I am renting a 2 bed flat with my partner. Initially Umega were absolutely fantastic, but it has been difficult to get a response on queries after we signed the lease. Since moving in we've had to report a couple of issues, mainly the gas hob and boiler Getting a new hob took almost a month but we managed. Currently, 17/01/2024, we are without hot water and heating. In winter. We reported the issue 5 days ago and we've had minimal contact from Umega. Getting an update from our portfolio manager is like pulling teeth. All I got is that it has to go to the landlord before repairing the boiler.. I understand that, but after waiting 5 days without hot water or heating I must say that I am outraged. I am resorting to leaving this review in hopes that someone above our portfolio manager gets stuff done. An absolute disgrace to leave tenants with heating and hot water.

Hi Magnus, I have looked into this and can see that our team are actively dealing with the boiler issue, and have instructed repairs. When you reported the repair on Saturday an emergency contractor did attend and provide a quote for repair, which needed to be run past the landlord due to the high cost. Unfortunately a temporary fix was not possible. The landlord then wished to utilise their gascare insurance policy for this repair, which we have instructed. I am satisfied that our team have dealt with this as quickly as they could, but I do appreciate your frustration and will ensure the team keep chasing this up and that your property manager is in touch with regular updates.

They were unable to facilitate an online viewing for a property via zoom or teams, other agencies in the area have no problem with this.

We appreciate your frustration here Grant. The housing market is very difficult for tenants in Edinburgh at the moment, and as an agent we find most of our viewings are heavily over-subscribed, with some properties fetching hundreds of enquiries. When this is the case then we are not able to facilitate an online viewing due to having high interest levels in place. Where this is not the case then we're happy to facilitate viewings this way.

Currently having problems getting deposit back. Taking money for a “deep clean” when initially told a deep clean wasn’t required. We left property much cleaner than when we moved out. Moved out 2 months ago and still no signs of deposit.
