For Landlords I am sure they are great. If you are a tenant, they are the poster child of letting agents. My advice is document, document, document and document properly. After every phone call, write up an email to them, you'll need it. Don't waive anything in the inventory. Assume, that they will use anything you say, or don't object to, against you. In my case they used about 3 year old pictures in the inventory document and because I had an agreement with the previous tenants that they keep some furniture there, I waived it as a convenience. A year later, when I was moving out, they were not even open for discussion "you signed the inventory, that was the state". It went to DPS arbitrage for deposit. Their claim was ~640 pounds, thanks to videos and other evidence the end amount was ~130 pounds. One maintenance issue required the contractor to come 3 times. After a leaking boiler was reporter, the contractor says it was a goner because of rust (I was on my way out, so I did not care anymore). I got a message from the next tenant about 3 months later, if I knew anything about the boiler, as they did not have hot water for a week. Martin&Co says, that hot water is not an urgent matter....in November. I am sure they will object to this review, if interested, I can share the DPS resolution and entire email conversations. 2 stars. because they eventually resolve issues eventually, so it is not "the worst company ever".

I'm sorry you felt this way, all our staff work so tirelessly to achieve a good outcome for all our clients regardless who they are. We are told by our landlord how they wish to proceed with inventories and in your case due to the furniture situation it was agreed to use the last inventory as it does give you 4 days to add your own comments & photos where you don't agree with the content and apart from the furniture there was no material change to the property. All meter readings were updated to reflect them as you moved in too. Unfortunately, in this instance you were not a model tenant which led to a dispute over the condition of the property at the end of your tenancy. We have many great tenants who do leave their property in good order & work with us where there are any changes, This makes everyone happy at the end of the tenancy.

Avoid this agency. They will demand all your personal details (phone number, e-mail address, name, estimate salary, even current address, etc), and refuse to discuss the property you are just calling to inquire generally about until you give them all the personal details they want. Then after all that they tell you they have only one slot for viewing the property, at a very uncomfortable time, and try to create a feeling of urgency by telling you exactly how many other viewings they have for the same property. The person on the phone will also treat you surprisingly poorly. If this is how this company treats prospective tenants at the first point of contact I dread to imagine how it treats actual tenants.

Hi, thank you for your feedback. ?We can not take responsibility for the new tenants post, this should have been left at the property for them to open upon their arrival and move in. Regarding your deposit, it would state on your tenancy agreement if the property was managed by your landlord, and if this is the case we are beholding to them to get the information to us what deductions they have agreed with you, if any. If the inventory was conducted by us, then you had 4 days in which to add any comments or discrepancies along with photos of your own, this makes sure your view of the property is also represented at move in. For the checkout, the report can only give details of what is found on the day of checkout. We use an ARLA qualified clerk to do these checkouts so they are unbiased. I appreciate it can be frustrating when faced with charges for items missed such as cleaning etc, but the property does need to be returned in a similar state to that which it was when you moved in, if not we are beholding to contractors to go in & do the works to put things right & this can take time. The easiest outcome for us, is when there are no deductions & contractors to arrange for any works to be done. I process these returns & believe me I love it when we can give back the full deposit, it shows we had a great tenant! Thank you for your time, Sharon Self

An astonishingly bad experience. We were tenants of Martin & Co from May 2018 to late 2022 – a solid 4.5 years, with an excellent record and a very good relationship with our landlord. In August 2022, our circumstances changed unexpectedly and we needed to leave Abingdon at the end of the year to move to another country. We notified Martin & Co immediately – hoping for a constructive dialogue. Instead, we encountered rigidity, opacity, and a distinct lack of decency. Martin & Co informed us that they wouldn't even contact the landlord until we paid an "early release fee" of over £2000 to them. When we asked for a breakdown or justification of this amount, we were told flatly: “We do not need to provide you with any evidence of costs, because this is an early release fee which we are allowed to charge you for.” Our request to discuss this in person was also refused. In the end, under legal advice, we paid this sum under protest so we could move. Tenants were found within three days of the property being listed – using recycled marketing materials from years before – and signed within the week after a single viewing. The landlord raised the rent, meaning he actually gained financially from our early departure. To add insult to injury, days after paying the early release fee, we were told we must pay an additional 3 days' rent “just in case any jobs are needed to be carried out.” Again, failure to pay meant we would not be released. Another sum, paid under protest. In our view, these charges constituted prohibited payments under the Tenant Fees Act 2019. We made every effort to be reasonable and cover legitimate costs – but Martin & Co offered no transparency and no evidence that the fees were anything but profiteering. Having reported them to the Property Ombudsman, we recovered most of these costs. In addition, deductions were made from our deposit, which were outrageous. One example being evidence of mould on some curtains. The photos used to justify this were photos we had previously raised with the agent and prior to having the curtains dry cleaned and repaired at our cost. These photos were provided in the checkout report, but were in fact our own photos we had previously shared with the agent. There were charges for the lawn not being lush and green despite damaged caused by the intense summer. Most of these charges were returned to us following a complaint to the DPS. We would urge other tenants to proceed with extreme caution. Ensure every i is dotted and t crossed, ensure you are well covered. The interactions were perfectly good during our tenancy, but incredibly hostile afterwards.

Hi, Thank you for your feedback. As you were stated you were advised by your legal representative that you would need to pay the costs presented to you, as these would have been the costs to the landlord in finding a new tenant, which he is legally allowed to pass on to you for leaving your tenancy early, as you are not paying the future rents you were legally obliged to pay. Without paying the early release you had a choice to see the tenancy to the end & not pay this. The checkout is conducted by our ARLA qualified inventory clerk, he would use his own photos for this, as he would not have time on the day to sift thorough emails looking for photos when he can take his own. Any mouldy curtains should have been dry cleaned & returned in the same condition as move in & documented on the inventory. Any charges you do not agree with, and we are unable to agree with you, you have every right to use the DPS arbitration which you did, and was the correct procedure it reaching the right outcome. I was in renting a room in a house share for over three years with Martin & Co. I gave permission for viewings to take place while I was away but I came back to find my purifier worth around £140 was stolen. I can only assume it was stolen when the room was left open during viewings. Very disappointed and upset they didn't take care during viewings to lock the door.

We carried out a thorough investigation once you had brought this matter to our attention and after speaking to the member of staff who carried out the viewings he has stated at no time was any one in the room on their room on their own and he was always present with any one that was viewing the room. We also made sure that the room was locked once had finished the viewings. It is as much a mystery to us as to you re the disappearance of the purifier and If there was any rational explanation for its disappearance we would have reverted back you with our feedback

Due to their attempt of a scam over a year ago which they still haven’t responded to me, I have had to involve the Property Ombudsman. Martin and Co have discriminated me for having a sharps bin due to my diabetes, lacked basic house repairs and cut corners wherever they can for their own financial gains. I recommend if you read this, avoid this company and rent from a private landlord. These are the worst kind of people.
