Great experience so far: Most agents will offer you a price that they know is 10% over the price that you will get. They do this to get your business, and to win you by allowing you to see money signs. Often this trap is easy to fall for. Unfortunately, the over inflated price agent locks you in for usually for 12-16 weeks. Sometimes by being overpriced, this ruins the house being on the market in that 12 week lock in period unsold. The house is then seen as a tainted property that’s been listed for a while. Do not fall for the hype of other agents that do this. If you’re being valued by someone, often the highest price comes with additional charges in the contract and a whole range of other issues. Newton Fallowells contract is straight forward, and legit. You can tell the best agents as they understand the area, the market, where house prices are. They will price your house fairly and this will lead to genuine interest compared to all of the 10% over priced houses that certain local estate agents use the tactics of. Newton Fallowell have been upfront and honest and knowledgeable and this is what is needed in an agent. They have been fair and honest and do understand the market. They have accommodated our needs and produce a better service. The inclusion of floor plans, videos of the property, viewings (with no additional cost) and understanding of the market has been better than our experience with other local agents. When considering other agents locally, don’t fall for the promising the world, and see the red flags. Choose a sensible and legitimate agent like NF for a guaranteed sensible option. The agents with the highest volume of signs up around the area are not always the best. If they have the most signs up, question if that’s because they’re not selling and it’s because they’ve taken your business to ensure they get the fee at the end of the day by promising the biggest valuation / price. Newton Fallowell sell houses, not dreams and that’s what a reliable agent is good at.
