Great service and managed to sell our flat very quickly for a good price. Steve was especially helpful with ensuring that the sale progressed smoothly and quickly. I would definitely recommend Stephen James and we will use them again if we are selling or renting a property in future.

Have used Stephen James to both sell and rent properties I own in the West Norwood area. All the staff have been easy to liase with particularly Ryan and Carlos, the two I have dealt with the most, who have been flexible with my changing demands on the properties and very helpful assisting me with trades when needed. Their valuations were initially higher than what was achieved but I am happy to accept there was a reduction in the market at the time.

Great experience, Ryan responded to all of my enquiries promptly and was amenable to my requests. He was both professional and friendly as were the other staff I dealt with. I saw many differnt flats over a long period of time with different agencies and EACH TIME Stephen James had the best accommodation at the best price so before I even found my place I knew it would be through this agency.

Managed to sell my house where haart failed - negotiate on the commision. Seems to know what prices are selling and which won't. Anyway, they took a personal intest n getting the sale through to completion which was a big thing these days.

The manager has described here the situation only as he sees it, trying to make only other people at fault, whilst conveniently excluding his own behaviour. During the very last hours before signing, he chose to give the property to someone else (due to my trying to renegotiate price - as is normal). If this man was half decent, he would have tried helping by saying ‘if you negotiate further, you’ll lose the sale’. He instead chose the option that would result in making himself more money ("we have received a considerably higher offer" - quote). He wasted £500 of my money and 3 months of my time. Be aware that Stuart is all about the money. He will not hesitate in destroying your sale at the last minute, if he thinks he can make himself more profit (which is what he did to to me). Avoid this untrustworthy and unpleasant man - be warned, do not buy anything from him.

As a 'cash' buyer, you delayed for over 3 months. You changed your mind several times during the purchase problem. We tried to help at all times. On the day of exchange you promised to visit our office and sign your documents. Unsurprisingly you failed to keep you word, didn't show up here or at your solicitors. Probably you feel that renegotiating the price on the day of exchange is a good idea. You ignored our emails for a week, even after we informed you the property was back on the market. Ultimately, we informed you that the vendor had finally had enough of your delays and we are now selling it with another buyer. You fail to keep your word or your promises. Other agents should beware of your time wasting.

Northwood Dulwich treated me terribly when I left the property that I had loyally rented for more 19 months. They tried to claim £585 from my deposit without negotiation for so called professional cleaning and redecoration of the lounge. Thanks to the DPS I managed to recover the majority of my deposit because they exposed the claims to be false. It’s companies like this that tarnish the reputation of honest, trustworthy property management companies. I would not recommend using this company at any cost.

When you left, an independent inventory check out was done. This was given to the landlord to decide on deductions. You tried to claim all of your deposit back. As you and the landlord could not agree, this was sent to the DPS to resolve. The DPS gave some money to you and some to the landlord. So we protected our client, the landlord, from tenants like you that do not return the property in the same condition. All our actions were directed by the landlord. It is not for us to decide on deductions. We fully documented the condition of the property before and after your tenancy.

I came across a property listed on Rightmove and promptly enquired about it. I received an email from Arjan, who asked me a few questions, which I quickly responded to. However, after mentioning that I am currently not working due to a disability and receive housing benefits, my emails were completely ignored. I later noticed the flat in question had been reduced in price, so I emailed Arjan again, expressing my strong interest in viewing the property. I also asked if I was being rejected due to receiving housing benefits, which would be discriminatory and unlawful. Unfortunately, I was ignored yet again. What’s frustrating is that I was fully able to afford the higher rent, but they would rather reduce the rent and leave the property empty than consider me as a tenant simply because I am not currently working. This experience has left me feeling disheartened and unfairly treated, especially as discriminating against someone for being on housing benefits is illegal. I would not recommend this estate agency, as they seem to lack professionalism, responsiveness, and an understanding of equal opportunity practices. Edited to answer owners response. Hello Scarlett, I am sorry that Arjan did not respond. Unfortunately the lease on the building does not allow pets, and you stated you have a small dog. Arjan should have clarified this.
