Left a property 6 weeks ago and we are still waiting for our deposit back or even any communication on what its being withheld - we have called and left multiple messages and asked for email communications and have been told they're too busy. We have had to chase repeatedly and still no information. We moved into the property and found a gas leak which we had sorted by Cadent - called John Shepherd to notify them and they had nothing to say nor issued a new test. Oven Grilled would short circuit the electrics when used - submitted a maintenance on this - no one ever came to resolve. Drains got blocked and sewerage coming onto the drive, submitted a maintenance claim - supposed to respond within 24 hours as we have a newborn, didn't hear from them until 3 days later, by that point we had sorted it ourselves due to the danger. We have paid £600 extra for a dog to cover any damages - have just been told over the phone this morning it doesn't go towards anything and was for 'rent' for a dog. We paid £500 for a professional end of tenancy clean on a very aging property which seems it is being disregarded. Inspection from John Shepherd 2 weeks prior to end of tenancy she said house was kept well and happy with the state of it - she actually also commented that the smoke detectors in there aren't in legal positions. The lack of communication from john shepherd is appalling - we are constantly being fobbed off. On the tenancy portal they have also actually deleted all of our forms so we having no visibility of the contracts nor TDS. Will be moving towards legal action Update - thanks for the 'apology' comment below, but it's pointless emailing you as you don't reply, you have my contact details. I want communication and a resolution not the word apology.
I don’t ever leave reviews but our experience here was really bad. If you don’t know your landlord to verify what John Shepherd say I would definitely avoid! They repeatedly told our landlord conflicting information to us. The lies and errors were caught because we knew our landlord personally as well. They must not realise that we talk. Neither of us could trust anything they said by the end. Their communication was so poor, emails were often ignored. I would never use them again.
Incredibly difficult to deal with, nothing done before we moved in. Shower broken, hob broken and nowhere to plug in the fridge. Please avoid
John Shepherd are the worst letting agents I have dealt with. Staff are poorly trained and don’t understand tenancy deposit laws and rules. Failed to return undisputed deposit funds back for 6 months. Please avoid them at all costs.
Recently moved to a new place but it had not been properly checked to ensure smooth experience. The utilities didn’t work. The mechanics or contractors came and didn’t resolve the problem. The agents show unprofessional manner and racism towards internationals.
they avoid you personally if you have an issue they dont want to deal with. they avoided my phone calls, 10 seconds after i tried from a different number and they picked up. they also lost documents and blamed us.
They Deserve ZERO RATING I have been extremely disappointed with the property management service provided by John Shepherd. My property was initially managed by Royston & Lund before the company was sold to John Shepherd, and the quality of service has drastically declined since the changeover. There is no direct email contact for the Nottingham office, making communication frustratingly difficult, and my calls have gone unanswered. It's unacceptable to receive such poor service, especially when dealing with something as important as property management. I would never recommend them to anyone. Avoid at all costs!
Don't believe the good reviews as I suspect they are either from members of staff or their family and friends. This lot are rip off merchants through and through. I wouldn't trust them to run a bath. Avoid !
