We bought and sold through Balgores. The sale went well and was handled very well. Our first attempt at a purchase was awful... we spent weeks being strung along by sellers who were being dishonest. When the director got involved, he made me feel like I didn't know what I was talking about despite his colleagues agreeing that the sellers were being dishonest. I found this attitude to be very very disappointing and nothing was resolved as we chose to stop the attempted purchase as we were getting nowhere. I wish we would have pulled out sooner as it caused so much stress and everyone was so fed up with the situation. We decided to purchase through another agent and didn't look through Balgores for our second home because of this. Overall the sale and correspondence throughout with Connor, Josh, Andrew and Jason was fantastic and they always did their best to keep us in the loop. Sorry I can't say the same for the director.
From the first contact Balgores were helpful, gave lots of information so we decided to go with them to sell our house. Once the house was on the market we got lots of viewings but the communication was terrible, often we wouldn't know timings as we were told different things by different people. There were also 2 occasions where we had 2 viewings that weren't booked but luckily someone was in to show them around. Balgores were unaware of these viewings, but they turned up on the right day and around the right time so someone must've given them the information but it never got to us. It took nearly 4 months to sell our house despite around 30 viewings so we feel like the agent who showed the potential buyers around was not putting their best effort in. On the viewing we received an offer, I was the one to show the buyer around due to the original agent having COVID, so I feel like I did their job for them. We were also disappointed with some of the communication we received from Balgores which came across condescending at times. For example, we tried to negotiate a reduced fee, which we thought was fair considering we reduced the sale price by around 10%, we received a long email stating why it was a ridiculous idea and that we were "de-valuing" their roles. We understand this is quite a commission heavy job but we were out of our contract terms at this point and were looking to change agents, the only reason we didn't change agents is because I sold the house a couple of days later. Another example of this is when we were trying to arrange completion dates, I didn't feel listened to as both ourselves, our buyer and our seller could not do certain dates but this fell on deaf ears. Overall, the house got sold which is the main objective but in hindsight we should have gone elsewhere.

I instructed this estate agent for a tenant-find service and the service fell well below expected standards throughout the entire process. I would not recommend Balgores Gravesend at all. From the outset, I was not kept properly informed about the progress of my property. I had to call for updates on a number of occasions, as communication from Daniella was not proactive. Considering the level of fees charged for a tenant-find service, I would have expected regular updates without having to chase. I was also asked to provide my own photographs of my property for their advertisement. Given the fee level, I really think professional photography should have been included as a standard, rather than placing this responsibility on the landlord. Clearly they're lazy and unbothered. The process also felt unnecessarily rushed, with limited opportunity to ask questions or properly review steps before decisions were pushed through. The focus was more on completing the tenancy quickly so they can get paid. There were also inconsistencies and rigidity around documentation requirements. Despite having valid electrical reports and a recently completed gas safety certificate, issues were raised over minor administrative details such as a document not showing my legal name. For the gas safety, on top of paying for the report I had to pay for a separate call out for them to come and fix a small issue on the boiler which wasn't material. My insurers informed me that on a number of occasions the gas safety passed but Daniella at Balgores was so pushy and adamant to have absolutely nothing as a recommendation on the gas safety report. I was then advised to pay for their electrician at an additional cost of £150 to produce a completely new EICR, even though a valid report had already been completed in August 2025. This felt excessive and unnecessary. I told them I wanted someone from their office to accompany this electrican as I didnt feel comfortable that they had a copy of MY KEYS and they are entering without my permission. They completely ignored the request and the electrian went unaccompanied! As well as this I was also given incorrect information regarding the custodial deposit scheme. I was initially advised to pay the five-week deposit directly into the scheme myself, only to later be told this was incorrect and that the agent pays this directly. I was then asked to contact the scheme to request a refund, which resulted in such an inconvenience and financial disruption on my side. Not once was an apology issued. Overall, communication was poor and responsibility often felt shifted back onto me. I was reassured that processes were in place to “protect” me, but at it felt more focused on covering themselves over me than supporting me as a client. After I said i wanted to raise a complaint. I was ignored, I was promised a call back after Daniella gave me the wrong advice and she never called me back just kept everything to emails. The process felt rushed from start to finish, even my tenant feels they showed little care towards her. I dont have any trust or confidence in them and I wouldn't use them again. The overall experience was stressful, poorly communicated, and did not reflect the level of service expected for the fees charged.
I have had an extremely disappointing experience with Stonegates and would not recommend their services. Their communication was poor, with emails and calls frequently going unanswered. When I did manage to get in touch, responses were vague, unhelpful, and often contradicted previous information. This lack of clarity made the entire rental process unnecessarily stressful. When it came time to move out, the handling of my deposit was equally disappointing and any attempt to negotiate with them was met with slow, dismissive responses. The lack of professionalism in this area was particularly concerning. Overall, my experience with Stonegates has been one of poor communication, disregard for tenants, and a lack of accountability. I strongly advise others to be cautious before using their services.
I wouldn't recommend this company at all, especially if you're a first-time buyer. Arranged a viewing, and placed an offer which was accepted. Paid for my Solicitors, and mortgage fee, and my mortgage was accepted after a valuation from the bank, had my surveyor booked, but the company told my surveyor not to attend on the day, due to another offer being accepted, but did not inform me and told my surveyor not to mention anything to me. That is not the best practice when running a business. Funny enough 2/3 months later the same property goes back on the market. Out of pocket from this business. 100% honest review. They are all good talking but no action.

UPDATED, according to agency reply: These are the straightforward facts: You either provided the valuation I desired initially to attract me, with the intention of a manipulated price drop after being on the market for a while, or as an agent, you lack a genuine understanding of the market. In either case, it's not good business for the customer. I had to reiterate my request to remove the property, which happened four weeks after my initial request. The delayed response times and a month-long delay in removing the listing added to the distress. Andrew charged a £500+VAT fee, citing professional costs, unlike other agencies that don't ask sellers to contribute to basic services. Overall, the experience left me feeling manipulated and dissatisfied, and I cannot recommend this agency.
This is the worst agent in Gravesend, avoid Daniella Necchi-Ghiri who is the letting manager as she will promise you the world and will give you very bad tenants. She took the advantage of my vulnerable elderly father
