As a tenant, I have had the worst experience with Kings. Their customer service is poor, their communication is terrible and as a letting agent they are almost entirely incompetent. From the start of the process, they didn’t even know if they had received my deposit or not which is quite concerning when you’re trusting them with a large amount of your money. Due to this, I specifically asked for an invoice for my rent each month which has yet to appear despite being in the property for four months. Repairs that were reported months ago still haven’t been fixed, and you can only expect to get any information about what’s going on if you are the one to chase it up and send emails. Beyond that you won’t hear from your property manager unless they need something from you or think you are in the wrong. At that point you can expect a generic email template in a different colour and font than the rest of the email, which will be spelt incorrectly and half the time not really make any sense. I was left with no working toilet in the property for ten days due to the incompetence and lack of attention of Kings. They then tried to put the blame onto me for not reporting it despite me having done so. It’s been extremely disappointing that they can’t take responsibility for this failure. The experience I have had with Kings will make me move out of the property at the earliest possible time just to avoid having to work with them again. Do not rent with Kings if you want anything done!!
Awful customer service from the lettings team ... seemed distracted and off hand .. I am self employed and they would not countenance anyway that I could be a Tennant despite me having a significant income and assets
They’re probably one of the worst companies I’ve ever had to deal with. This branch along with the rest of the company are unprofessional, and unhelpful. They don’t care about their customers wellbeing. The main reason we moved out of our property! Avoid if you can. I recommend checking out the other one star reviews they’ve received, as while getting you into the property they beg you to leave good reviews, hence all the 5 stars. I’ve also been emailed by them to remove this review. Shocking
This branch/agency will go above and beyond when placing you into a property. After which they would ask you multiple times to leave a positive review and won't stop asking until you do that. However, once you are in, the support is terrible. Response time, problem fixing, communication - very bad unless it's something they need from you, in that case they would chase several times within 2 hours. No concerns about your health and safety. Not acknowledging issues or even our notice due to these issues. Took 4 months for someone to come and 'see' the problem but that is far from fixing.
Avoid at all costs. I sold my house in Hertford through them and due to their complete ineptitude to do their jobs, lack of communication and general unprofessionalism the entire experience was awful. I ended up doing the sales progression myself because someone left the branch and no one replaced them for months. The whole process was unbelievably stressful and we nearly lost our onward purchase because of it. Once the sale (eventually) went through I complained to Kings through their process and they could not have cared less. They don't care about their customers at all, they care about making money. I have no idea why the google reviews of this business are actually quite good - I'd recommend you have a look at their Trustpilot reviews before engaging them as you will see many reviews where people have the same type of experience as myself.

Probably the worst estate agents I've ever had the misfortune to deal with. Utter incompetence and rudeness, combined with a sheer arrogance. For a renter they are not very thorough, knowledgeable or professional. I recently was shown property for rent by an estate agent from Kings Group and they didn't even introduce themselves or offer a card. This person knew little to nothing about the property. She hurriedly stated the requirements to make a rental offer. Since she didn't introduce herself or give an email address that would be difficult. I eventually found out her name and sent the required documents. Within a day I was told they accepted another offer with no reason given. When I asked to confirm that my personal documenation would be deleted from their systems, I was told they had not received them. Which is curious. It meant my offer was never considered. Was I removed from the running because I asked about the estimate on utility bills? Would not want this company as the management company for my flat.
INCOMPETENT - the are a disaster. They get everything wrong and no one cares. One of our tenants left not to work with them. We were silly and continued for another year with different tenants. We had a "all included" contract with them, the best they are supposed to offer. They got all the check out wrong, the check in wrong, we couldn't claim any deposit from the previous person because of them, the professional cleaning was a joke and had to do it twice (we paid), they lost the keys, tenants ended up in a hotel, during the tenancy they asked us to pay the same thing multiple times and chased saying we hadn't paid, never did the quarterly check ups that they are supposed to do, never passed any requests from the tenants to us, they lost the deposit when the tenancy ended... and none of them care. They are flippant and couldn't care less about customer service. I'd be ashamed to work somewhere like this.
