James is rude and unhelpful. Sides with abusive landlord. Absolutely no help when trying to contact landlord for repairs. landlord hasn’t addressed repairs from 3 years ago and refuses to accept calls claiming he is sick. Told James landlord left threatening voicemail and he said he didn’t care. Beware all they do is collect money then they become aggressive and impatient when the renter is going through hardship. (I’ve been patient with a their rogue landlord for 3 years.. after being hospitalised for 3 weeks the rent was 6 days late before I started receiving threats and James switched up personality) Addition. James is a liar just like the landlord. Like I said I have proof of all communications with the landlord. I have recordings of James admitting the landlord is difficult and sharing personal details with me. I had been taking calls in regards to the property as my mother did not have time. James has admitted to speaking to my mother on many occasions so now this switch of energy is very weird. He claims a 3 year tenancy which my mother has NOT been there 3 years. The contract ended in 2023 and there has been no renewal. James realises they have no legal power and now has resorted to lies to save his “reputation “. He should NOT have shared information about the landlord with me if I’m not the tenant. Not very professional at all. Both James and the landlord have admitted that he got into a physical altercation with the previous tenant at the end of a 10 year tenancy. Clearly the landlord has form for this so beware of Martin Hatfield as a landlord and James Charlton as a liar. Along with the saved recording of the landlord talking about “harming” me I have all the proof I need to know I’m telling the truth. Saying you “dont manage the property” but you don’t believe about any maintenance issues? Absolutely ridiculous and a flat out lie. There’s a full detailed log of everything wrong with the property after move in so I’ll be interested to see where the lies are. From a wardrobe that has not been able to be used since move in. To the terribly painted walls and piss poor repairs? Or the hall way radiator that has never worked a day since move in.

Dear Lola, Please allow me to give my side of the story for potential clients to understand this situation. We rented the property to your mother 3 years ago. Recently the rent was not paid, I therefore contacted your mother (the tenant) to pay the rent. Your mother claimed to not know who I was and asked how I got her contact details, when we have clearly been in contact with each other for a number of years, this was clearly very alarming for us. It has come to our attention recently that your mother is no longer living at the property, and you are living in the property illegitimately. The fact you are now saying you have been living there for 3 years is again very concerning and we will follow the correct legal route to deal with this. When you called me to discuss non-payment of rent, I refused to engage with you as you are not the tenant. As far as we are concerned, you have no relevance to the tenancy and I do not have permission to engage with you on behalf of the tenant, your mother. As you are well aware we do not manage the property and we cannot comment on maintenance issues, however as far as we are concerned the property has been maintained by the landlord and I do not believe these allegations to be true, but instead to divert the attention away from the situation. Don’t deal with these peoples they accepted our rent offer and after a day they said they received better offer, can provide email exchange We have wasted a month with them Reply 10th March 2023 If the Landlords are your customers what about Tenants if you don’t care about Tenants then no one will come to you in future for Rental On Facebook pages few other peoples have same kind of experience with your company and i must say they need to come up and tell others about your dealing with Tenants If Tenants wont come to you then you can imagine So i must say take care of both and stay on Principle

Dear Mr Kayani, It is disappointing to receive this review and we are sorry you feel this way. As we discussed, the landlord had agreed to your offer, but we were still in discussions about the works you were requesting to be carried out at the property, so we hadn’t requested a holding deposit or even sent you an application. Within a short period of time after the landlord received your offer and subsequent requests, we received an offer considerably higher than your offer, and the prospective tenants were very happy with the condition of the property and didn’t feel any works needed to be carried out. Legally we have to propose all applications to our clients and we have to follow our clients instructions, and whilst I appreciate it is very disappointing for you on this occasion, their decision was out of our control. The landlord is within their right to withdraw from an application, and given the circumstances we understood their reasons. We will always do our best to represent tenants, but as an agent we are obligated to follow the instruction of our landlords. I chose Kingshills after numerous recommendations and finding them the most thorough of the 3 agents I requested valuations from. They promised me excellent service which I did not receive. Issues included having to request a For Sale board as one was not erected for the first few days, and I continued to chase throughout the second week. I was promised weekly market reports and phone calls from James, and neither were received with any regularity. Most disappointing was the fact that 75% of viewings either did not turn up, cancelled last minute or phoned to reschedule and never did. This left me with just 5 viewings, which I had to chase feedback for several times. I am thoroughly disappointed with the service that I received from Kingshills, topped off by having to request my key back and the listing removal almost a week after the contract ended. I could not with any good faith recommend Kingshills to anyone after my experience.

Advertised a house for £375k, I called up and said I’ll pay £370k, was told on the phone seller won’t budge a penny so basically the agent didn’t even put my offer forward as he was meant to anyhow a few days later I called again I was told they couldn’t get access into the property for a few weeks so they was running an open day. I said just to save you the time I’ll give you the full asking price of £375k and I’m an investor so ready AIP and Solicitor. Again I was told we will be moving forward with the open day as planned which I respected but she said to me if you want to increase your offer now we can even though no one else has out an offer in. I was told Monday the 17th Jan would be final offers day as that was after the open day and I would get a call to put my full and final offer in to have a chance in the running. Instead I got a call on Tuesday 18th and was told someone else’s offer has been accepted. Absolutely shocking and both staff members I spoke to where just plain and simple rude each time. When I got the call that my offer wasn’t accepted I just said thank you very much and didn’t even argue. They may have got the seller more money and a few more pennies on their fees but it’s not how business should be done. Better to stick with high street agents I guess than serviced office ones.

Dear Yasser Thank you for your comments regarding the sale of one of our properties. You had made an offer on a property that you hadn’t seen internally so had no idea what the property was like inside, as mentioned to you we advise our clients to market their properties fully before advising them to accept any offers, this way everyone who wants to view the property gets equal chance. We had strict instructions from our client that he would not take anything less than the asking price and he really wanted to achieve more considering how busy the market was, hence why your offer of below the asking price was initially declined. Your offer was put forward to our client both verbally and in writing via email. We told all interested parties we needed their full and final offer in by Monday 17th at 12 noon as you rightly say, but we didn’t agree to call you to remind you. We then called all the parties that had offered to let them know what the owner had decided. We wish you all the very best in finding a home and we would be happy to help if you wish us too.
