Brock taylor managed my sale From a sales point of view, Brock Taylor were excellent.They found a buyer and a price that I was happy with. When it came to managing the sale however, their performance was poor. I wasn’t kept informed of the status of the sale. When things dragged on unexplainably, I ended up doubting what I was being told. I would still advise people to use them, as they have great sales skills and local knowledge.

Terrible communication when buying a property through them. We were set to exchange on a property within a week but due to unforeseen events regarding the property we could no longer proceed. We were not given any clear updates and had to keep calling to see if we could still proceed or if they had any information, it was a very stressful situation for our young family to be dealing with. They showed no compassion and didn’t offer any support to us to continue our search. just washed their hands of the whole situation.

We had to request to go to the ombudsman before our issue were resolved. The MD ignored our emails and phone calls for weeks. Edit - This relates to our rental property in Orchard Road in April 2021. I'm sorry it has taken me so long to write this review. Hopefully lessons were learnt from my situation and the same thing hasn't happened to anyone else since then. I'm not trying to hide my identity, this is a very public profile. I still have a copy of the months long email chain between myself Peter Maskell where I request a copy of Brock Taylors complaints procedure and where I say we are ready to go to the Ombudsman if the issue couldn't be resolved by him. My issue was not with the fact that mistakes had been made but with how the lettings team and especially Peter dealt with the mistakes. It is interesting that Peter was able to reply to my public review with half an hour on a Saturday but would ignore my telephone calls and voicemails for days and weeks back in 2021 when I was desperate to look after my tenants and get asking for compensation for additional costs I incurred due to the mistakes.

As the MD (Peter) I always personally respond to each and every review we receive. Thankfully, they are overwhelming positive as a rule as I have a fantastic team who really care. This is why when we receive a review like this, with no name, context, property or time line I find it incredibly frustrating as it means absolutely nothing to me. I have not, to the best of my knowledge, had anyone threaten to report us to the ombudsman, and if we did receive a complaint we deal with it within a couple of weeks in line with both the ombudsman and our own internal complaints procedure. Obviously, I am always happy to speak to anyone to try to answer and hopefully resolve any issues and would welcome the opportunity to discuss us this to understand what this actually relates to, and if it is a genuine review or not?! Went on the market with them through the corporate route to sell our flat (we were doing a smooth move scheme with the new homes group). They we’re rude (namely Liam) and didn’t keep us updated about how viewings went.

However, we always appreciate constructive feedback - although for clarity we were instructed by The New Homes Group - and so they advise us to provide feedback that to rather than you, which we did in the 3 weeks that the property was available. However, we understand you had to postpone your move, but am sorry to hear that you felt that a member of the team was uncharacteristically rude, which is unusual of them, or any of our team. What a horrible estate agents! They lure you with their adverts with low prices for rental properties - then you have to significantly overpay to even be considred. I dealt with a rude agent (Amy D) who said I won the bid, then offered the appartment to somebody else (it turned out the correspondence was going to my spam but she offered a flat to somebody else in less than few hours, less than 1 day, without any clarification so I was unable to recrify it). Then they put me on a black list for that, so when I arranged another viewing recently, about 1 hr later I was called by an agent to say, that tenant is not moving out after all, so the viewing is cancelled. There was no "sorry", nothing. She just informed me about cancellation and put the phone down. Needless to say the whole story about "current tenant suddenly decided to stay" was not true, because the advert is still there and is not taken down. So they are just mean and revengeful, that's what it is. Horrible people.

Hello An, sorry we thought we had already responded to your review - but are DEFINITELY NOT horrible estate agents - you also failed to highlight that after your offer was accepted you DID NOT RESPOND TO CALLS AND EMAILS FOR 24 HOURS or pay our deposit - but then REDUCED YOUR OFFER. As there were 10 viewings and 7 offers we went back to the other applicants that had viewed and received a higher offer. We do understand it is challenging to rent in the current climate & rents have increased - but we had to chase you as our landlord needed to know what was happening & we didn't want to lose the other potential tenants too. You were not/are not blacklisted too. The other property had a tenant lined up - who advised us they were moving jobs so needed to withdraw - but then changed their mind as could still commute. Therefore, we called all the applicants booked in to cancel the viewings as it was no longer available. We do object to being called liars, mean & revengeful & providing and inaccurate picture of what happened - and will highlight this to Google - but obviously do still want to help anyone looking to move - so please call the office & we will talk through our response and try to help you in any future potential let too.

What an awful estate agency. Trying to arrange a viewing with Brock Taylor is like pulling teeth. There is no flexibility at all on their side. Three times now, I have tried to arrange a viewing around my work schedule and each time they will only offer me an 'open day viewing' on the days when I am working. I put days forward when I am off and they are not prepared to arrange a viewing. I am a key worker and am simply not able to view any Brock Taylor properties because of the way that they operate. It seems all Brock Taylor are interested in is to stir up a bidding war to line their own pockets. I am told by one of my neighbours who are listed with Brock Taylor that they charge a flat1% commission and put forward a lower asking price and then negotiate a £50/£1000 achieved over asking price which clearly gets them a higher fee and higher commission. No wonder their agents like Olly operate this way and will not offer a viewing without an open day. I am so glad I did not list with Brock Taylor. Brock Taylor give estate agents in general a bad name. Just shameful practice.

David - I'm so sorry we were not able to meet your requirements on viewing times. We always work with the homeowners to see if they wish to have open days or ad-hoc viewings. Most will opt for a weekend open day as like yourself some are also key workers or have families etc and an open day causes less disruption not to mention the need to keep the house tidy all week! We would very much like to discuss this further with you but unfortunately have no record of you with the above name so please do come in and see us anytime to discuss further and see how we can assist you for future viewings. As for the 1% commission you mentioned, our actual fee is 1.25% but like with all things is negotiable.
