Bad experience, from start to finish. Very disappointed.
Bad experience renting with Martin and Co from start to finish. I attempted to arrange viewings for various properties over several weeks. Often not receiving responses or being made promises of call backs which never happened. I felt we were missing out on properties because of this. This situation did improve when Henry stepped in to help. Similar story when we had issues during our tenancy, problems were never dealt with, with any intensity or any importance to them. Including having no running water for two days. Again led to me constantly chasing them for small things and being made to feel like an inconvenience. Ended up resolving it ourselves with the actual developer as I couldn’t wait for m&co. When our tenancy finally came to an end it was a similar situation of me constantly chasing for updates on deposit return. I appreciate this was not entirely Martin and CO’s fault but fault laid in fact with the landlord. When we finally received our report I was outraged at total deductions suggested. The landlord wanted to take 80% of our initial deposit for basic wear and tear. Whilst not Martin and CO’s fault I found it completely unacceptable the landlord would try to do this and would worry that if someone was struggling financially they could be taken advantage of as disputing deposits is a long drawn out process.

I could give zero stars if I could Martin & Co Leamington Spa attempted to deduct 90% from my tenancy deposit based on fabricated and dishonest claims — including a "hole in the wall" that didn’t exist, carpet stains that were clearly documented as pre-existing, and a cleaning charge despite the check-out report stating the property was “cleaned well, my favourite was £175 for gardening for 'half of days work' to the 3m2 back garden where grass was cut week before we moved out. What type of gardener do they use which charge 175 for HALF of days work?! They ignored emails for weeks, then suddenly invented these claims after I escalated the dispute to the Deposit Protection Service (DPS which meant I need to get Solicitor involved). Funny thing is that the day after we moved out, their own 3rd party company came and did inspection, produced a report that literally said 'property is cleaned well'. 3 weeks later I found out that there is hole in the wall, stained carpets and other major damages that suddenly appeared and their greedy landlord wants most of my deposit. When asked to provide evidence, they submitted nothing — and the DPS refunded me full amount by default because Martin & Co couldn’t back up a single claim. Their actions caused unnecessary stress, delays, and legal hassle — all in an attempt to exploit the deposit process and intimidate me into accepting false deductions. This was not a mistake — it was a calculated abuse of the system. Tenancy in Warwick ended 28th of April 2025 and only today 15/07/2025 I got my deposit money back I’ve filed formal complaints with The Property Ombudsman, Propertymark, and Trading Standards, and I will encourage other tenants to do the same. If you’re thinking of renting through Martin & Co Leamington Spa — document everything, expect dishonesty, and prepare to fight for your rights. Avoid them at all costs. I saw here on Google that they play stupid and reply to 1 star reviews that they have no record of tenancy. Well we lived in Warwick, CV34 area for 1 year Serena Nun was the property manager, Lieann Robinson their administrator that we mostly contacted with during tenancy which were also useless. If anything breaks, good luck trying to get it sort it. I will be taking this further to property ombudsman. IF YOU ARE THINKING OF RENTING AND ARE CHECKING THE REVIEWS, GO TO TRUST PILOT TO SEE MORE OF THESE. Here the reviews are UNVERIFIED and they probably keep asking Google to remove bad reviews to keep the average rating high. See other portals for better picture and dont rent through these scammers unless you absolutely have to.
Unfortunately I’m posting this review as despite being a tenant for 5 years and paying my rent on the dot, now I’ve left and am trying to get my deposit back I’m getting no response from Martin & co / payback of my substantial deposit monies, despite chasing and having moved out three weeks ago… sort it out please
Avoid this estate agent. They have terrible communication and it'll end up costing you. When I moved into a rented apartment, it clearly hadn't been cleaned beforehand (there was stray food left in the cupboards) and there were lots of outstanding maintenance issues. It took repeated calls and emails to get them to do anything about it. The property also required some damp proofing, which was arranged before I moved in, and afterwards I was left with an exposed wall in the bedroom for months before they finally got round to sending someone out. Despite all these issues when it came to my renewal they wanted to increase the rent by £100 (more than 10%). I asked for a smaller increase of £50. Weeks went by without a response and I had to chase them up again. Eventually they said no to a smaller increase, but at this point it was only a month until the lease was due to expire so I was stuck without enough time to find and move into somewhere else. They were nice during the initial viewing and before I moved in, but once I actually became a tenant it was a bad experience.
This is a really bad, ridiculous bad company!!They try to rip off every deposit as they can, charge you every single item, even though you clean the house very well. Don’t choose them!!!! Not only me many of my friends have suffered this. The worst company I have ever seen.
Terrible experience with this agency. It took more than two months after we moved out to get our deposit back. Despite repeatedly contacting the manager, all we were told was, "We’ll chase the landlord." No real updates or resolution were ever provided. We had to write a formal letter and even pay a lawyer to witness and send it to the deposit holder before they finally released the funds. While the deposit has now been returned, the process was unnecessarily stressful, time-consuming, and unprofessional. We would not recommend this agency.
Martin and co. seems to do a perfect job uptil viewings and closing the flat, We never received an inventory and had to remind the agency multiple times and still havent received it. Everything in the flat seems either broken, mouldy or dirty. Inventory is extremely basic and the agencies responsibility if they are handling the property. There is just no assurance and all im hearing consistently in a flat tone is that the landlord hasnt responded to any of our queries. They were keen on letting the flat out asap but have done nothing to ensure the flat is maintained and the tenants need everything in order to have a smooth move in. Edit: We haven't been called by a Henry or received inventory or signed receipt of said inventory as it is still with the landlord (who conducted his own independent inventory) as clarified by a member of martin and Co over call. I'm not sure why the odd response to my review. Happy to ammend my review if concerns are resolved. Thanks
As a tenant, I would not trust this company. They gladly took my rent 6 months up front to secure my rental. I never paid a month thereafter late. When is came to moving out, I was accused of damage that was already there and proved when moving in. I was also accused of cleanliness that was was clean and clear. On top of that, they did not follow the process of of the deposit protection process and attempted to bypass the correct process that is there to protect tenants. Martin and Co are there for their profit and as a future renter or buyer, I would never use them as an agent going forward due to their dishonesty, deceitfulness and lack of accountability.
