The staff needs to get some customer service training. Answering to the customer to a specific question with: " you'll know when I know" is not very satisfying Hannah....

Abysmal estate agent. Utterly failing to look after a property eg allowing fire alarms with dying batteries to beep for weeks. Staff lie and claim actions are being taken to naintain properties when they clearly havent. Avoid avoid avoid!

We’re sorry this has been frustrating and thank you for raising it. Once notified, we contacted our client and attended the property. The alarm is hard-wired rather than battery operated, so it was not something we could safely resolve ourselves. With the owner’s permission, we have arranged for a qualified electrician to attend. We take property management and neighbour concerns seriously and will continue to follow this up until resolved.

Cooke Curtis & Co did not carry out due diligence on a property for which we put in an offer and misled us as the situation of the vendors ( ie the property was advertised openly as being ‘Chain Free’ when this was not the case). As a result, we wasted £2,000 in legal fees before the vendors pulled out of the sale. Their service and lack of integrity was extremely disappointing.

Cooke Curtis and Co is an agency that only has the interests of landlords at heart. They avoid to provide any advice, care, or support that could compromise their relationship with landlords, no matter how the landlord behaves - because they only care about their money over the support of their tenants. Edit: In response to CCC, the advice given was always a scapegoat response to not involve themselves in the process. Our interactions on the phone started cordial but they became increasingly rude as we asked more questions/advice. They claimed to be a neutral party, but yet are currently actively helping our landlord claw every pence they can from our deposit - supporting the landlord in the adjudicator process. Money is their top priority not their tenants.

I would like to clarify that, in this case, Cooke Curtis & Co acted solely as the letting agent on a "let-only" basis, which means we were not instructed to manage the tenancy after the move-in. As such, we did not have the authority to oversee the landlord’s actions or intervene in the management of the property. That said, we do always aim to provide guidance and assistance to tenants where possible, even in non-managed tenancies. I understand you contacted us during your tenancy, and we offered advice and support regarding the concerns raised, including guidance around the checkout and deposit return process. We take all feedback seriously and are sorry you feel disappointed with the support you received. If you believe there are specific areas where we could improve, we would welcome the opportunity to hear more.

Terrible customer service, communication beyond terrible, not to mention rude. Never got answers from them when we were facing issues during our tenancy or during our move. They try to escape from giving you advice - even the simple questions were not answered. I don’t recommend them 🙏🏻

I hesitated publishing this review -- generally I'm against posting negative reviews, but given the circumstances to which I have found myself in, I believe it is important to inform others (tenants, landlords, sellers & buyers alike) of Cooke, Curtis & Co's shortcomings as letting agents. My partner and I are only 4 months into our tenancy agreement and pay nearly £3,000 / per month. We’ve engaged a solicitor to assist us in exploring what options are available to us for our particular circumstances, to which I will not disclose the full details of, but some of the issues we’ve experienced during our tenancy include: • Cooke, Curtis & Co withholding information regarding a pre-existing moth infestation. • Cooke, Curtis & Co failing to address the moth infestation (pictures attached), which still persists at the time of writing. • Cooke, Curtis & Co denied our queries around a possible insect problem and were slow to respond / ignored our requests for assistance. • Cooke, Curtis & Co included an additional clause in our lease agreement without our knowledge. The lease agreement was sent via email ahead of signing for review, but it did not include the special clause schedule. The terms of the special clause schedule were set out in an email to us, which we reviewed, and upon attending Cooke, Curtis & Co’s office to sign the lease agreement, the agent assured us that the terms in the special clause schedule were the same as those set out in the email previously circulated to us. Given the agent’s assurances, we did not re-review the special clause schedule as we understood them to be the same, to which they were not. • Cooke, Curtis & Co withholding invoices and proof of work carried out. The above list is not exhaustive and, without jeopardizing my objectivity on the matter, I will refrain from listing out further details. Cooke, Curtis & Co have not been sympathetic, understanding or supportive of the issues which we have raised as tenants and I have never felt so utterly hopeless. I cannot recommend Cooke, Curtis & Co’s services. ——— Updated post (02/07/24): In response to Cooke, Curtis & Co’s comment to my original post (above): - the meeting was not arranged by Cooke, Curtis & Co. The meeting occurred following our visit as tenants to their office to air our grievances over the lack of transparency and action being taken in their capacity as agent; and - I believe most individuals would agree with me when I say taking (now) 5 months to rectify the issue hardly counts as acting as ‘quickly as possible’.

Having looked through our internal notes I can see our team has been doing what they can to rectify this for you as quickly as possible, and that you have met with our Head of Lettings 1st July to clear up any misunderstandings and to confirm a course of action. Horrible experience. Long wait times for communication with questions often going unanswered, promised work not performed, etc. Do not recommend.

As a tenant I would not recommend- we rented from Cooke Curtis & Co for over a year. The communication was terrible and we were passed on through the company to different people and could never get a full answer when we had issues. When we had maintenance issues, the handy man left broken glass and rubbish for us to clean up. And also didn’t fix the issue which we reported. We weren’t listened to or taken care of at all and felt very mistreated.

Poor poor service! Inventory received months after moving in, on moving in house dirty, grass not cut. During the tenancy, requested works were not carried out. Landlord placed the property on the market during our tenancy and expected us to vacate during sale. The letting team totally ignored us during this time.
