Wish I could give it 0 stars, the properties look lovely when viewing but failed to mention that when moving in I will encounter no end of problems such as flooding in the kitchen from loose pipes, damp in all the walls, mould, no heating, broken boiler that also leaks and have to manually open the valve every time we require hot water, broken locks, broken glass and dirt throughout the property (despite the professional cleaning service which we were told would happen prior to moving in) plus no working lamps all just for decoration for some reason. It’s currently October and we’ve had no heating since moving in (July) despite reporting it multiple times over the past few weeks now the colder nights are setting in. No one at the office seems to know who’s responsible for picking up these reports or where they end up therefore nothing gets done unless you keep going down to the office to voice your concerns. My previous 2 years I was with a different company and I had no issues like this , this year because the houses looked so nice online I thought I’d venture out and give Humphrey’s a try, will not be recommending to any students and will not be rebooking next year, not worth the amount of stress.
Avoid at all costs!!! The worst agency in stoke! Trying to take my whole deposit for things that were already there! Lived in a very poor state of a property. When the boiler broke in the winter they haven't bother to answer phone calls and emails for whole 2 days! All of the tenants in the house were freezing. The door was broken, and the house was full of mold which they now trying to blame it on us! AVOID AVOID AVOID! MOST OF THEIR 5 STAR REVIEWS ARE FAKE - THEY COME FROM ACCOUNTS WHICH ONLY HAVE 1 REVIEW! THEY MAKE THEMSELVES FAKE ACCOUNTS TO KEEP THEIR AVERAGE RATING HIGH.
Was by far the worst experience i could have had while trying to study at my first year in university. Do not use their services and waste your money like i did. (the response from Rob is a joke btw, don't for a second believe the problem was the "differing levels of expectation" about their level of service. For around 3 months in the winter period when it would get quite dark around 6/7pm .We were left without a kitchen light meaning we would use the flash light on our phones to light the kitchen when in use. it took as many months to fix the bathroom fan which in itself was it's own debacle involving the landlords parents coming over and breaking it further. If having a functional light is deemed as a unfair expectation on Nicholas Humphreys then that says everything you need to know about them. Years later i'm still not over just how shockingly poor their service was. personally I've used Student Cribs and the unis own Greenpad service as alternatives and have had positive experiences with both) P.S even 5 years later I think about how truly shocking your service was. If updating my review means 1 more person uses an alternative real estate agent then I'll keep updating till the day I die
Where do I even begin. The poor and unreliable service of this agency is unbelievable. The agency is just so "money prioritised" to the extent that they don't care about when you need, they just want to get their money. They were eager to ask us for our termly rent but we lived in a house filled with so many hazards that were not repaired till we left the house, then it got charged off our deposit for damage in the house when the damages were as a result of unfinished jobs caused by the constructor. Our initial move in date was delayed by like 3 months because the agency could not be bothered to tell us that the house was still undergoing renovation. They then assured us that the house will be done up to quality before our move in date, however we moved into a house with no extractor fans in the kitchen or bathroom, windows with broken handles in rooms, and loose wires in sockets, and a huge hole in the roof of the kitchen, we were literally living in a hazardous environment. After persistent calls and requests for these things to be fixed, we were ignored for over 2 years, but of course at the end of the tenancy agreement we paid for those renovations with our deposit. Awful experience. Failed to inform us the house we were moving into was being completely renovated meaning we moved in months late. Assured us the house would be done up to the highest of quality yet no extractor fan in the kitchen or bathroom so we had to live with mould and damp walls, the plug sockets weren’t even secured into the wall, half the light switches don’t work and we were dealing with a leaky ceiling months while dodgy tradies were in and out of our house whenever they felt like it doing half a job leaving a mess and not coming back to finish it for weeks. Hole in kitchen ceiling was left for 2 years estate agents make almost no effort to hold landlord accountable for holding up his responsibilities on the tenancy agreement they’re just there to chase you up for money. Also take the dates they give for viewings with a grain of salt as they often either turn up the wrong date or not at all.NegativeQuality, Professionalism, Value
Thanks to their « policy » you can’t come into the agency to get your keys and ask for information. They literally make you stand outside until they hand you your keys. Once we got the keys and went to our place it was not cleaned and disgusting: vomit stains on the floor in the rooms, rotten fruit and worms under the kitchen counters. I would not recommend going through Nicholas Humphreys for any letting what so ever.NegativeQuality, Professionalism, Value
Terrible. Please avoid. Me and my friends lived in a property of theirs, the property was in a terrible state. It is in serious need of renovation, it was not fit to rent. When I first moved in all my kitchen appliances was thrown away by the cleaners... which I only got £80 taken off my first rent. The house was mouldy (which we’re getting charged for) but we had complained about it and we were told to keep the house ventilated but they had cleaners coming and clean the mould, even the cleaners said how bad the mould was and all they could do was clean the surfaces. Cracks in the ceiling which we complained about (but we’re getting charged for that too). When we left the property we got sent a document of the things “we had damaged”, we noticed that they took pictures of things that they never took picture of in the start of our contract. For example they never took pictures of the bottom part of the mattress but when we moved out they all of a sudden remembered to take a picture of it... there wasn’t a picture at the start so there is no proof that we did or didn’t do the damage. So it’s unfair that we’re getting charged for that too. They also never took a picture of the cracked ceiling we complained about but managed to remember to take a picture of it when we left (and charged us for that too). Anyway, long story short.... they’re taking all our deposit... please avoid if you want a peaceful university living experience.
Worst letting agency. I thought moving from Student Cribs to NH would be a great idea. But boy was I wrong. The staff were nice at the beginning, only because they want your money. Once you’ve signed that contract, they couldn’t care less. Me and my housemates had NUMEROUS problems with them. From the boiler not working and waiting days for it to be fixed, to mould, to faulty lighting. Their service was absolutely disgusting and I’m so happy that I no longer live in one of their properties. The house we lived in was old and it has sooooo many problems, that you wouldn’t notice until you live there. And that’s how they get you. They know the problems but they do not want to pay to fix it themselves! At the end of the tenancy they tried to charge us for EVERYTHING. And when I say everything. I mean it. They was trying to use our money to upgrade the house😂 luckily we went through TDS to get SOME of our money back!!!!! They do not care about their tenants quality of living. After reading other reviews, I can see that many others have had the same problems!!!! Even if they was the last resort, I will NEVER use them again! Plus, the Landlord didn’t help a single bit!!!! He blamed us for the mould. Stating ‘they’ve never had this problem before’. However, when we arrived, the house was not even cleaned properly. We had to send numerous emails to get it cleaned to a high standard. Even then, we still had to deep clean ourselves!!! The bathroom had orange gunk ALL over the shower walls. Both bedrooms at the front of the house had mould on the walls and the storage closet under the stairs was a MESS. My friends left suitcases in there, only to come back and find mould ALL OVER THEIR BELONGINGS. Also the central heating DID NOT WORK PROPERLY. Imagine living there in the winter. The heating could not be left on, we had to press a button every hour for it to turn on and even then, the house was still COLD. I had to buy my own heater!!! DO NOT USE THIS LETTING AGENCY. AVOID!!!!! And if you do, make sure to take pictures of EVERY SINGLE CORNER OF THE HOUSE. Otherwise you will be charged for things that were already there!!!!!!! Good luck to all uni students that dare to use this letting agency. You’re gonna need it.
AVOID!! Helpful until your're trapped by the contract, the property was in a terrible state and anything that was fixed took A LOT of emails and time and there was still so much wrong with the property that they avoided dealing with until I gave up trying. they're now taking most of our deposits for issues that were there when we moved in/ EXTORTIONATE cleaning prices! also felt pressured to write a good review as soon as we had a viewing of the property so I feel any good review is from people being pressured.
Really disappointed . Our tenancy with Nicholas Humphrey recently ended and we have all been so frustrated and upset with their service throughout the year. Mid way through the tenancy, two of my house mates had no where to sleep with one sleeping on the floor with no mattress for 2+ weeks as a result of a major leak in the roof. It took the company over a week to address the issue and another week to arrange for someone to visit the property despite their out of hours maintenance informing us there was a good chance the roof could collapse in certain areas and the property was unsafe. Our property was not in adequate condition upon arrival including the carpet on the stairs not being fitted properly. Of course every house is not expected to be in perfect condition but even after informing the company of the issue after a member of the house injured themselves, the end of the tenancy came and the problem was never addressed. These are just two of the many issues we have experienced with Nicholas Humphrey and are still yet to receive any form of acknowledgement of our complaints despite numerous emails and telephone calls. To add to this, when it came to receiving our deposit back, we had £105 taken off - after contacting the company over the telephone to clarify what this was for, we were told by a member of the team that this was because there was some dust in the rooms. We vacated the property a month before the end of the tenancy as a result of covid and provided evidence of the property as it was left, in perfect condition. To be told that after awful service throughout the year, we would then have to pay such a large amount for the company to hire someone to clean dust, which naturally would occur in an empty property, is very unfair. It's so important as a student to feel comfortable where you are living and know you can rely on the letting agency to address any issues and concerns but this is just not the case with this company and I would not recommend.NegativeResponsiveness, Professionalism
