Not what I was looking for

Their viewing policy is extremely inconvenient. They only operate during office hours, and despite living two hours away, I was not allowed to have a family member—who is much closer—view the property on my behalf. This lack of flexibility makes it difficult for those who don’t live nearby to arrange a viewing. Landlords be aware that they don’t accommodate viewings for those who work between 9-5pm and do not live in the local area. I have also included a screenshot of the email I sent, proposing that I could meet the estate agent at a more convenient time. As you can see there was no suggestion to do a viewing at 7pm. Like I said at the beginning of the review their viewing policy is unfair and inconvenient.

Hello Bami As I explained to you we always insist on a viewing in person so we can choose the most suitable tenant for our landlords. Having someone view for you and talking to you over FaceTime does not allow you to see the property properly creating potential issues if you moved in and we cannot assess you as a suitable tenant for our landlord on FaceTime. You also stated that you finish work at 5pm and live 2 hours drive away. As our office closes at 5:30pm you would be expecting a staff member to wait around until 7pm to conduct a viewing. I wouldn't ask that of my staff when we can arrange viewings with other applicants during normal hours. To give yourself the best opportunity of finding a suitable property you might need to take a day's holiday during the week and book in as many viewings of available properties as you can. Hello Shelly. I have checked back through our system and have no record of having dealt with you at all. Are you sure you are referring to the correct office/agency ? Hello Shelly I now realise your son had enquired to view a property with us but couldn't view in person. I explained to him it is our policy potential tenants must view to make sure they are happy with the property and also to make sure we are happy with them as potential tenants. You had then called the office asking if you could view for him and I explained the same to you. Other agents might be happy to rent a property to a tenant they have not met but we are responsible for a landlords expensive asset. I am sure if the property was yours you would expect the agent to carry out due diligence, especially meeting the potential tenant. I'm sorry that on this occasion we couldn't help him find a property. Daniel

Very disappointing. Viewing very rushed and Daniel looked at me like i didn't have a clue what i'm doing because i'm young. I agreed to a tenancy IN LESS THAN TWO WEEKS TIME which meant paying rent for two flats, but i didn't want to miss out on the property. (even though this meant paying a ridiculous amount of money) Just before paying the holding deposit i wanted to do the right thing and let them know i have an IVA. this means i would fail referencing because of a low credit score. Fair enough, but i have all the proof to show i can afford the rent comfortably and have never missed or been late with a payment, i have reports from my current property showing i take perfect care of it, the perfect tenant. No. that doesn't matter and that's it. wont accept anything else. The worst part for me was the response from Daniel. We cant accept it goodbye, basically. No 'let me help you, lets look for something where you can still rent with an IVA & guarantor' nothing. At this point i don't want to try and look for something else with them. Edit - 1: I didn't apply for the first property because the pictures were very misleading, it is not a kitchen/living area, you could barely fit a 2 seater sofa in there let alone any other living room furniture, it was just a tiny kitchen lets be real!! which i should have mentioned at the beginning of the review. 2: When handing me the form on both occasions you never mentioned an IVA or CCJ that is a LIE! I didn't mention it because i forgot all about it as its never been an issue before, i looked it up AFTER you told me no. 3: You obviously know my age because you did the viewing with me so you do know how young i am - hence how you made me feel the way you did. 4: Whether you had another property to offer or not, the way you dealt with me was disgusting when you could see how excited i was about this property.

Hello Courtney You had viewed a property with us previously which you didn’t apply for and when I give a viewer an application form I explain to them that they will not pass referencing if they have a CCJ, IVA or bankruptcy. On both occasions you failed to mention your IVA to me at the viewings. We also point this out again when we issue the invoice for the 1 weeks rent in advance to secure the property which is when you informed us about your IVA. As explained to you the Reference Agencies will fail you if you have an IVA. There can be an option to have a Guarantor but this is not automatic and is dependent on the property not us. On this occasion a Guarantor was not an option. I did notice that you seemed to know having an IVA would be an issue as you stated in an email “I knew it would be difficult with an IVA as i looked up on it and everywhere said it should be ok with a guarantor”. You should notify the Agent of this before or during the viewings and not after you have applied and been accepted. We had 8 viewings of the property and 4 applications and your age didn’t cross my mind because I didn’t know what age you are ? We also chose to proceed with your application before the other 3 so again age was not a factor. We also didn’t have any other property available to offer you. Unfortunately with your IVA you will fail with all the Reference Agencies used so you need to be upfront before you view a property so you will be sure that a guarantor will be accepted. Having a good record with rent payments and looking after your current property all helps with the existing landlord reference but the Reference Agencies will pick up on your IVA straight away and fail you. Even if they did get a good landlord reference they will still fail you on your IVA. Daniel Bourke Owner Belvoir Dunstable
