After 3 years living in one of their managed apartment in East Parade I can unfortunately share my negative experience I had as tenant with Belvoir and its owners. Claire attitude has been very difficult throughout my experience. As tenant I never felt respected despite I was adhering to all my duties as tenant (e.g. Paying my rent always on time, taking good care of the house and never created any issues throughout the tenancy period). There were a couple of issues I experienced such damps in living room which were never sorted during my tenancy despite reporting issues multiple times. Single thing which was done was to paint over the damps which came back after few days. Another issue was related to the fact that during covid period I was forced to accept the visit of their electrician to my property despite I had never agreed to the visit. I was threatened to be obliged to pay the electrician fee if I hadn't accepted the visit despite I had explicitly asked them to arrange any maintenance work via call phone instead of message due to my impossibilities to answer text message unless WhatsApp. The electrician private message to organise the visit was never answered and the electrician remembered just the day before (at 10 pm) to remind me about his compulsory visit which was never agreed to. Claire fully supported his supplier instead of trying to empathise and understand why I could not let him in after few hours notice (i.e. I had to work the day after). Apart from the total lack of support over the 3 years as tenant, the last issue was related to the deposit. At the end of the tenancy they came out with really petty excuses (dirty skirting board, light switches and bathroom panel dirty after they took the pic with flash and light off in the bathroom) aimed at holding a cleaning fee of £150. Fortunately, I had enough evidence about my good faith and for a principle matter I decided to go through an independent adjudicator through the DPS. and guess what? The adjudicator stated that the cleaning fee of 150 pounds????? is unreasonable and unjustified in her/his report where he/ she awarded me of the entire deposit fee they were trying to claim. A genuine tips for all tenants leaving the property, keep record of all communication during the check in and take good pictures and videos of the house when leaving the property. I wish I could have left a positive experience/ review to a local business but unfortunately due to how I felt during the tenancy I am forced to share this experience with the hope to help future tenants to be treated better! Update after answer of the owner: hopefully Belvoir answer can show the difficult attitude I was mentioning and how they live in a delusional world. PS. Please check the review I left to local businesses to see how untruthful their comment is 😉

Called about a property and got told I wasn’t going to be taken seriously because I have been looking for a few months & it looks like I’m “messing about” and not looking seriously. Lady on the phone had a bad attitude and was very blunt. Left the phone call feeling a bit insulted

As this is in the hands of our legal advisers due to the factually incorrect and libelous statements, then I can comment no further, other than to say that as the DPS are a completely independent advisor who usually err on the side of tenants, and for them to award the Landlord (not us the Agent) cleaning costs then it must have been warranted.

One of my worst experience ever. After not replying to my emails for 1 week, the week before the move, I called them twice on Monday and Thursday and they were disturbed I called. At the end of the last call a member of their staff even laughed at me saying they were waiting information from me and not the opposite. My interaction with them ended when they say they didn't have updates regarding my application and so they didn't feel they had to reply to my emails. The justify their behaviour saying they work only for landlords and do not feel to do anything for the tenants. Honestly I don't see what they do or good at. I precise this is my experience with 2 staff members, one of which was the director.

Good afternoon Gabriele, Frankly, I am quite surprised to read this review as you are aware the last communication you sent us had to be passed to our legal team due to its inappropriate nature. As you clearly wish me to clarify our position on a public forum, I am happy to do so. I felt as Lettings Director of the business I had no option but to get involved as I would not let any member of staff be spoken to in the manner you have, people come into work to do their job, not be harassed. As explained on several occasions, we were in this instance employed by the landlord on a 'tenant find only' basis. This means we have very little information on the status of your move in. However, on making your application you were provided with the referencing company details (so you check the status of your application) and the landlords details (so you could contact with any questions and agree your move in). Despite this information you continued to harass the staff to the point that we had to ask you to only communicate via email. You have also failed to mention that despite the barrage of abuse and this negative review we have continued to assist with your move including checking you were happy with the property once moving in. We do hope you are very happy with your new home but with respect would advise you to conduct yourself in a more polite and courteous manner when looking for another property. I was trying to enquire about a property via the phone, on answer I was met with extremely condescending and aggressive attitude by a Claire. It’s obvious she does not care about her potential tenants. Joke. Will not be returning. Disgusting.NegativeQuality, Professionalism

Hi Leon, After spending a miminum of 25minutes going through with you the best way to guarantee a tenancy despite you not working and being on benefits, you rang me a couple of times for assistance. On one of these occasions you rang our emergency mobile number with a message ' ring me back its urge nt' this is a dedicated number for our current tenants, so I asked you not to call that one in future.
