QUBE are a bunch of unprofessional, inexperienced workers with no respect for the tenants they’re putting through hell. I lived in Adelphi Wharf for 4 years & this is the rubbish I had to deal with on a daily basis. No FOB’s, had to enter & exit via the roller car park shutter doors after work Flooding in the car park Flooding/poor plumbing in hallway/carpet Cockroaches entering apartment frequently during summer Spider infestation and no clean up, my partner & other tenants express severe anxiety and arachnophobia No access to electrical room (Required as per contract), countless days & nights without hot water, heating or electricity because of this Parcels stolen no access to cctv Random entering & setting up shop in foyet & disrupting Drug dealers entering premises dealing, consuming drugs & litter the aftermath Strangers entering our apartment due to miscommunication from Dreams which were apparently not on our floor which was stated on our viewing Dreams tenants disrupting past 22:00 with music & chatter noise & banging on walls (Contract violation) Police raids due to unsafe short term tenants Avoid this company AT ALL COSTS!

I don't have the evidence, but I am pretty sure any positive review for this agency is from employees and their friends and damily. My advice: pay close attention to the 1 Start reviews. Here's my story: Our experience renting an apartment at Adelphi Wharf, managed by Qube Residential, has been nothing short of frustrating and disheartening — a textbook case of absentee landlordism, poor property management, and questionable post-tenancy charges. The property was managed on behalf of a landlord we never met — he lives abroad (Spain, in our case) — and clearly has little involvement in the upkeep of the apartment. This hands-off approach would be less of a problem if Qube Residential demonstrated even a basic level of care or competence. They did not. The apartment itself was a cookie-cutter unit — indistinguishable from the rest in the building — but more critically, it was in a substandard state when we moved in. The inventory was noticeably incomplete, conveniently omitting obvious defects and pre-existing damage. We had to add multiple items ourselves, including supporting photographic evidence, to ensure we weren’t later blamed for issues we inherited. The condition of the apartment at move-in was well below acceptable standards. Curtains were stained and frequently fell off the wall, requiring us to reattach them ourselves — and we were later charged nearly £500 for “damaged curtains” and a cracked fridge shelf. These were the same basic fittings installed throughout the building, clearly worn and neglected before our tenancy began. In fact, the curtain stains were so visible and embarrassing that we kept them permanently rolled up whenever guests came over, just to spare everyone the sight. The sofa was in similarly poor condition — filthy and stained — which we covered with a sleeve to make the place presentable. The carpets were grimy and heavily stained. When we requested a professional clean during the tenancy, we were told it “couldn’t be done during the tenancy period.” We took it upon ourselves to professionally clean it, at our own cost. Despite all of this, we treated the apartment as a home and left it in far better condition than we found it. We even paid for a professional clean at the end of the tenancy. Nonetheless, we were hit with additional charges — including the fridge shelf, which had already been damaged when we moved in and finally broke during normal use on our final day. It had been reported, but never repaired. In summary, Qube Residential’s approach appears to revolve around minimal oversight during the tenancy, poor responsiveness to reported issues, and then opportunistic charging once tenants move out. The system is set up to benefit absentee landlords and management companies, while tenants are left to absorb the consequences of years of neglect. I would strongly urge future tenants to exercise extreme caution if considering renting via Qube Residential — and to meticulously document everything from day one. Better yet, avoid them altogether.

If it were possible to give zero stars, I would. The standard of service has declined significantly, with little to no response to issues unless chased repeatedly through the portal, emails, and phone calls. I would strongly advise avoiding any properties managed by Qube and Xenia.

My experience dealing with Qube has been incredibly disappointing. When I moved into the property, I was assured that blinds would be fitted “shortly.” That turned into over a months-long wait, during which I had no privacy in several rooms. Despite repeatedly chasing the agency, I was met with vague excuses and false promises. As a tenant, it’s frustrating to feel like you’re being ignored once they’ve secured your deposit and first month’s rent. During my time of chasing them, I was even messaged to say I had the wrong number via WhatsApp even though this had been a line of communication previously used with Qube! Extremely unprofessional and wouldn’t recommend.

Enter at your own risk... These guys have done nothing but rip us off since we used them to rent our property, they have done next to nothing other than take our money at every opportunity. Trust me USE SOMEONE DIFFERENT.....

1 star is very generous. CARPET BEETLES, MOTHS AND DIRT. This is the state of an apartment provided by Qube Residential on MOVE IN DAY after a team of cleaners allegedly entered the apartment and inventory was deemed good condition. Special shout out to Sean Walsh, Director of property management who let us know cleanliness is subject to opinion and the apartment is liveable. No apology, No honesty even when provided evidence that cleaning and painting was not completed as confirmed by multiple team members. We moved forward with the apartment at the letting stage on the basis of being advised the property would be cleaned and pests removed, this was not delivered and is a violation of your obligations under the Homes (Fitness for Human Habitation) Act 2018. Unliveable.

At the very start we were offered the option to pay the equivalent of 1 weeks rent as a non-refundable deposit to cover any maintenance/damage that may occur during our 6 month tenancy. After moving out however we were hit with a £600+ bill for a full flat repaint, clean, and for the fixing of several items that were already broken upon moving in. In addition to this we had to report that the table provided was broken (had been glued back together so many times that the parts no longer could support any weight) to be told that we had to source our own table and store the old table in the flat for the duration of our stay otherwise we would be charged for it. Other issues included the oven glass doors shattering upon first use; replacement chest of drawers needed in the first week as the ones provided were broken, broken boiler (no hot water for a week), and only being provided 1 access card to use between 2 tenants (which we were then charged for despite them being free during the residency)

Hi Megan, We understand that being charged a contribution to end of tenancy works is frustrating when you don’t believe you are liable. We’ve checked correspondence and the lettings team did explain how the no-deposit scheme works in email, in your contract and supplementary materials. You purchased a no-deposit policy for your tenancy and you did confirm you understood how the scheme works and signed their terms and conditions. You also paid for an independent adjudicator to assess your landlord’s necessary works charges and the adjudicator deemed yourselves responsible because of the state that you left the property in upon vacating. It is never pleasant to lose a dispute but we’re disappointed you are choosing to review our services based on this. Your landlord actually attended your maintenance issues promptly and your other statements simply aren’t true - your roommate accepted the cost of a new access card because they lost theirs and you dismantled the landlord’s furniture to facilitate your own, you did not allow the landlord to fix these items. We wish you the best in your future tenancy.
