Standard service up until we checked out. I chased 4 times to ask for our deposit to be returned but was told the landlord was not responding to them. Despite the landlord not responding to the check out team, they were able to rent out the flat 2 days after we checked out. I assume they just let it out without contact from the landlord... After breaking the letting agreement by not returning the deposit within 30 days and after chasing again and finally being put through to a manager, "suddenly" the landlord responded and asked for a pointless £60 taken off, less than 1% of the rent we paid during the tenancy. At one point Martin & co. suggested we should take legal action against the landlord which involved getting a witnessed signature during a global pandemic - shameful.
The person who picks up the calls called Linda is very rude and unprofessional, she sounds impatient all the time. She does not give any explanation for the charge she asked for, but apart from that it's fine.
Inadequate, unwilling to help, unresponsive, AVOID! These people are completely ignorant and simply not good at an already easy job. P.S. Richard, you’ve stated that you didn’t manage the property, so I’m unsure why you’re making excuses about not knowing whether the rent was paid and trying to make it seem like my review is about the reference my landlord refused to give me. I’m not leaving this review based on my experience with the landlord who advertised the flat with you—I’ve actually communicated with them directly, and we’ve reached a resolution. So please don’t misinterpret my words, especially when you’re not interested in understanding the full issue. The real problem lies with the staff at Martin&Co, who are happy to collect fees from landlords to list properties, but are completely unwilling to offer assistance or guidance (presumably because they lack the expertise) when issues arise. Throughout my two-year tenancy, I was repeatedly told not to contact Martin&Co, even for simple questions like how to find a technician—basic things that any competent letting agent should be able to help with. At some point, I was even told by an employee to not contact them again and that I am wasting their time - it was something mundane like how to find a gas certificate! You have said something about getting in touch with you - I have absolutely nothing to discuss with you as you clearly do not go by professional conduct and are trying to present the company in a different light. I hope people will read this carefully and not fall in this trap. It’s funny how your colleagues pestered myself and my ex flatmate until the point we paid all the money. Cheap behavior is what I can say the least!

I moved into the house to find mouldy food in the fridge, and the bath was mouldy Please just do not move into here, they will ignore you when you need anything. Where to start with this dismal and frankly highly incompetent office. Our experience has been an absolute mess over the course of our tenancy. To begin the property was not cleaned adequately prior to our move in and the response of this office was 'we didn't have the time to clean it'. This was only the start of the mess. With regards to the cleaning of the house at the end of the tenancy, we did not receive the property in a professionally cleaned state, we had an entitlement for cleaning due to the state of the house upon our arrival. They didn't know where this money was the first time that we asked for it. Then they tried to tell us that one of us had the sum when we didn't and it was returned to the previous tenants (whom we don't have contact with). They then told us to seek them out and ask for the money. We has a string of around 30 emails constantly having to chase them up for our money. In the end we got the money and were told that 'they expected the house to be cleaned professionally'. Having read our contract there was no clause for such an obligation. I asked them multiple times to simply read the agreement and confirm that what they were claiming was not strictly necessary. They straight up ignored this aspect and kept spewing the same rubbish they had in all their emails just trying to run circles around us until the tenancy finished. This was incredibly unprofessional from them and was by far one of the most time consuming and wasteful things we have had to deal with as we also had to travel to their office to have a meeting to sort out the mess which could have been done on the phone or through email. I guess its not that much of a surprise given that its their job to try and con you out of your entitled money. We then moved on to the check out where an independent person came to view the property. We were told that it was the same condition that it was found in on the whole which fulfilled our agreement. Fast forward a few days and the report we got was a joke. At the start of the tenancy they took terrible pictures with no real detail as the check in inventory was done by this office and not an independent company. The check out report had far more detailed pictures which made it seem like the house wasn't cleaned. Luckily we had recorded the state of the house during check in/out so we had good evidence in our pockets . The estate agents then tried to charge us £275 for cleaning by a company that had been dissolved in 2019 with no point of contact for this imaginary business. They also informed us of this decision after the fact they had informed us that the house was being renovated (we forgot some of our papers there which is how we found this out). Probably a ploy to get free cleaning after they messed up the house trying to revamp it. We then had to wait another month and a half to dispute their bogus claim. They hadn't read the agreement properly which was their downfall (something very incompetent in my eyes as I mentioned it to them numerous times). In the end they tried to claim the money for the state of the house in 2016 not 2019( start of our agreement). Thankfully they lost this dispute but it just goes to show just how criminal these people are to try and take £275 from students and to swindle them thinking they don't know what they signed up for. In conclusion I can only dissuade any one, and in particular students, from doing any business with these people. They are rude liars, time wasters and they will try to steal as much money from under your nose as they can. If you have no choice but to go into a tenancy with these people, take great care in reading your agreement as it will save you money and make sure you record your property when you move in and out as they will try to claw any money from you for cleaning. Incompetent estate agent. PLEASE AVOID THEM. When you finish your tenancy agreement they will want to deduct money for PETTY THINGS. If there is dust inside the radiator they will charge you. We cleaned the house thoroughly and then brought in a professional cleaning company to satify the estate agent and THEY STILL DEDUCT £300 for cleaning from your deposit.NegativeResponsiveness, Quality, Professionalism, Value
