This letting agent leaves a lot to be desired. Zero support for tenants, acting solely as sales agents in the interests of the landlords, despite their obligation to provide clarity for tenants about what they're signing up to. My nightmare began with the tenancy agreement arriving just one week before I moved in, forcing me to sign a "Deed of Surrender" (I was led to believe it was a 12-month new contract via the existing flatmate who had gotten his information from the agent). When I raised concerns, the agent admitted it was a bad deal to take on responsibility for anything that had gone on with a prior flatmate, but offered no alternatives. Emails in one thread are typically answered by different agents, and phone calls vanish into an off-site messaging black hole. Even after I moved out, getting my deposit back was irregular. After a second email asking when it would be returned, I was told it should've been returned via the new flatmate (a stranger!), who didn't even have my account details. This is not standard practice, it's a recipe for disaster! How are you supposed to enforce getting your deposit back from a new tenant if they dispute they already sent it? If you pay your deposit into a Govt. Protection Scheme via an agent, it should be returned that way. Instead, this agent feels it is "problematic" to treat me as an individual tenant with my own rights and so prefers to wash their hands of it. The new flatmate is left feeling the same. UK law doesn't help flatmates moving in with existing tenants under one umbrella agreement, but the treatment I experienced felt demoralising. It was my first time in such an arrangement and an agent knowing this should provide support. If you value clear communication, tenant support and basic professionalism, avoid this agency.

Hello Kate, I am sorry that you did not understand what you were agreeing to. You were entering into a flat share with another tenant. That tenant may have misled you. With permission from the landlord, we arranged for you to replace an existing tenant on an existing tenancy agreement. That agreement has now come to an end and you wanted to move out, but the other flatmate did not. A tenancy is a joint agreement, you weren't just renting a room. Your flatmate was able to find someone else that was happy to replace you on the tenancy, and we have arranged for this. As the new tenant is replacing you, they are just taking over your obligations, and therefore the deposit money arrangement was between you. If you had moved in to the flat on your own, then a new tenancy would have been created, with new deposit protection and a new inventory. You were provided with any information you requested in a timely manner. As you say, you were provided a copy of the agreements as soon as referencing was complete, a week before you wanted to move in. You did not have to proceed. You have expressed that you did not want to continue living there after a couple of months, so it is a good thing you were just doing a tenant swap, otherwise you would have been committed to 12 months. All phone messages are kept, and any left with our answering service are held in emails, there is no messaging blackhole. We enabled you to rent the flat with another person. We were not privy to the relationship with the other tenant, or your relationship to the person who is replacing you. We have no complaints from you about the property and you have received your portion of the deposit back when you moved out. Perhaps flatsharing with strangers is not something you wish to do in the future. The contracts and the laws are very clear on tenancies and tenants rights.

The manager Stuart Williams has described here the situation only as he sees it, trying to make only other people at fault, whilst conveniently excluding his own behaviour. During the very last hours before signing, he chose to give the property to someone else (due to my trying to renegotiate price - as is normal). If this man was half decent, he would have tried helping by saying ‘if you negotiate further, you’ll lose the sale’. He instead chose the option that would result in making himself more money ("we have received a considerably higher offer" - quote). He wasted £500 of my money and 3 months of my time. Be aware that Stuart is all about the money. He will not hesitate in destroying your sale at the last minute, if he thinks he can make himself more profit (which is what he did to to me). Avoid this untrustworthy and unpleasant man - be warned, do not buy anything from him.

As a 'cash' buyer, you delayed for over 3 months. You changed your mind several times during the purchase problem. We tried to help at all times. On the day of exchange you promised to visit our office and sign your documents. Unsurprisingly you failed to keep you word, didn't show up here or at your solicitors. Probably you feel that renegotiating the price on the day of exchange is a good idea. You ignored our emails for a week, even after we informed you the property was back on the market. Ultimately, we informed you that the vendor had finally had enough of your delays and we are now selling it with another buyer. You fail to keep your word or your promises. Other agents should beware of your time wasting.

Avoid. Try to set you up using an affiliate (Homeshift) for bills which was a nightmare and have had a 40% rise in broadband cost after a few months. As soon as you move in they stop caring about you. Worst rental experience in 14 years in london. They will try to get you to leave a good review very early on. Give it two months then make your mind up.

Estate agents don't know the property they are renting very well, flat not cleaned throughout before moving in, called multiple times over several months to get repairs done but still nothing, don't adhere to safety standards regarding gas hobs, very slow response times, changed my electricity supplier without telling me, rodent problem not being addressed Edit in response to the owner: that parking permit was not replaced until after I moved in and no cleaners came round beforehand, the hob installers chose to not follow minimum safety clearance guidances (I have this confirmed in an email from you), I have email confirmation that you changed my electricity supplier without telling me, the rodent issue is still a problem

Hello Dr. Foster, I am sorry you are unhappy with the property. It was scheduled to be cleaned before you moved in, but the previous tenant lost the parking permit and we could not get cleaners in earlier. Professional cleaners attended as soon as a permit was available. The gas hob had passed the gas safety. Once you reported the fault a replacement was ordered and installed immediately. And the rodents are part of a communal issue which building management are dealing with. As far as you have reported, you can hear them only. We have never changed any utility suppliers.

This agency is horrible, and the employees are all very rude and they never help with queries. Also they have been very dodgy with information about landlord, nothing is transparent. They are so great they are refusing to give us our deposit back for the property we rented from them and when we rented from them they hid the holes in the floor so we cannot see it until after we rent the place. Don't ever use them if you don't want to deal with unprofessional peopleNegativeProfessionalism

Hello Loredana, Your deposit is held with mydeposits protection scheme. By law we do not hold the deposit. Any dispute over the deposit is handled by them. We did not hide anything from you and you did not submit any complaints while living there.
