My experience with Miles & Barr has been very mixed. The viewing process was smooth and, once my flatmate and I had found a place we liked, the initial application process was straightforward. Following this, we were put in touch with the referencing team, who dealt with everything that needed to be completed before our move-in date. We had requested a clean, and Miles & Barr also arranged for an EICR to be completed as part of the necessary legal requirements. The cleaning and EICR were both completed, although our move-in date was pushed back by a week due to contractor availability. We were then told that a new consumer unit needed to be fitted, which the landlord agreed to and was subsequently completed. Unfortunately, the communication throughout this period was very frustrating. The referencing team were very difficult to get hold of directly, and on most occasions I had to contact the sales team and ask them to forward my call on to the referencing team. My flatmate and I had to chase for updates almost daily, and very little information was proactively communicated to us. For example, we only found out that the new consumer unit had been agreed to and fitted because we phoned to ask for an update. As our move-in date depended on this work being completed, the lack of communication made it difficult to plan things such as van hire, broadband installation and setting up our utility bills. Since moving in, we have had a few small issues, but our property manager has been responsive and proactive in dealing with them, so I am hopeful that this will continue. Overall, the initial letting process was good, but the communication and management of the period leading up to our move-in could have been much better.

Good internet marketing, however the personal experience was disappointing. When it came to getting the price right they were not proactive so in my view the sale took longer than it could have done. I understand that in the current market it is difficult to pitch the price, but I initiated all conversations with them regarding this. I also was led to believe that they would undertake the final meter readings, as I do not live on the Island. However, they left this to the Buyer, and 4 days after completion I still have not received the gas reading. If I had known they were leaving the readings to the buyer I would gave arranged for a friend to take the readings.

I’m pleased to hear that you felt our marketing of the property was strong, as this is often the key driver of interest from prospective purchasers. That said, I’m sorry to learn that you felt we weren’t proactive, as that is certainly not the experience we aim to provide, as a family run business our reputation is highly important to us. From our records, we initially suggested an adjustment to the marketing price in May and continued to provide updates throughout the process, including a detailed lettings valuation on 2nd September at your request. With regard to the meter readings, this is typically the responsibility of the buyer and seller, as the utility contracts are held directly with them rather than the selling agent. However, I do appreciate that this may have been particularly important given your distance from the property, and I apologise if you feel we fell short in this area. Considering the nature of the market and the location of the property, I believe the team worked hard to progress matters from the agreed sale date in early October through to completion in January. Many properties within the development have remained unsold for over 12 months, so achieving completion within this timeframe was a positive outcome. I wish you all the very best for the future. Supposed to give electric safety certificate but they were unwilling to help. Mark was very rude and dismissive everytime I called. Basically once purchase goes through they don’t care they got their money thats all they care about. Even at the beginning when we was questioning the title of the property they were dismissive about our concerns about it being labelled freehold but it still having a leasehold title. Basically we asked why it wasn’t merged if owner owns both they said who cares. Other than those concerns sale went smoothly.

Please accept our apologies for any frustration this may have caused. To help address your concerns, I can confirm that following completion of the sale, we did contact the seller on your behalf to request the electrical safety report. Unfortunately, this document has not yet been provided, and while we have followed up, we are unable to compel the seller to supply it. With regard to the property tenure, while the property was leasehold at the time of purchase, the same party also owned the freehold. As part of the transaction, the seller transferred the freehold to you, which rendered the initial leasehold position obsolete. I am sorry if you feel our responses fell short of your expectations. The agent that took over from the sales Team when the sale was agreed, was excellent. I would recommend Denise but the sales team were not good on communications or following instructions which should have been on my records such as not to call on Thursdays or Fridays and to email instead. Initially I felt the team did not promote the house sale until Miles and Barr were given notice due the lack of expectations given from the valuer. A buyer as found within a week after giving you notice !

Service provided was OK. Responses were provided quickly. First sale coordinator was not supportive and not proactive. New one was far more helpful.
