Utter disgrace of a letting agent..... While dealing with their staff wasn’t a great experience specially the ladies at the front desk…and their high handedness, the lesser mentioned, the better…. As if that wasn’t enough the real trouble starts 8 months after I leave the property…. Martin and Co initiate the direct debit and withdraw 2 months’ rent set up during the course of my tenancy… this after I had cancelled the direct debit with my bank….which I am dealing with separately… After two months of following up…and dealing with the standard answers plus the very irritating auto emails asking me for my feedback on the service provided, I finally was told that they have received the funds on 12th of November and that the transfer is being progressed….I mail them on the 14th and enquire about the amount not reflecting in my bank…No replies…….On the 20th of November after more following up half the amount is showing up in my account…..On enquiring about the rest of the amount the answer is a very simple –Still following up with them……….for the rest of the sum….which is almost 4 months into this process……. To all the people out there….please refrain from dealing with this lot….Terrible is the least I can say…To be honest I don’t have the time and energy otherwise agencies like these should be taken to court for ill-treating customers…
This is a disgrace of an Estate Agents. I can't speak for Martin and Co on the whole, but I can speak for the Aberdeen branch. In fact, as other reviewers have implied, this branch is operating fraudulently and needs investigating. My flatmate and I rented a flat in Aberdeen for two years. During that time we looked after it, cleaned it regularly, and even redecorated at our own expense. We were both shocked when the check-out inventory (that took place after our handing our keys back) deducted c.£180 off our deposit. Ultimately after an arduous and frustrating process of appealing the decision, safe deposit Scotland ultimately decided on a deduction of c.£30. Even this £30, in Safe Deposit Scotland's opinion was questionable because we were simply unable to prove certain items (such as a chopping board) had been returned, and they had to take the word of the ''independent'' inventory company. We are both certain these items were returned, and we now feel cheated. Martin and Co were showing prospective tenants around the property even before the final inventory had taken place - this is not standard practice, and only demonstrates their lack of professionalism. Martin and Co supposedly used an independent inventory company, namely 'North East Inventories' (not the well known one with exactly the same name). From what I gather, it is a one man band, Iain Meldrum, who has no office address, simply his house address in Bridge of Don. Put simply, he indirectly works for Martin and Co, and no doubt is used to claw back as much as possible from the tenant. We have used other estate agents in the past, and never had a problem with our inventory. As the other reviewers have noted, he does not operate fairly. (And Safe Deposit Scotland also agreed). He even suggested that one of the missing items was a large chest of drawers (Martin and Co quickly deducted this on realisation that his ridiculous claim was false), however it hardly bodes well when spotting smaller missing items such as cutlery and crockery! The problems with this branch certainly do not lie entirely with the Iain Meldrum. Before taking this to Safe Deposit Scotland, I phoned on many occasions, and staff quickly became rude and hostile. Jenny Lees once told the receptionist that she was ''angry I had interrupted her meeting'' had more important clients, and thus could not speak to me. It was almost as though whenever I spoke to her, I was the one to blame. She certainly should not be working for a company that according to the irritating phone hold announcement that ''prides themselves on customer service''. I have to say that Gemma Tudhope was very friendly, and generally quite helpful. I also had previous dealings with Nicole when trying to get our leaking roof fixed, and she was very friendly and helpful, although it took 6 months for the roof repairs to start, meanwhile dealing with damp and leaks. (Another reason that a deposit deduction was so brazen.) Overall, this is an appalling branch, and I pity anyone else that has just embarked on a new tenancy with them.
They charge agency fees, this is illegal in Scotland. They are also slow at contacting the landlord. The fees in question are the credit checking fee, the tenancy agreement fee, the guarantor fee and the inventory fee.
Utter disgrace of a letting agent. We moved into the flat and took pictures of every inch of the place - £1300 p/m for a 2 bedroom flat and the place was filthy, food and clothes from previous tenants, fridge smelled and freezer was a disgrace. Every lightbulb was broken or not working. Complained several times and only one hall light was fixed. Upon moving out they withheld our deposit for over a month before advising they were going to charge us £280 to clean the place. We fought this for another month until they reduced this to £92 after being unable to provide a previous cleaning invoice from before we moved in. Given the length of time we had no more energy to fight the letting agent and landlord for our money, robbing b*****s
Property I have rented has been in a disgusting state, dirt, odour, broken furniture, overgrown garden. Still sorting out issues with the property 5 weeks after the entry date. I recently found out that my landlord is unregistered with the Landlord Registry Scotland Scheme and Martin & Co while being fully aware of this have be acting on their behalf, which is an illegal act.
Don't be fooled by this company, before you sign the lease they will promise to fix broken items in the flat, promise that it will be cleaned prior to the move in date, and it won't happen. When we viewed the flat it was filthy and they suggested this was caused by the previous tenants and the flat would receive a good clean before we moved in. We noticed the bed was really wobbly and asked for it to be fixed, and Martin & Co promised to have this done before we moved in. Upon moving in we found the flat was still minging, and the bed was not fixed and has since collapsed even further. Also prior to moving in we advised that we already had some furniture and explained that if the existing sofa and coffee table could be removed that'd be great but obviously being a furnished flat we would understand if not. Before signing the lease we were told that this wouldn't be a problem we just needed to arrange a suitable date. We paid removals guys to take our furniture over to the new flat and squeezed it all in while we waited for a suitable date to be provided. After 4-5 calls and emails over several weeks we were told that it wouldn't be possible. After living there for 6 months, the rent went up. We decided it wasn't worth the extra money and put in notice to move out. During this time we were arranging to have the broken bed replaced, and after giving our notice we were asked for our availability to replace the bed. We provided our it and then heard nothing. Several weeks later I contacted to ask for an update and were told that we're not getting a new bed. Final complaint, they hold viewings without giving any notice. Twice last week they turned up without any prior warning with a bunch of people to view the flat!
