What can I say, there were good things and bad things. The good; you could always get in touch with them to sort things out. The staff apart from the manager in Aberdeen (James) were a pleasure to deal with. 1) The manager and I spoke on the phone about insurance and the deposit. I found him quite rude and obnoxious. Do not believe he represents the company he works for in a good light 2) Getting things repaired in the flat I stayed in took a long time. The only thing that was fixed quickly was the lock on the door 3) Please ensure your deposit is put in the deposit protection scheme. Follow this up 4) After I left the flat, I got a professional cleaner to clean the property but was still charged for a deep clean 5) Please check the inventory very well and flag up any issues because they will make you pay for this later. I had to take them to court to reclaim my deposit after they made some deductions that were inaccurate. I would suggest immediately you move into the flat, take pictures of the flat and compare with the inventory, send a copy of the pictures to the inventory company, martin and co and keep a copy for yourself. Communicate by email and save your emails, you will need them later. When your tenancy ends, get the property cleaned, retain a receipt and video evidence as you will need it in court. Finally, I would suggest you prepare to contact the courts at the end of your tenancy as the goal is to not return your deposit to you. Good luck, I certainly will not lease any property from them again

Dear Mr Mark A, I can confirm that all deposits are transferred to the SafeDeposits Scotland scheme (approved by the Scottish Government). Our goal is to help the adjudicator to reach a fair decision on how to allocate the deposit at the end of the tenancy. In the particular instance of your tenancy, the SafeDeposits Scotland adjudicators allocated the deposit fairly based on the evidence that you and us provided. Had you not been satisfied with this outcome you could have appealed to their decision. Furthermore if you were dissatisfied with any aspect of our service you could either follow our complaint procedure or raise your concerns to the Property Ombudsman (to whom we subscribe) and he would have reached a fair resolution to any claims. Very Unimpressed. A dishonest company who refused to clean my rented accommodation on moving in, even though they admit they did not clean it after the previous tenant. On moving out, they persisted to charged for a deep clean at the end, along with accusing me of removing items of furniture from the property to the value of a few hundred pounds. They later found these items....exactly where they were supposed to be on the inventory. I never even signed an ingoing inventory! Bottom line, months of hassle, dishonest tactics and frankly illegal.

With regards to your comments on the inventory, the inventory report is 100% independent and carried out by a third party with no affiliation with Martin & Co. In terms of your other comments relating to the beginning of the tenancy, you are correct in saying that were a few minor cleaning issues to be addressed. For this reason and as agreed, you were only charged 30% of the outgoing cleaning bill. Our records show that a contractor was appointed on the 19th of November to look into all the maintenance issues you have mentioned. With regards to the returning of the deposit, the records show that we were in constant communication always endeavouring to act upon your requests and bring the matter to a satisfactory conclusion. Furthermore we offer full regulatory protection by offering the redress option that we have by being members of the Property Ombudsman, if you feel that we have not kept our high standard service.
