Extremely annoying that they are littering our mailboxes with unsolicited marketing letters, directly addressed so the spam even has our address on it. I would not even consider using them as estate agents, we'd go with Purple Bricks organizing our viewings at the time it suits us. Had enough of these kinda leeches, thank you... And please STOP SENDING US THE ADDRESSED SPAM MAILS - WE DO NOT WANT THEM. Cheers.

Dear Macs Bdivan, Thank you for your review. If you could send me a direct message with the details from the leaflet, I will ensure that your address is removed by our marketing department as soon as possible. Regarding Purplebricks, they were sold last year for £1.00, which might suggest that the cheapest option isn't always the best or the quickest that get you maximum price on you biggest tax free asset. If you wish to have your information removed by from our marketing list, please provide details from the leaflet, and I will take care of it within 24 hours. Kind regards, Peter Lawrence

I dont want to give any stars to this LR estate agent. As a tenant, they do not respect us at all. The manager is rude, impolite, and offers no flexibility for tenants, and ALWAYS stand on the landlord's side. Avoid this estate agent if you can if you are trying to rent a place.

Many thanks for your review. regarding garden close, you have purchased a property to buy and move in June and the landlord has instructed us to put the property back on the market to rent. We only asked to have viewings on the property as per the landlord’s instructions so there isn’t a void period of there property. Happy to have a call regarding this if that helps Kind regards Peter Lawrence Director

Do not recommend if you value your own time. This estate agent falls short when it comes communication. Despite assurances of timely updates by the 'end of the day', we were repeatedly left without a callback. This lack of responsiveness felt disrespectful and wasted our time, leaving us hanging with uncertainty. Even after a month, we remain uninformed about whether the sellers even received our offer or provided any feedback. Our only indication of progress is through Zoopla, where we discovered that the house has been marked as 'sold subject to contract'. Safe to say we will be telling everyone we know to avoid.

Dear Roshni, I wanted to update you on the status of your property offer. I recently spoke with Parth, who mentioned that you were on holiday, explaining the earlier communication breakdown. We have attempted to contact you both by phone and through messages regarding your offer. Regarding the property, an initial offer was made by another buyer who was legally prepared to exchange, pending mortgage approval. Unfortunately, their mortgage did not go through upon review by the underwriters, prompting the seller to put the property back on the market. Since then, we've had over 20 viewings and received several offers, including multiple from you. After your first offer was rejected, you increased it several times. In the meantime, the original buyer resolved their mortgage issues and returned with an offer higher than any others we received. The seller has decided to see if this buyer can finalise the exchange within the next week and exchange contracts. Parth has asked to keep your offer pending. If the current deal does not proceed, we will revisit your interest in the property. Please be assured that all offers and rejections have been formally documented and communicated to the seller as well as yourself via e-mail We strive to avoid multiple agreements that could result in financial losses for any party and must follow the seller's instructions. Thank you for your understanding, and we will continue to assist you in your search for the right property. Kind regards, Peter Lawrence Director

I had the unfortunate experience of dealing with Lawrence Rand recently, and I feel compelled to warn others about their unprofessional and deceitful practices. If you're in the market for a reliable estate agent, steer clear of this one at all costs. First and foremost, honesty seems to be a foreign concept to these people. Throughout my interactions with them, I encountered nothing but lies and misrepresentations. They promised to keep me updated on the status of my offer on a property, but it quickly became apparent that this was just lip service. Despite repeated assurances that they would contact the owner and provide feedback, they conveniently "forgot" to follow through each time. It's evident that their word means nothing, and they have no qualms about stringing along potential buyers with false promises. What truly baffles me is their complete disregard for basic courtesy and professionalism. Ignoring clients and failing to communicate effectively and not sending my offer to the owners are cardinal sins in the real estate industry, yet Lawrence Rand seems to revel in their incompetence. They have no respect for their clients time or investment. Just save yourself the headache and avoid Lawrence Rand at all costs Don't make the same mistake I did by entrusting them with your business. Look elsewhere for an estate agent who values honesty, transparency, and respect for their clients.
