This letting agent leaves a lot to be desired. Zero support for tenants, acting solely as sales agents in the interests of the landlords, despite their obligation to provide clarity for tenants about what they're signing up to. My nightmare began with the tenancy agreement arriving just one week before I moved in, forcing me to sign a "Deed of Surrender" (I was led to believe it was a 12-month new contract via the existing flatmate who had gotten his information from the agent). When I raised concerns, the agent admitted it was a bad deal to take on responsibility for anything that had gone on with a prior flatmate, but offered no alternatives. Emails in one thread are typically answered by different agents, and phone calls vanish into an off-site messaging black hole. Even after I moved out, getting my deposit back was irregular. After a second email asking when it would be returned, I was told it should've been returned via the new flatmate (a stranger!), who didn't even have my account details. This is not standard practice, it's a recipe for disaster! How are you supposed to enforce getting your deposit back from a new tenant if they dispute they already sent it? If you pay your deposit into a Govt. Protection Scheme via an agent, it should be returned that way. Instead, this agent feels it is "problematic" to treat me as an individual tenant with my own rights and so prefers to wash their hands of it. The new flatmate is left feeling the same. UK law doesn't help flatmates moving in with existing tenants under one umbrella agreement, but the treatment I experienced felt demoralising. It was my first time in such an arrangement and an agent knowing this should provide support. If you value clear communication, tenant support and basic professionalism, avoid this agency.
The manager Stuart Williams has described here the situation only as he sees it, trying to make only other people at fault, whilst conveniently excluding his own behaviour. During the very last hours before signing, he chose to give the property to someone else (due to my trying to renegotiate price - as is normal). If this man was half decent, he would have tried helping by saying ‘if you negotiate further, you’ll lose the sale’. He instead chose the option that would result in making himself more money ("we have received a considerably higher offer" - quote). He wasted £500 of my money and 3 months of my time. Be aware that Stuart is all about the money. He will not hesitate in destroying your sale at the last minute, if he thinks he can make himself more profit (which is what he did to to me). Avoid this untrustworthy and unpleasant man - be warned, do not buy anything from him.

Avoid. Try to set you up using an affiliate (Homeshift) for bills which was a nightmare and have had a 40% rise in broadband cost after a few months. As soon as you move in they stop caring about you. Worst rental experience in 14 years in london. They will try to get you to leave a good review very early on. Give it two months then make your mind up.
Estate agents don't know the property they are renting very well, flat not cleaned throughout before moving in, called multiple times over several months to get repairs done but still nothing, don't adhere to safety standards regarding gas hobs, very slow response times, changed my electricity supplier without telling me, rodent problem not being addressed Edit in response to the owner: that parking permit was not replaced until after I moved in and no cleaners came round beforehand, the hob installers chose to not follow minimum safety clearance guidances (I have this confirmed in an email from you), I have email confirmation that you changed my electricity supplier without telling me, the rodent issue is still a problem

This agency is horrible, and the employees are all very rude and they never help with queries. Also they have been very dodgy with information about landlord, nothing is transparent. They are so great they are refusing to give us our deposit back for the property we rented from them and when we rented from them they hid the holes in the floor so we cannot see it until after we rent the place.
