A Satisfactory Conclusion

After a rather unsatisfactory start the relationship improved resulting in the sale of the property at a price close to what we had ultimately agreed. On reflection the initial anticipated price was too optimistic. This had also been quoted by others so we feel that Curchods cannot really be criticised for that. Altogether a good experience. Thank you.

Ok, but are not as good as they were when they were lord's, ie before bought by curchods. For my part of Kingston they are a spent force

Disappointed with how they handled my tenancy contract (throughout my stay but especially at the end). Lack of proper communication with the landlord as well as internally (i was moved to various agents that seemed unaware or uninterested). After 2 years of back-and-forth emails I gave up on being reimbursed or settle the tenancy fully. Under current management, I cannot recommend them for the future. I've been renting for over a decade across London and never encountered such disinterest in tenants.

I'm surprised I need to collect the key from the agent's office instead meet up at the new house. since all my friends received greeting from an agent at new house unfortunately not my case. I went to my new house the next day after collected the key. When I opened the door, there's a strong urine smell, since the previous vendor did not remove the dog and the pet's toilet rack and their used blanket, and there are 3 packs of rubbish bags with worms around in the house. there's also some unfinished drink right behind the room door, when I open the room door, soft drink liquid splashes everywhere. Anyway. I'm kind of disappointed with what I experienced on my completion date. I expect the property agent should have a responsibility to ensure the house pass to the new owner, should be in a clear and normal empty house but not messy. The reason why I turned up at 9am on the completion date because I communicated with your team 3-4 weeks ahead regarding the date for the survey booking and the time start from 9.30am to 3.30pm. Your team replied "no problem", that's why I proceed with the booking on surveyor service. When the date came, I email and call to confirm the date for the surveyor's visit, the agent said NO the day before at 6pm, and the surveyor team has booked a hotel in Kingston to get ready for tomorrow’s service. I strongly believe it's a communication problem.NegativeProfessionalism

Thank you for taking a time to leave a review. I would say that the practicalities of agents handing over keys on completion are extremely difficult, especially at present. We have 4 completions tomorrow and 7 on Friday and unfortunately we cannot possibly be at all these properties waiting for new buyers to arrive. In relation to your purchase, I think you can say the vendor left in a hurry as they felt pressured to leave when you turned up at 9am with two architects when they were trying to pack up their belongings. I feel sure the property would have been cleaned more thoroughly had the vendor been given the appropriate time to vacate their large family home. It is the client's responsibility to present the property fit for handover, not the agent. We have no control or jurisdiction over that. We worked hard to get the sale completed for you and I feel your frustration at the seller has been wrongly directed at us with this review.

From a rental perspective it was the worst experience we had in London after renting many properties throughout the city. Exorbitant starting fees (glad they won't be able to take advantage of people soon when the law changes), lack of communication and will try to charge ridiculous amounts for "damages" from your deposit; 50% of which we already notified them of via email when we first moved in that were missing from the check in report, but they'll try to charge you for regardless. Having said that, they did remove those costs when we pointed them out with attached proof. Took us 3 weeks of daily chasing to get our overpaid rent refunded. Lied to us daily saying "it's been processed, you'll receive payment today" only to never receive the funds for weeks. I appreciate it's not a priority but don't lie and give a realistic timeframe. They're quick to take your money but not so good when giving back what you're owed! Make sure to take tons of photos, the company they use for check in/ check out reports are not the best. Have to say that despite this, Melanie, who was the property manager, was great and always very responsive.

We take enormous pride in the level of service that we provide, hence I have looked into the points that you have raised and I am able to respond as follows: As you are aware, you requested to break your tenancy earlier then the contract allowed and although the Landlord was not legally obliged to do so, we agreed with Landlord on your behalf to re-market the property in order to find a replacement tenant for you. There is an awful lot of work involved with re-marketing a property and setting up a new tenancy and prior to us taking any action we clearly advised you of all the costs involved with breaking your tenancy early. All of our charges were and are considered proportionate to the actual work we carried out. Our tenant administration charges which were in place before legislation changes introduced on 1st June 2019 were at the low end of the scale. Please note, we charge considerably less than the majority of our competitors. With regards to the damages reported at the end of your tenancy, which were subsequently deducted from your security deposit with the approval of the Tenancy Deposit Scheme. For all our check-in and check-out reports, we use an independent AIIC approved (Association of Independent Inventory Clerks) inventory company to ensure that all the inventory reports we organise are carried out on a non-biased basis and any deductions from a Tenants deposit is fairly accounted for and within the rules of the independent Tenancy Deposit Scheme. Prior to the commencement of any tenancy, we insist the Landlord has a thorough professional clean of the whole property including steam cleaning of all carpets. Unfortunately, there were a number of cleaning issues when you vacated the property as well as garden maintenance which we had to organise in order to get the new tenancy off to a smooth start and allow new tenants to move into a clean home. As you requested to break your contract early, we organised a new tenancy to start as soon you vacated the property in order to keep costs down for you and release you from your legal obligation to pay the rent up until the new tenancy commenced. We have been very accommodating with your requests and worked within tight time scales in order to find a replacement tenant as soon as possible. I can assure you that there was no intent on our part to be anything other than transparent and professional with the costs involved and the process with returning of your security deposit.
