They’ll sell you a hmo without the proper planning in place. Avoid at all costs

Relevant information is also clearly stated within the property advertisement. Where a property is operated as a House in Multiple Occupation (HMO), a copy of the HMO licence will be made available for prospective purchasers to inspect prior to proceeding. Where planning permission or a HMO licence is required, this information is disclosed. Conversely, where planning permission or a HMO licence is not required, no such documentation will exist and therefore cannot be provided. OPA takes compliance and transparency extremely seriously and encourages all purchasers to carry out their own due diligence, supported by their solicitor and professional advisers, before committing to any purchase. Made a deal with Khilan which he accepted. He then made a 'eweturn' on the agreement and reneged on his deal. Not a person or man of his word. Also has incredibly oversized feet for his height and stole a staff members lunch (delicious Pizza) from our premises. Do not trust this person.

I left an honest review based on my experience as a customer after issues with the vehicle were not properly resolved. Unfortunately, instead of addressing those concerns professionally, the response here contains personal insults and unrelated comments. I believe reviews should reflect genuine experiences with the actual business being reviewed, and I’ll continue to conduct my business professionally and transparently.

OPA useless couldn't view a property I was interested, all they cared about was being paid first before the sale. I put in a blind offer to go back to the seller and literally 1 minutes latter was told the offer was refused. I doubt the estate agent even bothered to call the seller.

One Star – Very Disappointing Experience I would not recommend this company. The products and services felt outdated and overpriced. I was persuaded into a full package costing nearly £900 + VAT per month, including features I didn’t need or understand. After realizing it wasn’t a good fit, I tried to cancel—only to find I was locked into a 12-month contract with a 2-month notice period. Even after giving notice, they are still trying to charge me. It feels like they’re doing everything possible to hold onto payments, regardless of customer satisfaction. Very frustrating experience. Please be cautious before signing anything with them.
