An estate agent named Jamie "showed us around" a property today. Honestly the worst experience, Jamie did not know a single answer to any of our basic questions, didn't take the time to actually show us around and made rude comments. For a market that is already hostile, there is no point going for a property listed by Lawrence Rand where they make the experience even harder.

Dear Sanjay Many thanks for your review. I have personal spoken to Jamie this morning regarding your feedback. As there was over 30 viewings at the property in timed appointments if someone is late it affects everyone, We have received multiple offers on the property for the seller and if you feel you didn't see the property in it best light than Jamie would be more than happy to show you back around the property if this is something you wish to take forward, If not than we will keep you informed of when other properties come to the market within your price range and locations. If there is anything else we can help you with than please let us know Kind regards Peter Lawrence Director

Edited in response: I understand that buyers must be financially checked to ensure sales don’t fall through. However, at the time I was asked to provide all of my financial information, I had not yet made an offer on the property; I was interested in viewing it. I don’t believe it’s appropriate to divulge all of my financial information to you prior to even viewing the house. As mentioned, my mortgage provider could have confirmed that I had a Decision in Principle prior to viewing, and I could have provided my financial information along with my offer, if I decided to make one. My main issue was that when I explained this to the agent, I was asked if they could speak to my partner who they suggested would be better placed to discuss finances. I had not even mentioned having a partner. It felt heavily implied to me that the estate agent felt that, as a woman, I was not the right person to speak to about financial matters and that my male partner would be more knowledgeable about our finances. I highly doubt my male partner would have been asked the same question if he’d made the call. It is not good enough to say that being sexist wasn’t your intention, or that you’re sorry I “feel this way”. Asking to speak to a woman’s partner about financial matters - especially when her partner isn’t even part of the conversation - is misogynistic. I think the agent involved would benefit from unconscious bias training to avoid alienating half the population who, shockingly, are capable of earning money and buying property in the 21st century! I have spoken to many estate agents over the last few months, and none have been as misogynistic, condescending, and off-putting as Lawrence Rand.

Dear Deborah Many thanks for your feedback, First of all I am sorry that you feel this way and will speak to the staff member involved. I can not comment on what the other estate agents work or act regarding their financial checks on buyers. At Lawrence Rand our goal is to make the moving experience as stress free as possible and when our clients sell their properties through Lawrence Rand we must ensure that buyers have the correct documentation to purchase. By doing this it ensures that both seller and buyer are in the best position which then reduces a transaction aborting, The mortgage market is changing everyday with bank pulling rates and changing products. We are doing this to protect you and the seller as our goal is to ensure people move. I am more than happy to have a chat on the phone regarding this or drop me a e-mail to peter@lawrence-rand.co.uk Kind regards Peter Lawrence Director

I was very keen to purchase a property from this estate agent. When the property went on the market, within 2 days I got in contact to arrange a viewing. From the very first contact, I got the feeling they did not want me to buy this property. I felt they already had a buyer in mind. However I’ve booked a viewing within a few days of the property going on market and I was very very keen to put in an offer. When I turned up for the viewing, my concerns were further confirmed as I noticed a sold sign up outside. When I questioned this (as I was reluctant to enter and get emotionally involved with a property if it was already sold), they told me it was “premature” on their part and the property was indeed still available. I was very keen during the viewing and told them there and then I wanted to put a full asking price offer. They told me they had another offer on the table which was not the asking price so my offer would be welcome and was assured no further viewings would be going ahead. I was worried though as my property was not on the market. They offered to sell my property for me, which I was happy with. As the viewing was in the evening, I was told someone would contact me in the morning to get my offer officially in writing and to arrange a valuation of my property. I did get a call quite late the next day, but the person who called did not seem to know anything about the conversation I had with his colleague at the property the day before. So again I explained my situation, said I want to put in a full asking price offer and I want to booking a valuation. He booked in my valuation and said the process was in hand. Having not heard anything after that, and having not been asked to put my offer in writing, I contacted them and asked if my offer had been put forward. I did not receive a response so I called to chase my email. I was then told something completely different again, that there were now 3 offers on the table and that they were above the asking price. As I said, from my very first contact the LR, I felt they did not want me to purchase this property. And I wouldn’t have minded, if they have just been honest with me. I have been told different things by different people I have had my hopes raised and now I’ve been told as I suspected from the first time at the property is likely to be sold to someone else. I do not appreciate my time being wasted and I do not appreciate being told different stories from different people and the dishonesty from this company.NegativeProfessionalism

Many thanks for your review I have now carried out a investigation and updated your review. I see that you spoke to a staff member on Saturday 17th July 2021. You was informed that the property you offered on in Bempton drive we had multiple offers on. There wasn’t a survey booked in on this property from yourself and no money was spent. Our aim is to get our sellers the most money as possible for there home and from a buyer that is in a processable position to buy it. As your property wasn’t on the market you had booked us in to carry out a valuation on your home but had than cancelled this. If you was under offer or in a position to purchase than this would of put you in a better situation I hope you can understand this and if there is anything I can do to help you move than please feel free to contact me on 01895 632211 or e-mail Peter@lawrence-rand.co.uk and I will be delighted to help you I wish you all the best for the future Kind regards Peter Lawrence Director

Had a lovely email this morning, "Congratulations on the start of your tenancy" Which would have been lovely, if our tenancy hadn't fallen through and our deposit hadn't have been kept. Not really what you want to see when you're facing homelessness in a couple of weeks.

Darren Many thanks for your review even though you the last one you took down and deleted. I stated the e-mail that was sent was an error and apologised people do make mistakes. The property you wanted to rent wasn’t our fault it had fallen through it was down the the full checks carried out and the referencing agency asking for a guarantor. We are not here to hold transactions up and not get tenants moved in but we must follow the law Kind regards

Really disappointed with the service provided by Lawrence Rand at Ruislip Manor. Hardly had 4 viewings in a 5 month period that we were tied down with them for. There were 2 other/ similar properties listed in the same area at the same time with other agents and both of them sold. Ours was the only one left on the market. Also be careful while signing the contract as even if there are no viewings you are still stuck with them for 5 month.

Dear Fatima Jamal. Many thanks for your review to wish as an owner I need feedback to improve our services. Many thanks for taking the phone call on a Sunday afternoon. As stated regarding the properties you have e-mailed me one of them has been taken off the market and isn’t sold and the other is sold for £27,000 less than the asking price and was on the market for 26 weeks. We all want the same thing at lawrence rand and that is to get people moved. I will ensure the team look after you to help you find a property Kind regards Peter Lawrence Founder

Very friendly, and helpful team from the beginning to when we met Sean at the property, through to the end with us purchasing the property. Glenda's knowledge and professionalisim has been amazing, always keeping us informed of everything that was happening when we purchased the property. Hopefully we will be able to continue working with Lawrence Rand to let out our property. *Update 2019* Unfortunately there lettings department is VERY POOR I would not recommend to use. Constantly having to chase for payments and updates when we opted for a fully managed service very stressful. Extremely unfortunate we signed a new contract for 1 year with them!
