If I could give zero stars i would. Not worth the hassle, the lettings agent was a pain from the start, wouldn’t let us email them across most of the information, had to spend the day rushing around to get the application in. Then to make matters worse they withdrew our application without telling us, until they did it! They said they tried ringing us, however I work 12 hour shifts and work nights so I’m not awake in the day to answer their calls. They expect you to reply straight away and be at the beck and call. I work so I can pay your ridiculous rent prices! People can’t just drop work because you expect them to, whether it’s viewings or filling the referencing out. Also, they never said we had 24 hours to fill in the referencing, so clearly a lack of communication and inept staff. You’ve just lost some really good tenants now.
Renters - avoid at all costs. Just not worth the hassle. Pulled our application, but did not tell us we had 24hrs to fill out an application. Myself and my partner both have full time professional jobs and had a busy weekend which did not provide time to complete the referencing. Molly claims to have emailed to warn us, but we have found no evidence of this. Also said they had called, but only called my partner not me, when my number was on the form as well. I've had better communication from a brick wall. Generally awkward to deal with.
A terrible 12 months endured at 15 holmes way. An infuriating rattle somewhere in the loft meant sleep was often disturbed. Neither the landlord or Webbers cared! Webbers were also punitive in their constant need to assess the property. When leaving Webbers even tried to force me to use professional cleaners, implying it was part of the lease! Im leaving this review 12 months after I left as I ve learnt from the recent tenant they’ve had the same experience. A horrible letting agent, do not rent from them. Webbers in my opinion are money hungry, overly invasive and liars.
If I could give Ryder & Dutton zero stars, I would. My experience with them has been an absolute disaster from start to finish. They are unprofessional, careless, and only interested in taking your money—once they’ve got that, you’re completely on your own. When I first saw the house, it was advertised as “ready to move in.” Moving quickly was a priority for me, and I made that clear from the start. But after completing everything on my side, I was left waiting because the developer didn’t have their documents ready. Did Ryder & Dutton care? Not one bit. Instead, they asked me to pay a £2,000 deposit for carpets directly to the developer’s bank—this was never mentioned in any of the advertising. When I questioned it, the agent, Ammaarah, admitted this was her first new build and she “didn’t know what she was doing.” Seriously? The lack of professionalism didn’t end there. I was promised multiple times that a senior manager would call me back. Guess what? No one ever called. Their complaints procedure is non-existent—it’s just empty promises and complete radio silence. When I finally moved in, things only got worse. The house was advertised as having “full fibre” internet, but after moving in, I discovered it only has a copper connection. Another blatant lie. And do they care about resolving any issues after you’ve moved in? Of course not. It’s still a month since iv moved in and I’m still not able to purchase broadband! Trust me when I say they’re done with you once they’ve got their commission. Their carelessness caused me financial loss too. After they removed the “For Sale” sign, they left screws on the ground, which punctured my car tyre. It wasn’t just the cost of the repair—it was the inconvenience and wasted time dealing with something that should never have happened in the first place. To top it all off, their communication is atrocious. Even after my solicitor confirmed contracts were exchanged and everything was completed, Ryder & Dutton’s office claimed we hadn’t completed. How can a company this incompetent even be in business? Ryder & Dutton have caused me nothing but stress, frustration, and unnecessary expense. They don’t care about their customers, they don’t communicate, and they certainly don’t take responsibility for their mistakes. If you’re considering using them, don’t. The proof is in the pictures below. Run as far away as you can—you’ll thank me later.
I came off the phone call shaking, A lady Teresa! Or something similar was rude and abrupt from start! I explained I was in remission from a bad disease but always worked full time and will when I'm finished recovery. A raised voice shouted over mine while I was explaining my current landlord and estate agents are helping me find a new home and putting the deposit down for me as I've put new carpets in the house, trying to explain how good of tenant I have been! I heard a loud voice dictate on a rude manner what is needed to rent a house, obviously knowing what is needed as I explained what I've just put above! This literally put me off instantly on wanting to even use this company now. I explained to the lady she made me feel and I ended the phone call! Shaking and crying because let's face it house searching is hard for a start. I'm utterly disappointed I've even had to write this, but surely the managers aren't allowing their staff to be like this. If this is how this lady treats people who have just fought to live on calls I don't feel customers will be rushing as alot of people have illnesses since the forced covid vaccines! Regards
Didn’t answer the phone, didn’t reply to emails and voice mails for over 2 weeks. When we did eventually get through to them they used our interest to get another offer pushed through without informing us there was another offer.
I'd give them zero stars if I could. Please avoid these cowboys. I've recently vacated a property that they manage and I've received nothing but threatening emails from Kate, Alex and Gail saying they are going to apply for a CCJ against me, yes I admit that I was owning some rent when vacating however offered them a repayment plan as they stated they were unable to take this from the deposit however I have now had then claim this from the deposit, and they seem to think I'll still be paying the £40 a month offered, not a chance your not getting double from me. The property I vacated was deemed as not fit for human inhabitation due to the dangerous loft and the roof needing a major repairs. I will be taking legal advise and will fight them the whole way as they have new tenants in the property now EDIT in response to the reply from yourselves, notice wasn't given for rent arrears, the rent owed is for the last month and I have emails to prove this and also the threat of a CCJ. The property has been re let as I've been informed by a number of neighbours and for for you saying it needed cleaning, the property was left in the state it was given, I admit I forgot a chair in the small room but that doesn't warrant you trying to claim over £2000 from myself, I will be speaking to my solicitor
I urge anyone considering buying a property through Pattinson auction to exercise extreme caution. My husband and I successfully bidded for a two bedroom house in Crawley 8, Wheeler Rd, which we paid for 10% non refundable deposit, £15,300 auction fees, and we paid for £6500 legal costs. The company selling the property Bentry Capital Limited is not the registered proprietor of the property at the land registry. Because of this, we were unable to secure the finance to complete the purchase. Keith Pattinson and Bentry Capital Limited have made a big profit at our expense. If anyone is considering purchasing property from Pattinson auction and Bentry Capital Limited to be extremely cautious. The loss of time, energy, and legal costs. The process is fraught with challenges that should be avoided at all costs
