We'd like to set out what has actually happened, as we think it gives a fairer picture.
We manage this flat on behalf of the landlord. When the issue was first reported earlier this year, a professional pest control company was instructed straight away and carried out a series of treatment visits. They then attended together with a builder so that the integrated kitchen appliances could be pulled out and the areas behind and beneath them inspected and proofed at source. A written report, hygiene recommendations and photographs of the proofing works were sent to you.
When further activity was reported, we instructed a second contractor to carry out additional proofing works, and — and because you asked for it — a member of the Element team is attending that visit in person next week.
At every stage the landlord has followed the written advice of the pest control professionals and approved all of the works they recommended.
The landlord has also been flexible throughout, including making clear that you could end the tenancy early, without penalty, at any point if they preferred not to stay.
We can't say the problem is gone until the contractors confirm it, and we will keep going until it is. But it isn't accurate to say the property was let with a known rodent issue or that nothing has been done.
