I had a really bad experience with Stone Young. At the start, they were very professional and convincing, which made me choose them over other agents. However, once I signed the contract, things changed completely. Communication became very poor, and it felt like they no longer cared about the sale process. I often had to handle appointments myself, and once, a buyer even showed up at my house without any notice or anyone from the agency accompanying them. There were also many last-minute cancellations. As a result, the property stayed unsold for over four months with just one offer, which was far below the asking price. To cancel the contract, I had to give 28 days’ notice, during which time they did nothing to help. Things got even worse when I decided to let the property instead of selling it — they tried to pressure me into letting it through them and attempted to undervalue the rental price without giving any reasonable justification. My advice is to avoid this agency completely. I deeply regret choosing them and hope others don’t have to go through the same bad experience.

We recently had a sale agreed through this agency however they neglected to make us aware of service charges associated with the house in question. Had we been made aware, we would never have had made an offer on the house and subsequently lost money instructing solicitors and applying for searches. After questioning the agent they said that they didn't have much information on the charges (then recited them perfectly), they were sure they would have mentioned them on the viewing (if they had we wouldn't have offered initially) and that this was common with the type of property. We had absolutely no idea about any of this and with me being a first time buyer, I would have expected complete transparency from the agency I was dealing with. After scouring rightmove I can see that it's commonplace for agents to mention service charges in their adverts so this was a choice not to and felt dishonest. After terminating the purchase, the property has since been re-listed and they have once again neglected to mention the service charges totalling almost two thousand pounds a year. When I made it clear that I was disappointed in how we had been dealt with and felt that they had been dishonest with us the reception I received was rather unpleasant and I have received no contact whatsoever since. All I would say is if dealing with this agency just make sure to dig into any particulars about the property in question as they are not forthcoming with all information pertaining to certain properties they advertise.

I'm sorry to hear of your experience with our Clitheroe office. I have checked our records and can see that the offer was accepted on 23/01 and following our checks the memorandum of sale was issued to your Solicitor on 27/01, all the documents pertaining to the service charge were with the vendors solicitor at this point. You were made aware of the change when your solicitor received these and contacted us on 5/02. The vendor did offer to pay for 12 months service charge as a good will gesture but you declined this offer, understandably as the charges would still be ongoing in future years. At this stage no mortgage survey had been carried out and no mortgage offer issued. Most solicitors would not order searches until after the mortgage offer has been received so if you have paid for these your solicitor should hopefully still be holding any money you have paid to be utilised on a future purchase. If however they have been ordered and paid for we may be able to ask the future buyer of the property if they would like to purchase them from you to avoid you being out of pocket. In the meantime I will speak to the team in Clitheroe to update the listing accordingly and to the member of staff who carried out the viewing, as this may be a training issue that needs addressing, to avoid this happening in the future. AVOID STONES YOUNG, THE ARE SCAMMERS AND CON ARTIST. I HAVE HAD A VERY BAD EXPERIENCE WITH THESE AGENTS. THEY WERE MANAGING MY PROPERTY AND I HAD PROVIDED THEM WITH THE KEYS AND THEY TOOK PHOTOGRAPHS WHIST WE WERE PAINTING AND NOT AT THE PROPERTY AND THEY DID'NT EVEN ASK US HOW MUCH DEPOSIT WE WANTED HOLDING. I HAD TO COMPLAIN ABOUT JACK STONES WHO IS A NASTY PEICE OF WORK, AS HE ALWAYS SPOKE TO ME VERY RUDELY AND WAS ALWAYS VERY SARCASTIC. NICK LYDDON IS A VERY BIG LIAR. STONES YOUNG WOULD ALWAYS BE BIASED AND THEY TRIED TO HELP THE TENANT GET BACK HER DEPOSIT, WHEN THEY VERY WELL NEW SHE WAS IN THE WRONG. NICK LYDDON TOLD THE TENANT THAT THE PROPERTY IS IN GOOD CONDITION WHEN IT WASN'T. WHEN I CONFRONTED NICK LYDDON ABOUT IT, HE STARTED STUTTERING AND MAKING EXCUSES, I ALSO ASKED HIM IF HE HAD RECEIVED COMMENTS FROM THE TENANT BECAUSE I HAD RANG MY DEPOSITS AND THEY ADVISED THAT THE TENTANT WILL MAKE COMMENTS AND THE AGENTS WILL BE ABLE TO VIEW THESE COMMENTS AS WELL AS THE PHOTOS AND AGAIN AFTER CONFRONTING HIM HE LIED AND STATED HE HADN'T RECEIVED ANY COMMENTS, BUT WHEN HE SENT THE ADJUDICATORS DECESION ABOUT THE RESULTS IT WAS CLEARLY STATED, TENANT HAD MADE COMMENTS. HE PRETENDED TO LOOK AND STATED THESE HAVE JUST BEEN RECEIVED BECAUSE DISPUTE CASE HAS BEEN CLOSED. I COULD SEE HE WAS LYING THROUGH HIS TEETH. NICK LYDDON ALSO STATED THAT COOKER HOOD WAS ALREADY HANGING BEFORE TENANT MOVED IN WHEN THE ADJUDICATOR FROM MY DEPOSITS DISAGREED AND COULD SEE THROUGH THE PHOTOS THAT WAS INCORRECT AND IN THE END WE WON AND GOT THE DEPOSITS BACK AS WE GOT INVOLVED. I COULD SEE THROUGH THESE CHEATING AGENTS AND WHAT THEY WERE TRYING TO DO AND I WASN'T GOING TO LET THEM GET AWAY WITH IT. DESPITE ME WANTING TO VISIT MY PROPERTY FOR INSPECTION THEY WOULD NEVER TELL ME AND WOULD INSTEAD GO ALONE. EVEN THOUGH WE WERE PAYING TO MANAGE THE PROPERTY THEY WOULD ALWAYS BE BIASED TOWARDS THE TENANT. THE TENANT KATHRYN COUNSELL MADE OUR LIVES HELL. SHE DAMAGED MY PROPERTY, PICKED MY LOCK AND USED MY THINGS IN THE LOFT WITHOUT MY PERMISSION AND SHE NEVER PAYED HER BILLS AND WE USE TO GET COURT AND DEBT COLLECTORS CORRESPONDENCE. STONES YOUNG HELP THE TENANT BECAUSE THEY JUST WANT HER MONEY. TENANT ADVISED ME THAT SHE WAS GETTING ANOTHER PROPERTY THROUGH THE SAME AGENTS BECAUSE SHE KNOWS SHE CAN GET AWAY WITH MURDER THROUGH THE HELP OF THESE AGENTS, SO SHE WILL CONTINUE DAMAGING OTHER LANDLORDS PROPERTY. WE WERE SO STRESSED OUT WE DECIDED TO SELL IN THE END. THE TENANT KATHRYN COUNSELL AND HER DAUGHTER WERE HAVING RAVING PARTIES AND GETTING DRUNK AND POLICE WERE CALLED ON SEVERAL OCCASIONS. THE TENANT WAS DISGUSTING AND FILTHY AND LEFT CONDOMS OUTSIDE OUR PROPERTY, IN THE ALLEY AND BEER BOTTLES AT THE FRONT. SHE BROKE OUR TOILET AND DUMPED ALL HER RUBBISH IN THE OUTSIDE TOILET. SHE LEFT THE PROPERTY FILTHY WITH FAECES IN THE TOILET EVEN THOUGH WE NEVER RAISED THE RENT FOR EIGHT YEARS. THESE KIND OF PEOPLE WILL NEVER PURCHASE A HOUSE BECAUSE THEY GET HELP OFF AGENTS LIKE STONES YOUNG. WHEN WE DID MENTION RAISING THE RENT, IT WAS BECAUSE SHE PURPOSELY STARTED DAMAGING OUR PROPERTY BY FLOODING THE BATHROOM AND CRACKING OUR CEILING DUE TO A MAJOR LEAK. AS A RESULT, THE AGENTS SAID TO US THE TENANT WILL MAKE A LONG LIST OF JOBS THAT NEEDS ATTENTION IF WE WANTED TO RAISE THE RENT. WE HAD HAD ENOUGH AND TOLD THEM WE WANTED TO SELL THE PROPERTY. THE AGENT TOLD US THAT WE WILL GET INTO TROUBLE AND STATED THAT YOU ARE DOING THIS OUT OF REVENGE. WHENEVER THERE WERE FAULTS IN THE PROPERTY, THEY WANTED TO CALL THEIR OWN CONTRACTOR AND HE USED TO GO INTO THE PROPERTY WITHOUT MY PERMISSION. I DECIDED TO GET MY OWN CONTRACTOR AND HE STATED HOW CAN THE TENANT NOT KNOW HOW THE LEAK WAS CAUSED WHEN IT'S OBVIOUS. I URGE EVERYONE TO BEWARE AND DO NOT USE STONES YOUNG OR YOU WILL REGRET IT. . I WOULD NEVER RECOMMEND THESE AGENTS TO ANYBODY TO MANAGE A PROPERTY. UNLESS YOU WANT YOUR PROPERTY TO GET DAMAGED. THEY WILL DO EVERYTHING IN THEIR POWER TO LET THE TENANT KEEP THE DEPOSIT AFTER RUINING THE HOUSE AND LEAVING IT IN A STATE OF DISREPAIR.

Not good waste of time Once accepted offer after starting processing they change price and told us vendor need more money very disappointed and lost my advance fee

Good afternoon Shaffan. We are unsure what the advance fee you paid is? Is this something you paid to a solicitor to engage their services? We are sorry to hear that you missed out on a property and understand how disappointing this can be. Unfortunately we are unable to find your details on our database so are unable to comment on your individual case. We will however address the issue as a whole. We actively discourage the practice known as 'gazumping' as we know the distress and upset this can cause. However we have a duty, by law, to put forward any offer that is submitted to our clients for them to consider. We act solely on our vendors instruction if they decide to proceed with a higher offer than one previously made. Our role as estate agent is to secure the best sale price together with the strongest purchasing position for our vendors. The market is exceptionally busy at the moment and many of our listings are selling well above the asking price within very short time scales, sometimes with upwards of 15 offers. This significant demand for properties in the current market means that many buyers are being left disappointed at missing out on properties that they really want as there can only be one successful buyer for each property. I would warn buyers and sellers about dealing with this firm. Recently they advertised a land for sale and I was the first one to offer the asking price of £75000 and I was told that they will speak to vendor and will get back to me instead two days later they asked me to put my last and final offer and from that moment I knew there was something fishy going on. I offered £85k and got told the vendor has accepted someone else’s offer similar to mine. I don’t believe this happened despite this I offered further up to £100k as by law the estate agent is required to pass on the offers to the vendor and got told that the vendor didn’t accept the offer. I had funds available in bank and had sent them the proof of funds being available so why would a vendor refuse an extra £15000???? It doesn’t make sense!!!! I wouldn’t trust them for a second. I’m in the process of taking legal actions against them and will update accordingly.

Good morning, we understand that you were disappointed to be unsuccessful with your offer but we acted solely on our client's instruction. There was very high interest in the plot and we received several offers of the asking price and above, therefore all interested parties were invited to make full and final offers. The vendor accepted an offer from another party. At this point you asked to make an increased offer, which as you state, we are required by law to put to our client. They considered your offer but decided to proceed with the other party and reject your offer. This was discussed in detail with you on the day and documented via email to yourself. The worst agents going by far. Made a viewing and the agent turns up 30 minutes later. Made an offer on property only to be told us rejected. Then received a calls few days later saying the offer is accepted and to send documents and details of solicitors. Documents were sent and solicitors instructed and then received a call saying an increased offer has been recieved and if I wanted to increase my offer. I didn't increase the offer and no did they get back to me to inform me of anything further. Disgusting and rude mannered staff and awful service all in all. Further to the below response, your records are clearly inadequate as you requested the documents late one day and the next they were provided. Of course you have to act on vendors instructions which is why you rejected the offer and then decided to call and accept. What a coincidence that is, maybe to increase your own commission. Disgraceful service, appalling staff and rules & procedures.

We are sorry that on this occasion you feel that our service didn't meet our usual high standards. As I explained during our subsequent conversation, a viewing time slot was initially offered but not confirmed. Unfortunately when you called back to confirm two days later that slot had been taken by another client and was no longer available. As with many businesses at this unprecedented time, we are trying to offer our services under strict government guidelines and an extremely busy time for the industry. Unfortunately this means we cannot hold appointment slots for possible viewings. I was present in the office during this incident and would like to again assure you that the staff member was confused as the statement you made did not correlate to the information on her screen. She in no way meant to appear rude nor was she questioning you. She is a new, junior member of staff and has been very upset by the incident and the resulting review. At Stones Young we feel that everybody deserves a chance to learn when starting a new role and we are sorry that on this occasion you were so affected by her inexperience.
