We recently purchased a property marketed by Archers. Once a purchase was agreed we dealt with Gill Vaughan in her role progressing the sale and benefitted from her calm approach during negotiations. We would be happy to recommend Archers and their Usk Office.

We made an offer which was accepted then Gareth continued to put offers through to the vendors and gazumped us. Company with poor ethics. Avoid and save the heart ache.

We understand that losing out on a property to an alternative buyer is extremely frustrating and upsetting. As estate agents, it is our job to present all offers to our clients, and whist we can advise them, the ultimate choice is theirs. We do not encourage gazumping. We are legally bound to present all offers to the sellers. This includes whist the property is still available with checks being carried out (which is the case in this instance) and right up to the point of exchange of contracts. We do, as you know, inform all parties of the offers giving all involved a chance to improve their offer. That being said, we do appreciate how frustrating and stressful this can be, even when it is right at the beginning of the process before solicitors are instructed and the property is still marketed as available. We wish you all the best for your future plans.

To be honest never really got to deal with this office,enquired about a vacant property within quite a substantial rental price send several emails to determine a viewing,however received ne response what so ever,emailed throughout several days,whilst said property was vacant and still being advertised,didn't receive not even 1 email of acknowledgement,attempted to call to nobavail and received answer phone l,yet still no feedback or returned call,yesterday the property was removed from listing's as no longer available,spoke to the office and finally managed to speak to another agent and not rhian? Who was supposed to be point of both email and phone contact for said property,explained complete situation and very poor communication and response,agent agreed with me that it was not acceptable,and would get rhian to ring me back within time scale of closing,yet surprisingly didn't receive no call back,it would appear that property was infact offered to a known associate of rhians of which I have found out myself told yesterday by agent that she would get a priority call back from rhian to see if my requirements could be offered something else yet no call a 2000pcm,property with grounds and stables and a large spacious family home,yet appalling conduct of the said property manager rhian Race course farm,llanfoist advertised with 2000pcm longterm,and required income of 51000 per annum of which I fully met being a professional earning a annual income of 55+ per annum,guess rhians associate wasa better option, Let's just hope the actual owners are given the service they pay for with rhian managing property,atheist an apology wouldn't of been a big thing to ask!!!
