Avoid this company where possible, especially if you’re a student! They gave us the wrong information for the move in day so we had to either go back home or stay 2 nights in a hotel until we could get keys and move in. They are also seemingly incapable of letting you know when workmen will be visiting your property so be prepared for scaffolding to start going up outside your front door at 9am with no notice. This situation will not be fixed if you ask – trust me, I tried. They are definitely aware that their contractors have a habit of not arriving when agreed and then turning up 2 weeks later with no notice but nothing will change. They will always go for the cheapest fix for a problem (despite them assuring you otherwise) which I know is common among estate agents but Lang Llewellyn are no different. Here is a sample of issues we faced in the year we rented with them: fire alarms randomly going off, oven broken for 2 weeks, leak in the sink, leak in the roof, broken floorboards, some rooms had serious mould issues despite efforts on our part to prevent this. While every house has its issues, I have never lived somewhere where this many things break or go wrong in the space of a year. I absolutely did not get the impression that they cared about our experience renting one of their properties, only their reputation.
If you are looking for student housing I would recommend staying away. Reported a silver fish problem not long after our tenancy started, and never heard anything about it again. Several times our landlord/workmen just turned up without any warning and did work on the house. For example, woke up to garage roof being gone one day and another time we thought someone was trying to break in but was just someone replacing the lock on our front door but we hadn't been informed. Also kept sending emails to previous tenants, so I called to make sure the right people were down for the future but then important emails regarding deposits etc., continued to be sent to the wrong people
Terrible for students. Awful selection process and a waste of time
Students beware! This lot are only after your money. The service is appalling, they leave properties in a dangerous state, they are rude and keep deposits. Find yourself a caring agent who does not think it's alright to treat you like rubbish once they have your money. If you have problems report them and do not let them get away this disgusting behavior. Parents, please make sure your kids are safely away from this lot! I've been sick with worry over whether my child was going to get electrified or the house burn down while he slept. Happily we have found a brilliant letting agent now, their not all nasty and only interested in money. My second sons at Falmouth uni 3 years later and still this lot are ripping off students. Read your rights for tenants, the law chenged a couple of years ago again, do not let them rip you off. Also when this company responds on here it's all rubbish. I repeatedly sent photos, emails and called. They didn't care they are just trying to make themselves look better. Value your life and find another company.
My daughter lost 1/4 of her deposit due to the kitchen needing a clean even though she left 4 weeks before her agreement (4 Penvale Drive)
Where to start.....I asked this company to come and view my property for potential long term let. I said from the very start it was a niche property and relatively remote. The two agents that came were very charming (as always), were adamant that they wouldn't have any problems letting it, so much so, they put aside 2 days for 15 min viewings. As the first viewing day got closer, I had heard nothing from them, the day came and went as did the second viewing day, still I've heard nothing from this company (even though I am calling and leaving messages). Eventually I manage to speak to someone (not the original agent, I must assume she no longer works there), only to be told that they hadn't had any interest and to drop the rental price (which incidentally they insisted was the right price). And, this is how they have continued to do business, completely ghosting me and when I managed another brief conversation with someone, insisting I drop the price again (this is not what I expected from an established, team of trusted property professionals, offering a range of services to clients across Cornwall, passionate about what they do and helping people - their words definitely not mine!!). So, if you have a property you want to let anytime soon, I wouldn't recommend wasting your precious, valuable time (time you wont see again) on this company.............
I cannot fathom how these people make money with how they conduct their business. They do not respond to any inquires no matter how they are sent. I have sent emails, I have called, I have contacted through third-party websites, and I have gone through their own website. The only reply I have ever gotten was to tell me that one of their 4 bedroom properties was not open to sharers. How exactly Lang Llewellyn thinks that 1 person will pay them close to £3000 for a 4 bedroom house is beyond me, but I wish them the best of luck in finding this mythical creature. If you can help it, rent with literally any other agent.
