I’d like to thank the team at Nicholas Humphreys in Norwich for completely changing my definition of inept. I had low expectations of student letting agencies anyway but was surprised to see that the guys in the Norwich office managed to lower my expectations even further. They truly raised the bar to a new standard in terms of disappointing treatment of tenants. After a rodent infestation at our property Nicholas Humphreys were very reluctant to do almost anything, in fact we had to organise for pest control ourselves and as far as we are aware, the pest control team still haven’t been paid by the letting agency for multiple trips to the property. After venting my frustration in the form of leaving them a one star review on google, in a last ditch attempt to try to get their attention, I was actually contacted by the branch manager only to be informed that I had no right to leave them a review as I apparently wasn’t even one of their tenants, which seems to be their go to response when they have no other answers as you can see from this thread. Additionally trying to salvage any refund of a deposit has been a complete nightmare. I can only assume there is a small black hole that exists in the Dereham road office that exclusively pulls in tenants money and common sense because once it’s gone it seems very difficult to get anything back from them. If anyone can help the guys out there I feel like they’d really appreciate it because I think they’re struggling a little bit.

This the only agency letting that dosent allow to give keys because other haven't done there guarantor. 12 days of rent wasted 😬. Would give one star but cant. Josef …

Another agency who are happy to let unresolved issues fester at the expense of the tenants wellbeing. The owner is lovely but this doesn't remedy the issue with the house.

As a tenant using nicholas humphreys as an estate agent i am shocked at the poor service that they have provided. Mine and my fellow housemates emails have been consistently ignored and when we ring to find out information on our property the details seem to change every time. The whole process has become a large burden and i am not happy about the service they provide. All the staff seem to provide is a response of "oh"

Such a disaster from the very beginning! The agency was very happy to take money from me, but is not providing a professional service at all. Some of these things would be considered beyond basic as a lettings agency. Locked out of the property for 4 days at the beginning of my tenancy for which they blamed the existing tenant - but the issue was actually that they didn't know what keys they should have for the property. They seem to have very little concern for tenant safety - they gave me a front door key knowing there was a risk I could get locked out, as they claimed there was no backdoor key (there was). They had not arranged for the property to be cleaned - they seem to have some issue where they don't know how the property is to be managed, but have not made one attempt to contact the landlord and find out how they ought to proceed, which is a bit odd. It is also resulting in no speedy progress with getting issues sorted out. Surely it is common sense to speak to the landlord rather than insisting the property is a house share when it is being let to individual tenants. Not a shared contract. These are not my only experiences with them, and it's under 2 weeks in. I couldn't recommend this agency to anyone, as my own experiences have been nothing but back to back trouble, unnecessary worry and stress, but the worst part is how very little they seem to care. Really disappointing.
