Been renting through M&Co for a year now and there have been positives and negatives. The start of the process; arranging a viewing, signing the contract and providing documents was quite poor. It seemed like there was a lack of communication internally. I think really this just came down to a few staff, rather than the company as a whole. I believe said staff are no longer there. However, ever since that they have been great. They've been informative and up-front throughout the tenancy, giving us adequate notice of inspections and works. Any problems we've had have been dealt with within a fair timescale. They also made up for the initial signing confusion by providing a smooth renewal process, again being up-front about fees and processes. Now entering into the second year in the same property and are hoping for much of the same service. 4 stars due to those initial hiccups, otherwise potentially could have made a 5!

At the beginning of my tenancy, the agency seemed very professional and attentive, but unfortunately, my experience changed towards the end. It became clear that they were more focused on representing the landlord’s interests. If you are a landlord, I’m sure they will do a great job for you. However, as a tenant, I cannot say I had the best experience. My advice to future tenants is to document everything. After every phone call or interaction, follow up with an email summarizing the conversation. Trust me, you’ll need that paper trail.

Securing the tenancy was a breeze, Liza did a great job showing me the property and sorting everything out. Communication throughout the year was also good. However, the check-out process wasn't so great. The inventory used for my tenancy used old photos and so did not match the condition of the flat as I received it. I made comments, but missed items, so was charged for the previous tenant's damage. Just a "beware", be present at the check-in if possible, or request a redo if the photos don't match the property.

For Landlords I am sure they are great. If you are a tenant, they are the poster child of letting agents. My advice is document, document, document and document properly. After every phone call, write up an email to them, you'll need it. Don't waive anything in the inventory. Assume, that they will use anything you say, or don't object to, against you. In my case they used about 3 year old pictures in the inventory document and because I had an agreement with the previous tenants that they keep some furniture there, I waived it as a convenience. A year later, when I was moving out, they were not even open for discussion "you signed the inventory, that was the state". It went to DPS arbitrage for deposit. Their claim was ~640 pounds, thanks to videos and other evidence the end amount was ~130 pounds. One maintenance issue required the contractor to come 3 times. After a leaking boiler was reporter, the contractor says it was a goner because of rust (I was on my way out, so I did not care anymore). I got a message from the next tenant about 3 months later, if I knew anything about the boiler, as they did not have hot water for a week. Martin&Co says, that hot water is not an urgent matter....in November. I am sure they will object to this review, if interested, I can share the DPS resolution and entire email conversations. 2 stars. because they eventually resolve issues eventually, so it is not "the worst company ever".NegativeResponsiveness, Quality

I'm sorry you felt this way, all our staff work so tirelessly to achieve a good outcome for all our clients regardless who they are. We are told by our landlord how they wish to proceed with inventories and in your case due to the furniture situation it was agreed to use the last inventory as it does give you 4 days to add your own comments & photos where you don't agree with the content and apart from the furniture there was no material change to the property. All meter readings were updated to reflect them as you moved in too. Unfortunately, in this instance you were not a model tenant which led to a dispute over the condition of the property at the end of your tenancy. We have many great tenants who do leave their property in good order & work with us where there are any changes, This makes everyone happy at the end of the tenancy.
