When tenants move out of a property, keys have to be returned and properties must be left clean and ready for the next people to move in. When this is not the case, landlords are faced with potential additional and unfair costs. Our role as an agent is to liaise with both parties to reach a fair outcome. I would like to respond to some of the original points raised as follows; As an agent we strive to offer excellent service, whilst providing homes that are safe and meet all regulations. As you are aware, we personally visited this property along with Stoke City Council, and the property was deemed to have no significant damp issue, nor any other issue concerning the health or welfare of any of the tenants. We are an ethical agent, we NEVER force anyone to do anything, let alone force people to sign documents, or force people to hand over deposits. Our deposits are registered with the TDS and are always open for dispute via an independent third party adjudicator. The choice ALWAYS lies with the customer and we would very strongly refute any allegation to the contrary. Where any maintenance issues within a property are brought to our attention, we always endeavour to get these resolved as soon as possible. Before visiting a property we give a minimum of 24 hrs notice in writing, and within that notice we also provide the opportunity for our tenants to rearrange if this is inconvenient. As we are a managing agent, there would be no need for your landlord to be in direct contact with you. Your landlord pays us as an agent to deal with the management on his behalf. We also refute your allegations directed towards the landlord of this property.

Completely useless and unhelpful when trying to recover deposits

Hi Dave, thank you for taking the time to leave feedback. I am disappointed that you are not happy with the way your deposit was handled. We do follow a strict process and act to mediate between landlords and tenants alike, within the agreed timescales set. Absolute waste of time, took my daughters money knowing she did not meet their criteria before doing a supposed credit check. Be aware !!!! They obviously know how much people need to earn before any monies are taken. When we questioned their policies we were then told they were "administration fees". Also the amount of times we called but the person dealing with us was not available was bewildering made us wonder if they actually worked there.Would not recommend this estate agent at all .

At the point of applying, we do not know whether or not potential tenants will meet all of the criteria, therefore all applicants read and digitally sign a declaration before committing to any payment of the application fees. Once this is received along with the required information, there is then a considerable amount of work involved contacting landlords & employers, along with completing credit checks amongst other things. Unfortunately, not all applications are successful. Without going into specific details regarding the particular application in question, we have reviewed this and believe that we have acted accordingly.
