Luke and staff always polite at the office in Whitstable. Not sure about the Herne Bay head office interference though - attitude problem certainly there and she took the 'personal' touch out of our sale! Would use an independant agent if ever buying or selling in Kent again.

The whole process of selling my flat has been stressful from receiving an offer until completion. Whilst a lot of this is not directly down to Miles and Barr, the communication throughout the sale has been very poor. At the very start at the process, a member of team showed the prospective buyer around my flat and left it open without even checking if I was still in the building, which is very dangerous. Throughout the process communication generally was slow, and I was the one doing most of the chasing to push the sale through which I didn't appreciate as it added unnecessary stress to the process. Furthermore, I was promised dates for the completion of my sale in October, then November then December and it finally completed at the end of January. Communication did improve and the whole service seemed to improve once I threatened to pull the flat off the market and complain to the Head Office, which obviously I did not want to do.
Here’s an honest review for students or recent graduates considering shared housing with this agency. At first glance, they appear reliable. The houses are generally clean, spacious, and well-maintained. In some cases, amenities and maintenance support are also decent. That’s the surface-level experience. The real issue lies in how their contracts are structured. They do not offer individual tenancy agreements. Instead, they use joint contracts, meaning your name is legally tied to other tenants you may not know or trust. In a shared housing setup, especially in a foreign country, this is a serious risk. The contract itself is written in a way that heavily protects the agency while leaving tenants exposed. The language is complex and ambiguous, and over time, you may find yourself held accountable for situations completely outside your control. For example: - If a housemate leaves the country without notice, you can be held responsible for their rent - If someone behaves irresponsibly in the house, there is no individual protection for you - Decisions can effectively be controlled by a “lead tenant,” creating an imbalanced dynamic rather than a fair agreement There is also a £150 charge for tenancy replacement, which is a significant portion of the deposit. In our case, housemates left unexpectedly, and despite it not being our fault, the joint contract made us financially liable. Situations like this create unnecessary stress and financial burden, especially for people already navigating life in a new country. There were cases where people were irresponsible enough to take away or discard their own belongings while vacating, that the onus and the financial toll for that fell upon the last person leaving the house. To be clear, this setup might work if you are renting alone. But for shared housing, the risks outweigh the benefits. If you value stability and peace of mind, it’s worth exploring other agencies that offer individual contracts and better tenant protection.

With hindsight we would not use this estate agent again. A senior sales negotiator who says she does not negotiate, a branch manager who does not communicate with buyer and seller effectively and a director who does not answer e-mails. There are better out there.
Well as a buyer at first I was impressed how fast Mike was responding to calls and emails but once the keys were handed to us and we had few questions regarding the house to the owners Mike has totally blanked us no response from him disappointing.
