Mansons were a great team with great customer help, but when it came to my flatmate and I leaving our tenancy we were wacked with a huge bill for cleaning that put a big dent into our deposit. The flat was left spotless by my flatmate and I after cleaning for a whole day and following Mansons check out requirements. Was really disappointed by charge they gave us. Apart from that, were helpful and understandable in any other queries we had.

We always aim to give the very best service we can to our tenants, however we understand that sometimes an amicable agreement cannot be reached, in this case the condition the property was left in at the end of the tenancy. As explained in our correspondence, your damaged deposit is protected with a government approved scheme, the scheme we us is My Deposits, when we are unable to come to an agreement we strongly advise to raise a dispute with My Deposit, who will then independently arbitrate between all parties, many thanks.

Poor Management Company

I have used Mansons for over 6 years to manage a property in Hexham in Northumberland. I have not been happy with their service on a few occasions which as resulted in errors which I have had to resolve myself

Steer clear of Manson's if you're a tenant, would not recommend! Countless times I reported issues over two years and had no response or action taken. The flooring was ruined due to a leak and this was left in disrepair for over a year until the day before my tenancy ended. I had no hot water in my taps for well over a year, and no hot water throughout the property for weeks meaning I couldn't even shower in my own home. Mold constantly grew due to a faulty extractor fan which I was told was irreparable and due to poor sealing around window frames - this was never addressed (even ignored in quarterly inspections) which ruined my furniture and belongings. To top it off, there were two occasions where contractors where sent to my home with keys to the property when I was at work, and I wasn't given any notice whatsoever which is a major breach of contract. Due to last minute scheduling of contractors, I was repeatedly forced to take time off work and cancel appointments which has cost me a fortune. One of them even left the front door unlocked when I wasn't home, anyone could've walked in. Interestingly enough, I see the landlord is now renting out the apartment through a different agent which is telling in itself. I'd warn anyone considering renting through Mansons to steer clear - I'm appalled.

It is particularly disappointing that we were not made aware of the extent of your concerns during your tenancy, as this would have given us the opportunity to discuss them with you and try to address how you were feeling at the time. Following your review, we have looked back through our records. While we are aware of a number of the maintenance issues referred to, some of the matters raised in your review do not appear to have been reported to us in the way described, and we therefore did not have the opportunity to investigate or address them. Where maintenance and repairs were reported, we did make efforts to investigate, obtain quotations and seek approval for the necessary works. As managing agents, however, there are limitations on the works we can authorise without a landlord’s consent. Unfortunately, throughout the management of this particular property, we experienced difficulties obtaining approval for a number of repairs and improvements that we recommended. This was frustrating for us as agents as well as, understandably, for you as the tenant. You are correct that the landlord is now using another agent. This followed our management relationship coming to an end as we were no longer aligned in our approach to the property, including our views on the repairs and improvements we felt were necessary. It is a genuine shame that we were unaware you felt this strongly while you were living at the property. Had these concerns been raised with us in this way at the time, we would have welcomed the opportunity to discuss them with you directly and address any issues within our control. We are sorry that your overall experience has left you feeling this way and wish you all the best in your new home.

Very poor experience. We moved into a house that had slugs on the bottom floor and an unusable back garden due to it being filled with rubbish. The slugs remained an additional tenant throughout our stay. When we moved out we left the house in a satisfactory and clean condition with us having cleaned it just before moving out. Mansons are renovating the house with large scale building work however still decided it was appropriate to charge us a cleaning fee, something that they must've clearly missed on last years tenants based on the initial state of the house.

We take all reports regarding the condition of our managed properties seriously and work with landlords to address any maintenance issues that are brought to our attention during a tenancy. In relation to the deposit deduction, all deposits we manage are protected through MyDeposits, a government-approved tenancy deposit protection scheme. This means that if a tenant disagrees with any proposed deduction, they have the right to refer the matter to the independent dispute resolution service for a fair and impartial decision. Any deductions that are agreed are used solely to return the property to the condition it was in at the start of the tenancy, such as cleaning or repairs, and are not retained as profit by Mansons. As this relates to the specifics of an individual tenancy, it would not be appropriate for us to discuss or share the detailed photographic and written checkout report publicly to evidence why deductions will be made from the deposit. If there are any outstanding concerns that have not already been addressed through the appropriate process, we would be happy to discuss them with you directly.

DO NOT RENT A PROPERTY WITH MANSONS IF YOU ARE A STUDENT! As a house of four students living in Jesmond this year, we had an extremely poor experience with Mansons. When we collected the keys in August 2024, we immediately complained via email about the property’s cleanliness, as it was not in a satisfactory condition for move-in. This complaint was completely ignored. Throughout our tenancy, we had a recurring drainage issue with the shower. Despite raising this multiple times, Mansons failed to resolve it properly. The problem eventually became so severe that water leaked into the kitchen, creating a serious risk of the ceiling collapsing. We were repeatedly misinformed about when contractors would attend, often missing lectures and waiting at the property all day to no avail. When repairs finally took place, we were left without a working shower for over a week and forced to live in a dusty, loud, and unfinished environment in both the bathroom and kitchen. As this was the only shower in the property, some tenants had no choice but to temporarily move out just to properly wash. At the end of our tenancy, we faced further issues with the return of our deposits. A professional deep clean had been carried out prior to check-out, leaving the property cleaner than when we arrived (which was particularly frustrating). The pre check-out inspector even told us it was the cleanest he had seen the property, giving us a false sense of security that there was no major issues. Yet, in the post check-out inspection, a number of alleged “cleaning issues” suddenly appeared, resulting in significant and entirely unjustified deductions. When we raised this with Debbie, who was handling the deposit return, she claimed the inspector never said this, and if he did, it was because he was unfamiliar with the property. This felt like we were being misled and taken advantage of as students, paying full rent for a property that had already caused repeated disruption and stress. The contradictions between the pre and post check-out inspections, coupled with the misleading explanations from Mansons, made the deposit process feel like an unfair attempt to recoup money from students. Debbie’s communication throughout was dismissive, unhelpful, and often untruthful. She showed no understanding or empathy for the numerous issues we faced and never offered an apology. At one point, she even denied that we had ever complained about the lack of shower facilities, the leaking kitchen ceiling, or the dust and building noise throughout the house during the works carried out! If you are a student renting with Mansons, take photos of everything, record all phone calls, and keep detailed notes of every interaction; otherwise, any evidence may be disregarded. For example, our email complaint in August 2024 listing issues of the properties cleanliness was disregarded because we didn't provide specific photos. Overall, our experience with Mansons was unprofessional, negligent, and completely lacking in any kind of accountability. We strongly advise any students considering renting in Jesmond to avoid Mansons entirely!!

AVOID *** Terrible experience as students and we completely feel as though we have been taken advantage of! Communication was always unhelpful and maintenance issues always took months to be resolved. Full deposit was never returned as they stated it was left unclean even though the inspector stated it was in the best condition he had seen. Make sure to take thorough photos of the property’s condition/ cleanliness when you move in — if you don’t, like us, they’ll use it against you at the end of the tenancy. They quite frankly try to make money out of you as and where they can.

Importantly, any deductions made from a deposit are used solely to return the property to its original condition subject to "fair wear and tear"— for example, to cover cleaning or repairs for damage — and are not retained as profit by Mansons. As we have explained in our earlier response, all deposits we manage are securely protected with My Deposits, the government-authorised tenancy deposit protection scheme. If tenants disagree with proposed deductions, they have the right to raise a dispute through the scheme, where an independent adjudicator will make a final decision. It is also important to stress that any deductions made are not retained by Mansons, but are used solely to return the property to its original condition where cleaning or repairs are required.

Absolutely unprofessional agency, they re-arranged a viewing for a flat twice with the excuse they had to move the viewings day and that no one would view it until the last arrangement. They contacted the next day to cancel the viewing appointment as “the flat was rent by another agent”. Better stay away, unreliable and unprofessional.

Unfortunately, when dealing with multiple properties owned by the same landlord and coordinating with competing agencies marketing them, there can be occasional challenges in managing the availability of these properties. We strive to communicate promptly and effectively in such situations to ensure a smooth experience for all parties involved. We appreciate your understanding regarding the letting of one property by another agency on Thursday. Although we are not responsible for their actions, we always aim to keep our clients informed about any changes or updates. As for the second property in the same block, it seems that circumstances beyond our control have arisen due to tenant requests to not allow access and the subsequent letting of the property by another agency. We do understand that this may cause frustration, but as a reputable agency, we must adhere to legal obligations and respect tenants' rights. We have instructions from the landlord of these properties not take a deposit prior to a perspective tenant viewing the property in person or via live video viewing. We value your interest in viewing these properties and would like to work with you towards a suitable resolution. Please let us know if there is anything further we can do or if you would like assistance in scheduling viewings at alternative properties. Terrible service. Tenants are treated in a way of harassment. The staff is rude, demanding and not following legal procedures in line with the Housing legislation, particular Ms Debbie Smith, who introduced herself as the department manager. During 5 months she has been asked to do repairs in relation to health and safety hazard, later on electrics and boiler and some other things, which were declined on the grounds it was unsafe for contractors to enter. She threatened to end the tenancy without following legal procedures and acted in a way to force tenant leave. Without clarification , she returned 2 months rent, claiming later that tenant was not paying and as per this the Landlord was not liable for their obligations under the tenancy. Recently she finally prebooked works to be done and required to move out for 5 days. The non refundable payment was made, but on the day the works supposed to start, they sent the information about the delay and requested to move out the following week, which could not be agreed due to financial loss and the reasons were explained. Ms Smith then turned to the property without prior notice and sent threatening emails demanding to leave. All the above, led to excessive stress with current medical treatment in place.
