Edited: Unfortunately, on our way out of the tenancy, the attitude of staff changes dramatically and they are not responsive to queries unless chased many times. The level of apathy shown by the tenancy manager is appalling. Earlier review: Great experience renting a home in London Bridge! Our agent is Florent and he is super patient, responsive and helpful in the entire letting process. He went above and beyond in helping us out with referencing and check in, which made the process very smooth for us.

Bullish team: at the end of the tenancy they conveniently forget to mention there is an option of a rolling contract; l on a checkout, they request you to send confirmation you got all accounts closed in order to get a deposit back (illegal). Bullish agency for Bullish landlords.

This is an accurate and honest review, I have all the information in emails and SMS so can back this up. 1. I placed an offer on a property which was accepted by the vendor. 2. I sent over all my ID details, proof of funds and solicitors details. 3. Preston Baker sent the Memorandom Of Sale to myself and my solicitors and the house was taken off the market and marked as Sold STC. 4. I submitted my mortgage application and instructed solicitors to proceed, paying the fees. 5. Preston Baker rang me to advise they have submitted another offer to the vendor and would I want to match it. I believe this is called 'gazumping', note this was after my offer was accepted and the house taken off the website etc. I tried to raise my offer and then received a further email asking for full and final offers. 6. My offer was presumably beaten as it was rejected by the vendor. I have now had to cancel my mortgage application (this may impact my credit score), cancel the solicitors (which I may not get a full refund for) and look for another house. I am sure the vendor is happy as they have a better offer but as far as a potential buyer I would be very wary using Preston Baker as you could agree a sale and then be gazumped later down the line leaving you out of pocket. As you can see from Preston Bakers reply, they will submit any offer during the process even if you have had an offer agreed and instructed solicitors, beware you will end up out of pocket like I have due to the gazumping practice.

We understand you must be disappointed that your offer was not successful in the end however please be aware that it is within the legal rights of anyone who has viewed a property to submit an offer at any stage and we have a legal obligation to submit this to the seller. We only ever act upon the sellers instruction when negotiating offers and followed their wishes by taking best and final offers from both parties ultimately resulting in an offer being accepted from the other party. CANCELLED VIEWING WITHOUT NOTICE. Called to book a viewing at Waterloo near Lambeth North Station yesterday. No confirmation email received whatsoever. Called again in the next morning to confirm the viewing is on - was confirmed but no confirmation email is sent again. ARRIVED at the place to hear the unit was rented out. No cancellations email no call whatsoever again. CLAIMED to have made calls and email to cancel, but nothing in my email/voicemail, and funnily I was on my phone for the entirety of the morning. Such a waste of time and could not communicate properly.

I would give 0 stars if I could. Absolutely impossible to deal with, repairs ongoing for 6 months and overall incompetency across the property management team

Terrible experience renting a property from this agency. We faced several issues with our property which were not actioned upon with any urgency at all. We had a broken dish washer for 9 months of our tenancy. However we received a complaint for loud music from some neighbours once and they were very active in following up on that. Quite hypocritical behaviour from the employees of this agency. Following up only when their reputation is on line but not being considerate to the people actually renting the property. Now I’ve moved on to a new property and it’s been 1 month since my letting reference is stuck in pending because Stirling Ackroyd can’t care to reply or approve it. Terrible experience. I would avoid renting out a flat from them in the future.
