Terrible customer service. I've viewed two properties with this agency and both have had awful communication. The second flat I viewed I was informed I had the first viewing slot and they couldn't let me come any earlier. When I got to the viewing the guy showing us around said that it would be on an application basis and not first come first served. When I phoned to put my application in someone had already paid a deposit. Now I had travelled a three hour round trip to view this as early as possible knowing things go quickly. But there was a clear lack of communication and incompetence from agents. What a waste of time and energy. So when I viewed the flat it was already gone. Not dissimilar to the first time I viewed something with them. Flat hunting is stressful enough without this mess of organisation. Strongly advise anyone against taking their business here. Maybe it's a silver lining that I wouldn't want a lease with this letting agency anyway.

My apologies Lyndsey, the market is highly competitive and fast moving at the moment and it is difficult to make sure that everyone is informed immediately in real time of what is going on with a deposit when a property is so popular. I can assure you there was no incompetence here, there were three viewings at 11.15am then 4 at 11.30am. One of the first viewers fulfilled the criteria required and have paid deposit now but the property was still available when you viewed it.

Misleading and rude. Our group booked a viewing of a property represented by this group on the understanding that it was available to rent by students. On viewing the property I inquired again to ensure there was no misunderstanding and it was confirmed that it was available to students. On trying to place a deposit on the property the representative then said they would double check with the landlord again to ensure they were happy. We received a return phone call in minutes to inform us that the insurance had changed and the landlord couldn't take students. After further inquiry the representative changed their story, asserting that students were always ineligible and becoming quite aggressive in doing so. I would think seriously before letting any property through a company who through apathy or incompetence waste landlords money and potential tenants time.

Hi Christopher, I am sorry that you have had a poor experience with our Company and I can only apologise further if any member of staff was rude or aggressive, that is never acceptable in any circumstance. I will investigate this further. It does state in our website advert that the property is suitable for professionals or couples and I think the confusion has arisen because the landlord did used to accept students. However this changed recently after they had a bad experience with a student let and the property was left in very poor condition. At that point the criteria for suitable tenants was changed. I am sorry that you were initially given misleading information but much better that we double check everything before going ahead and taking a deposit, allowing you to think that the property had been secured and causing even more inconvenience to you. Had a look on their site but the very first flat I clicked on is not even registered on the landlord register which is a legal requirement, they've put a false LRN in the Ad! Advertising such a property is an offence.. Needless to say we won't be asking to go and see any.

Hi John, This is simply not true. We never ever advertise a property which is unregistered, the landlord may have a registration number which is pending approval which would not appear on the register until it is approved but otherwise what you are saying is not possible I am afraid.

I rented a nice 2-bed flat in Merchiston from December 2011 to October 2013 (when the landlord, who lived in the penthouse right across our flat with his wife, terminated our lease on the grounds that he "wanted to move back in"). I'm giving them one star for not only charging us illegal agency fees, but also for completely ignoring my requests to return the illegal charges. I sent them 2 letters already and they didn't bother to respond. This is highly unprofessional.

Hi Katya, The landlord is using the property for family and has acted within their rights to give notice to leave, my apologies that this has upset you but these things happen. I have received your letters and will respond in due course, but Arden has done nothing illegal in my opinion. I would also say that during your tenancy you received an excellent service from us. The landlord agreed to every request and any repairs were done as soon as possible. I am disappointed that you feel we only deserve one star.
