At present the rental market is moving really fast and houses are being let within the first few days of advertising. I am sorry that you feel we have no properties to rent, make sure you register on our system so you will be notified as soon as a new property becomes available. We average about 15 move ins per month, so we do have houses, they just go quickly. All the best with your property search. Regards Helen

Based on our dealings over our application for 5 chester close, we felt very let down due to lack of communication when asked for updates, never received promised call backs, emails not responded to, we were told at the viewing that no other application had been received, only to be told it had already been let, felt we had bern lied to and deceived, we will consider applying from them again if these issues are taken on board

Yesterday, I visited a property and promptly submitted my letter of interest via the online form an hour after the viewing. Despite not receiving any email acknowledgement, I didn't dwell on it at the time. Today, I decided to call the office to confirm the receipt of my application, only to be informed that the property has already been taken. When I inquired about the lack of communication with applicants, the woman abruptly hung up, which I found to be highly unprofessional and displaying poor etiquette. I strongly advise avoiding this place.

Hi Richard, I am sorry to hear you were not happy with our service. Unfortunately houses are going under reference really quickly and we are receiving several applications for each property. We do carry on with viewings until an application has been accepted. We try our best to communicate promptly with prospective tenants about their application. I am sorry that you called us before we had chance to let you know that an application had been accepted. I have listened back to the call, and it sounded like the call had disconnected due to poor phone signal? GOOD EXPERIENCE My husband and I have been looking for a new house to relocate since April, and its finally at the beginning of this month we found a house in Runcorn, after a long and stressful search. The house is beautiful, fit our need as a family but more importantly our Budget. And we are happy we got the key to our new place last Saturday thanks to the team effort. Right from the beginning William has been a great and kind agent as I met him on the viewing date till the day he gave us the key, always so friendly and very understandable as I have a toddler always running around. Thanks Wil. Sophie, although she works part time, always found time to either reply to all my mails and answer questions or to assist us every time we popped in the office on Saturday, she always had toys ready to entertain my toddler, as she is always a mum. Sophie you are a GEM. The only reason I did not give a 5 stars , its cos there was a small Favour I needed from the agency to help with because of the situation I am IN right now being a term of pregnancy, and moving from Manchester to here: and I realised through the process that I was not understood, misjudged and little effort were made to help in that sense. I have not been able to meet the landlord, hence I couldn't confirm if he is the owner or not, and I won't be able to meet him as he has someone else managing the house that I have not met neither. Can't wait to enjoy our new home. Will update in the future if anything.

Absolutely horrendous service since my private landlord switch the management. We are privately renting and our house used to be under private management and things were absolutely perfect. But since the landlord switched to HomeSmart, everything has gone downhill from bad to worst. I have had my fair share of rude agent on the phone, never follow up on repairs, shout on you when you call, never let you place a word and etc. Today was a tip of the iceberg. Before I give few details of today incident, let me say few other things. Since switching to this company, I always have to call to follow up a repair, they do not bother at all, to message, mail or call to let you know what's happening not matter how many times you calls... Nobody has actually ever come down to see the house, no one made the effort to do so, anyway... I am heavily pregnant, in my 3rd trimester with 2 Little ones at home 5 & 3, yesterday 7/7/2023 the kitchen sink stopped working, meaning water stopped draining all of a sudden, on their reporting system because of all these factors, I should be priority. Few hours after completing the report, I had to call and spoke to Colin who is in charge of my house, he was very polite, suggested things I could do to fix it and I explained to him that I already know & have tried but no luck, then he added that he will chase with the landlord and get back to me, but did not do so (I suppose he was not able to get hold of the landlord). Today Saturday 8/7/2023, I took matter in hand and ask husband to let's try and fix, we had everything possible at home to unclog sink, husband emptied pipes, cleaned it, we use Mr MUSCLE , but nothing worked. So I Called HomeSmart to find out what's going, the person called Samina to whom I spoke to about my issue was so RUDE, to the point I was shocked, and I could not contempt anymore my anger against the management of this agency. After forcibly trying to explain the situation which first of all she was not even willing to hear me out till the end, I had to force for her to listen, just to listen to my inquiry. I was calm , compose and distress and just wanted some kind of follow up. She asked me: do you any other sinks in the house? I said only one kitchen, and that's all, so unable to cook or wash dishes as I do not have dishwasher in this house. She followed up by saying but don't you have toilet sink? I ask her do you mean my shower room sink upstairs? she continue by saying YES, and that's okay because I can use that in the meantime... Her answer bothered me as I was not sure I heard properly the first time, so I repeated, so do you mean I should carry all my vegetables upstairs , cooking stuffs upstairs to wash in the toilet sink and come down to cook in my condition ? and she answered YES. So basically, as heavily pregnant as I am I should carry all my loads upstairs to wash it then come down cook?? I had no words left in my mouth than I should definitely report this girl... I managed to find a way to wash my dishes by using a larger pot . washing them in the pot, throw water outside and rinse it, anyway somehow, but I have not been able to cook, because in my condition I am struggling to stay standing for long, thank God for a very helpful husband... This is even to say I can't recommend them, I have been living in this house for 4 years now and never ever had an issue when it was privately manage, the landlord never had any issued with us because rent is always on time (direct debit0, I have made so many beautiful repairs in this house with my own money which will definitely increase the house value when we go up, etc... But since Homesmart took over its like a little nightmare... They are so rude... The only reason I even put one star was because I could not put zero but also because of the new guy managing our house called Colin, very polite and courteous...

NOT RECOMMENDED they are a waste of time, they will schedule you for viewings then rent the houses before you get to see them or have any answer from the application i would give less than one star if possible but as it is not i'll give a free lesson on their job here i will teach you how your work should be: 1. when a customer calls/texts you have to schedule a viewing for one house and give other options as well 2. go to the viewing with the same customer, make sure you can answer most questions about the house/s 3. give customer an exact time (ex 24h) to decide 4. if decided to take it, make the papers and do not attempt to get other applicants until this one is approved/declined 5. congrats, you got a 5* review for doing your job well (not the case now tho)

Hi Adrian, houses are renting really quickly at the moment, so we do sometimes need to cancel future viewings once a suitable application has been submitted. It would be a waste of everyone's time if we kept on doing viewings when we have suitable applications. I am sorry that you were disappointed. All the best, Helen
