We’re landlords and dealt with Solihull Lettings office. Can honestly say received TERRIBLE service from start to finish from mostly INCOMPETENT staff. Found ourselves managing our own property whilst paying for a managed service. AVOID, AVOID, AVOID!!!
A company that fails to communicate effectively with prospective clients. My son’s application, (which needed a guarantor) had been accepted and was being processed. An issue was encountered with the guarantor paperwork which was rectified and acknowledged via email as being successful but the company pulled the plug on the application within 24hrs of notifying of the issue. ( he was 2wks into the application) My son ( aged 18) is in-between accommodation and was staying in a hotel in the interim so that he could continue to work and earn money whilst waiting to move in on the date which had been arranged. Up until 24hrs ago he was completely unaware of any issue. He is now homeless and potentially has to leave his job unless he can find a place to live within a week. My son called to investigate to be met by an obnoxious member of staff. A terrible experience with this company. Landlords use someone else and tenants don’t waste your time.
Rented a property to myself without telling me that the only entrance pathway to the property had an ongoing flooding issue, to include drainage smells under heavy rainfall and was dangerous at best, a nightmare to get home to and they 100% knew this and still let out the property!!! Withholding information is illegal, and it was reported to them by the previous tenant, reason why she left. Therefore they have infact breached their own contract and also the landlord knew as the issue dated back 15yrs! Property dirty on arrival with rubbish left behind all documented, I would say to avoid this company at any cost. Problems reported took far too long to get fixed predominantly and some never got fixed! Will be pursuing them for compensation in 2022 so can I recommend....absolutely not.NegativeProfessionalism
If I were a prospective tenant, I would avoid. They are currently trying to withhold part of my disabled brother’s rental deposit for such grievous offences as leaving a half-full container of Shake ‘N Vac behind, and allegedly stealing a fridge magnet that was never there in the first place! Quite how he prised the non-existent magnet free, Heaven only knows, as he has no grip following a massive stroke. Apparently, he also managed to dirty the inside of an oven without him or his carers ever opening the door. I wonder how many other desperately vulnerable people have had a similar experience in the private rental sector? It certainly damages one’s faith in human nature. UPDATE: We did not take the case to tribunal because of my brother’s failing health - we want the time he has left to be as stress free as possible. So they got away with it. I really don’t know how these people sleep at night.
Disgusting service. Avoid at all costs. They think you are beneath them. Very discriminatory and don’t return calls. They have the same excuse for about 4 properties. Shocking!!
Very unprofessional treatment of prospective tenants. I have arranged a viewing early this week and have been told that the earliest possible date is on the Monday next week due to the current tenant being absent. Then saw the same property being already let agreed three days later the same week, even before the supposed earliest date for viewings. I asked the agent and was told that the existing tenant has arranged her friend to take the property and they got the flat instead. Clearly this agency applies differential treatment, there are applicants more privileged than others and seemingly don’t have to follow the procedure outlined for all other candidates. I also wasn’t informed of this by the agency.
I was shocked upset and disgusted by the way I was spoken to by the so called lettings manager.Alisha . she was extremely rude and would not do me the curtesy of listening When I tried to explain the problem ...which I was trying to resolve....she should not be in that position dealing with clients if this is the way she speaks to them ...I expected so much more from John Shepherd ...NegativeProfessionalism
Called office TWICE to re arrange an appointment for a valuation after it had to be cancelled due to lockdown. No one ever got back to me? ( that was 3 weeks ago)NegativeResponsiveness
Awful awful lettings. They accepted my application for a rental, then didn't return my calls about it. Turns out they had been waiting for a better candidate to come along. Very very immoral. Really bad about communicating. It's not nice to mess about with people's livelihoods and place of residence and further make them feel like a bad person. Now I have to search for a new home.
Poor customer service and poor communication. Left a viewing without telling us as we were a few minutes late due to traffic completely out of our control!
