Misleading Practices and Breach of Regulations I'm extremely disappointed with Balgores- Hornchurch's handling of a property we intended to purchase . Despite being told to sign the agreement by Arif the property was sold to someone else by Bradley. This wasted our time and caused significant stress, especially since the property was meant to be our first marital home before our wedding in August. The agent created a bidding war despite Bradley mentioning on the first viewing, they don’t want bidding wars and gave the ‘golden number’ of what offer we should place. This placed undue pressure on us, and breached the Consumer Protection from Unfair Trading Regulations 2008. Their actions were unfair and misleading. It was disheartening as the day we came to sign the documents our expectations completely changed. With no prior warning to the viewing after being spoken to, we were not notified until we arrived at the property. It was deeply saddening and frustrating to myself and my fiancée. I have contacted Balgores regarding this issue but it is best to share my experience with the public. Avoid Balgores Hornchurch if you want a smooth and honest transaction.
I just rented a flat through them days ago, they said that they can only release the keys to the property if I sign the inventory first, so I had no choice. I moved in and there's no lighting in half of the property, reported it in an email 3 days ago, plus called, then I re-emailed today and called too, AMANDA the property manager now argues that these were not indicated on the inventory and they don't want to fix it. Amanda should be fired as she failed to understand that a tenant is a CUSTOMER, and she should treat the situation accordingly.
This brand is in big financial trouble scammed me for £350 my bank tried to reverse it but they didn’t even have £350 in their bank account! “insufficient funds” no refunds as they have no funds

Untrustworthy and Unprofessional - Holding Deposit Scam! FRAUDSTERS I had a terrible experience with Balgores Lettings Agent. They promised us a flat and took a £205 holding deposit, assuring us that everything was going smoothly and we would move in within a week. However, after waiting anxiously and receiving no updates, even after constantly chasing, they suddenly rejected our references without proper explanation. My reference went through as I am on £42k annual salary, employed full-time whereas my partner is on £50k salary, self-employed full-time. He submitted the requested document of his fully submitted Tax Returns Document, which they rejected saying that they need another document which DOES NOT exist on Government Gateaway. So thetefore they decided to not proceed with Letting the property to us and on top of that THEY WOULD NOT REFUND OUR DEPOSIT MONEY!!!! Absolutely ridiculous seeing as they said this holding deposit had initially promised would secure the flat. Their handling of the situation felt like a bait-and-switch tactic, and it left me feeling deceived and financially cheated. I would strongly advise anyone to avoid Balgores Lettings if you value transparency and honesty in your rental process. This agency clearly prioritizes profits over customer service, and I regret ever trusting them. Absolutely gutted with our experience! Luckily we now have an incredible house that is 100x better with lovely agents called ‘Anthony Martin’s’ - would definitely recommend any other agents besides Balgores!!!
Not impressed with the 'help' I received from the girl who I spoke to. I've dealt with the dagenham office before and was very impressed and happy. This girl I found to be quite abrupt and not very approachable. Even if, like in my case, she was unable to help, there's ways and means of talking to a customer. I did expect respect and manners, but she made me feel like I was a nuisance and wasnt much good at all. I only wished I'd asked her name. So I shan't be using balgores again. There are plenty of other agents in the area, if only I'd gone to the others first and avoided this place. I feel extremely let down and wouldn't urge people to use balgores in future. Shame.
Recently conned and rail roaded my elderly nan and uncle into signing a contract to sell with them despite only wanting a valuation on the property. They preyed on their vulnerability being old and first time sellers making them sign a 3% fee (£12,000) and pay £400 for “marketing costs” ABSOLUTELY DISGUSTING. SHAME ON YOU.
CON ARTISTS AND GLORIFIED BULLIES. These despicable people took advantage of a confused 75 year old widow and her disabled son by coasting her along to sign up to their contract with a ludicrous way way above average percent fee for the sale of her home. When she decided to back out of the agreement following family advice just two days later as per the 14 day cool off period, they harrassed her for days to try to get her to stay and then charged her £420 for 'professional marketing', which equated to absolutely no work whatsoever. Being scared of owing money she paid them to get them to leave her alone. So she paid £420 to be confused and harrassed. They should be ashamed of themselves. My own experiences with them in the past have been awful too with them quoting one fee at contact and then claiming it's higher than first quoted when they actually meet you. These guys are actual crooks and failed in their responsibility to ensure an elderly client understood what she was signing up for.
