a feeling I was being played by both . I could have wked away but I had already found my property and they knew it would have been difficult. I said there was no way I would accept this. In the end I got the estate agent that I was buying from involved and she suggested that the buyer should meet me half way. This is something mown estate agents could have done but instead they they took account the buyers personal situation and tried to make me feel guilty saying she had no more money and that she had to collect funds from family members etc. This was very unprofessional and they did not care about their own customers well being. No customer service what so ever. They finally showed their true colours as they found their buyer and I was casted to one side. The worst experience of my life. This was supposed to be a good experience as I was buying my new house and I wanted it to be a smooth process but everyone seemed to play dirty to get what they wanted. All I can say is Karma.
Absolutely the worst of the worst. Pictures advertised of property looked to be from many years ago. Was told later that pictures were provided by seller and no one from branch had actually gone to see the property prior to advertising and taking booking. Not apologetic in the least.NegativeQuality

A warning of how Kings do business- They tell 2 separate people that their offer has been accepted on the same house and play them off against each other right until the end. We found this out when we knocked on the door of 'our' house to find the new owners moving in that day. We have spent time and money over the last 3 months getting a survey, liaising with builders etc and were excitedly waiting to complete, with Kings assuring us that any delays were to do with probate as the house was empty. Kings then contacted us to say that a previous viewer had come back with a higher offer and did we want to increase ours. We thought this was a lie, as it was over 3 months since our offer had been accepted, and declined to raise our offer. Kings then told us that the vendor wanted to start again with the new offer yet the very next day we walked past the house and saw the windows open which was when we discovered the truth. Kings had been keeping us as a reserve. They were also ready to pull the rug from under the other buyers if we were willing to increase our offer at the last minute. Beware if you use these agents. I have given them 1 star as you have to give a star rating in order to leave the review.
We went on a viewing of a flat to rent. We fell in love with the flat, continued our way to the office to pay the holding deposit and start paperwork. This happened on Saturday morning. We cancelled other 3 viewings for that day as we found what we wanted. The agent in the office was unsure about manor details and couldn't give us proper answers on some of our questions about the agency fees and other expences, which was actually a sign of concern, but we wanted that flat so much, and shut our eyes on it, thinking, we will get the answers soon. We payed the holding deposit and was told, the flat is ours and will get all the next steps via email on Monday. On Monday evening I got an email from them saying the flat is not ours as the landlord chose other tenants who gave higher offer. There was no opportunity for any offers in our knowledge. Two agents we talked to, neither mentioned any offer chances. When I called the next day and talked to the manager, all she said was sorry, and they will refund our money in 1 week, and the agent was confused. The frustraiton we went through after this and because of this, no one can refund that with money. As we had left 1 week to find another flat before we had to move out from the one we lived in. We rented from other agencies for years and we know if you pay the holding deposit, the agency takes it off the market. What Kings did was illegal, and their luck is that we were too busy with many other things happening in our lives and didn't spend time to report them. Beware tenants, they might be good with landlords, but with tenants not at all.
To avoid. A year renting a flat with them. A nightmare. They are not honest, they lie about the conditions of renting. Not fair play. They do appointments without asking you before if you are free. They think customers are dishonest as they are. I moved out of East London to avoid such of horrible estate agents.
