We wanted to purchase a house in Brimington ( my sister Jay Judge , and my autistic daughter) we found the most lovely little cottage house . It was a dream house to us . We offered the price wanted for the house knowing it needed a new roof . We were told we had to sell our home first , in November, we put our house on the market , two weeks ago in March we sold our house , the dream house, was still available. My daughter had been looking at this house on line everyday, for weeks and saving her money buying items for her new room. So we made another offer and was told no , to cut the long story short we were then told there’s no way the vender would sell to us because we have dogs , and rabbits . ( she lives next door . ) Apparently the vendor told the estate agent this in November but they weren’t honest about it with us, rabbits might attract rats ! And our dogs may bark . If you had been honest from the beginning , we could have told you that we have not had currently got rats and haven’t had any sign of rats or ever had rats . Our dogs may bark and has been under training so they don’t bark again this could have been explained , we could have also looked at other properties that may have been suitable . Instead this company failed to tell us the truth . Not only have they failed to act honourably , they have left my autistic daughter distressed and feeling like she wants to self harm and feels that because we acted honestly we should have been treated the same way , which sadly we weren’t .

Throughout the whole process they didn't actually seem bothered about selling the property. The negotiator didn't do any negotiating. Sometimes just sent a text message back saying the offer was not accepted. It would have been helpful to tell us what would be acceptable. Is this not what a negotiator does? Was getting close to exchanging and needed to ask Dan Elliott a couple of questions. No answer on the phone, so I text him. I got a reply saying he had been on holiday for 2 weeks and was to busy to speak to me. Very poor indeed. I know people are busy but surely a 2 min phone call is not to much to ask. Lastly, got a call to collect the keys. Got to the office to be told that they were in a key box. Not one person said congratulations or had a smile on there face. The only person i would highly recommend is Tim Malia, this man couldn't do enough to help and advise. Was really professional and genuinely enjoyed talking to him. UPDATE based on Wilkins Vardy Response Can i just clear up that there are no ill feelings towards Wilkins Vardy or any member of staff, We are just sharing our personal experience with your company. I do think you have selectively addressed certain aspects from my review and ignored the majority. I'm not going to go point for point on your response but if you think that your service was exemplary that's worrying. Hi Mat. I'm afraid we are going to have to dispute your claims. The property in question was highly desirable, with lots of interest. Your initial offer was unproceedable, which we explained. We also forwarded a letter you wrote to the home owner and discussed the property and overage clause on several occasions with you. A sale was agreed which later fell through. When we came back to you to tell you that the property was once again available, we agreed a sale as you were now proceedable. Having progress chased the case for several weeks we were informed by your solicitors that you were trying to amend the details of an agreement between yourselves and the vendor. This re-negotiation involved you increasing your offer to have a restriction removed, which we helped negotiate. In terms of communication, we have numerous file notes showing that you were updated throughout the process. We feel your comments above are based on ill feeling, as during the negotiations we were acting in our clients (vendors) best interest. I'm glad you managed to buy the property and sorry that you feel you had a poor experience with our company. However, we have had confirmation from our clients that they were extremely satisfied with us. I also feel that our service to yourself was exemplary, even though you didn't end up with the result you ideally wanted.
