I had previously posted a 5-star review of Cameron for getting us into our property on a short timeframe back in 2021, and for allowing a rent extension in 2022 before we renewed again. I am changing this review now based on a number of factors which I believe people should be aware of: 1. The main reason is the rent increase. We were previously paying £1,950 per month until we were hit with a rent increase up to £2,400, relisted online at £2,500. This is an overwhelming increase! I am told this is the decision of the landlord, but considering I never had any correspondence with them, it is ultimately Cameron who have authorised this. On top of that, there was very little room for negotiation. We were sent the eviction email + letter through the door and just as I called back shortly after receiving this, the point of contact had gone on annual leave. This was a very stressful process, and not handled in the best manor. 2. We had multiple issues with our property which took a significantly long time to get sorted after reporting (boiler, toilet seat), or never sorted at all (shower door handles, lighting). The reporting process was also a pain as if we told a member of Cameron staff, they wouldn't log it, instead directing us to an online portal which was unintuitive to use. As we then saw in our security deposit deductions, there were items in there that we had reported but no one had came to fix. I don't see how this is fair. Additionally, expecting us to pay for and undergo a deep clean while still living in the property seems very extreme. Ultimately, if there was a point of contact we could speak to, who could then see to it that our issues were resolved in a timely manner then this wouldn't be a problem at all... but there wasn't. 3. This is a small factor, but as we renewed our tenancy, one tenant swapped with another. They were then charged an extra £50 as an admin fee. While it may not seem like much, this was a hidden charge we were hit with for trying to do things all above board. Ultimately, the issues above may not be the direct fault of Cameron. The landlord and the affiliated companies are most likely part of the problem as well. This review has not been targeted at a single employee, but the process we have faced as a whole. We used Cameron to let our first Flat in the UK, as they made it easy to lease a flat for newcomers to this country. It was a nice flat in the Padcroft Development. We moved out of our flat, and we were shocked to see what Cameron wanted to deduct from our deposit for “damages” which we believe to be fair wear and tear. Some of these outlandish charges were: -£20 for furniture indentations in carpet. -£25 for furniture indentations in carpet. -£10 for “few light marks” on flooring. -£20 for light scuffs on skirting. -£20 for Dishwasher door “not closing properly”, even though it closes perfectly normal? -£330 for professional cleaning as we returned flat only in “domestic cleaning standard”. Which included £45 for mattress sanitizing, and £90 for carpet cleaning, which we already did, as requested by landlord. So they wasted our money. They also wanted to charge us: -£10 for kitchen unit hinge detached -£50 for detached kitchen kickboards. Though these were reported to landlord as maintenance request months prior to us moving out, which was never fixed by Cameron during our tenancy. Eventually, we did sort out the issues with Cameron, and they reduced some of the fees, but this left a bad taste in my mouth. We still were deducted charges that I did not believe was fair, but we did not want to wait to go TDS for adjudication as could take 4 months. And I believe the letting agency knows this, and is taking advantage of people. Buyer beware. Greedy letting agency. Though beautiful flats.
As a landlord V disappointing experience.
I am Landlord of 56B B...close...Rd, and my name is Amir Ham...d. I am giving this information so the company can easily identify me. I originally had full management letting agreement with Cameron Estate Agents in West Drayton, London, which is currently changed to Rent collect letting agreement. My relationship started with them a year ago. The company has committed following deceptive, arrogant and unacceptable acts (documentary evidence available): 1. Making tenant to switch off the electric water heater (through their engineers) and then reporting “no hot “water in My property. 2. Sending their engineer (they call them sergeants) to my property without my permission under the guise of “emergency” to look at the issue they created themselves purposefully to charge me for the work, through their engineer. I have independent engineer report as proof. I also had informed them. I have emergency insurance. 3. Invoicing me for the visit of their engineer in emergency , while I had emergency insurance 4. Ignoring or not answering my questions in emails when challenged about their tactics and behavior, and diverting real issues through lies and false statements. 5. Over charging me for their commission and making me go through onerous process to claim it back 6. All the above has caused, and is still causing me tremendous distress and financial loss. 7. When I complained their staff and even chief executive behaved in a arrogant way and falsely accusing me of inappropriate behavior rather than reply to my complaint. Then dismissed my claims without reason even when I presented documentary evidence of all above. If they reply to this, you will see the arrogance in their reply and the baseless accusations they make. I am putting this review in the public interest to make them aware in good faith. To all landlords out there who are in business with them, please be vigilant and extremely careful. To all those thinking of doing business with them, do it at your own peril. Judge it for yourself. Reply to the company's response below: I absolutely refute your libelous claim that my review is mendacious. I can post evidence here on social media if you want, the tenant email stating in writing that your engineer told the tenants to to switch the hot water off. Then you emailed me reporting there is no hot water in the property, which was your own doing. Which caused me financial loss. Plus I can post all other evidence. My review is, therefore, true, factual and honest opinion, backed by solid evidence, like I said. You claims are completely baseless on the other hand. It further proves what I said about your reply in my review above, that you will levy baseless allegations , which you did. Proved my point beyond any doubt about you. Stop embarrassing yourself in your attempts to reply to me.
Ridiculous service all the way. Apart from the fact that they took back a flat after only 6 months of us staying there, they took money from our deposit for the most ridiculous reasons, they weren’t there when in a previous house, one of the tenants was illegally subletting the flat, and they didn’t chase him when he stole our deposit from that one too. Just for us to avoid the small claims court procedure. Not helpful at all. They only care to take your money.
The first things I will say about this company is that they are incredibly unprofessional and at best, liars. They are currently selling (supposedly) the property at the top of my chain, do read on if you like a good laugh! The property had already been STC once and then re-sold by the time I found out about their existence, on behalf of an elderly lady I might add for a very hefty fee. As exchange was looming they suddenly went quiet on the seller and my estate agents so I decided to give them a call and spoke with a very helpful lady called Charlotte who put me in the not so great picture. Turns out 'Clive' had misinformed others in the chain that funds had cleared and contracts signed as he GOT MIXED UP with another property, Charlotte then told me to call her on the following Wednesday, which I did, to be told she no longer worked there.....In came Ahmad, which is where things got really interesting! This man has told more porky pies than Pinocchio himself, that is when he does eventually answer the phone when his gate keepers have had enough of fobbing people off with 'he isn't at his desk, he is out on appointments, he is on annual leave' you get the idea! My buyer even drove the 2 hours from where we live to confront him and was fed an absolute pack of lies and false promises, that was about 10 weeks ago now, and the funds were days away from being released says Ahmad, after the lenders needing this, that and the kitchen sink at the last hour, then they wanted searches, then a bad debt has come to light, I am actually waiting for him to tell us his dog ate the contracts. I made a formal complaint to 'Clive', ignored. To sum up my experience with this debacle of a company - they have lost my buyer a house, cost us thousands of pounds in delays not to mention the amount of distress caused, don't bother to get back to their buyer because 'they are busy' (my buyer is in contact with her and she is also at her wits end, and as I said an elderly lady) and are just the most unprofessional people I have ever had the misfortune of coming across. I hope you all think about this review whilst tucking into your Christmas dinners, knowing you have caused so much heartache to people who wont be in their new homes for Christmas (homes they should of been in, in August)
I recently had the displeasure of dealing with this letting agent, and I have to say, it was a terrible experience. The agent was incredibly arrogant and only seemed to care about their own financial gain. They were not at all interested in addressing any of my concerns or making the rental process a positive experience for me and my kids. It's clear that they only care about making money, not about providing a good service to their clients. They will go to great lenghts to lie and mislead you. I would not recommend this agent to anyone. Avoid them at all costs.
Worst agency ever!! 4 months into the property they gave us notice to vacate the property becausr the landlord decided to sell the house. I explained Ketan how difficult it was for me to find a pet friendly place and the first thing I asked at the viewing was "what's the catch " it's a 2 bed house, cheap rent comparing to whats on the market, pet friendly. Ketan looked me in the eye and lied. "There is no catch Eva" 1st month in to the property we had a gas leak 4th month - water leak During checkout they charged £10 for a few hangers I left in the wardrobe and a total of £250 from our deposit. After, a back and forth emails they charged us £150. We were in the property for only 5 months and they charged an arm and a leg on "damage". This agency is simply a joke. They put the house for sale before they even told us.
