After the initial meeting I was really disappointed with their service at the Bexhill branch. Danny Power was the breath of fresh air but the others made me feel not important and not welcome whenever I contacted them or walked into the branch. Maybe the value was not high enough? Two of the sales fell through where I wasn’t given the full picture or full checks were done before they fell through, wasting time. As a first time seller a disappointing frustrating experience.
After one year of living in a property managed by Smith's Homes Sales & Lettings, I feel it is important to update my review and honestly share my experience. Unfortunately, my experience with both the agency and the landlord has been extremely disappointing. Throughout my tenancy, I repeatedly reported serious damp issues within the property. Despite numerous requests for assistance, inspections, and promises that the problem would be addressed, the damp remained unresolved for over a year. I was left living in unhealthy conditions with little to no meaningful action being taken to permanently fix the issue. The maintenance service provided has been unreliable and unprofessional. Contractors would often say they would attend the next day or within a week, only to fail to arrive, cancel appointments, or become difficult to contact. On several occasions, I was given assurances that repairs would be completed, but nothing happened. As a tenant, it is incredibly frustrating and stressful to continually chase repairs that should have been dealt with long ago. Another issue relates to the condition of the property when I moved in. Before signing the tenancy agreement, I was informed that the back garden would be cleaned, overgrown bushes would be removed, and the area would be properly prepared. However, when I moved into the property, none of this work had been completed. The garden was left in the same neglected condition, which gave a poor first impression and demonstrated a lack of honesty regarding commitments made before the tenancy began. Customer service has also been very poor. When signing the tenancy agreement, there appeared to be a strong focus on obtaining positive reviews and maintaining a good image. However, once the agreement was signed and the tenancy had started, communication and support seemed to disappear. Responses were slow, follow-ups were lacking, and I frequently felt ignored whenever I raised concerns about the property. I would also like to highlight concerns regarding the office's advertised opening hours. The agency states that it operates from 9:00 am until 6:00 pm. However, whenever I attempted to contact them later in the day, I was often informed that staff were only available until 5:00 pm. When this discrepancy was raised and I suggested updating their online information so customers could contact them at the correct times, no action appeared to be taken. The most concerning part of this experience has been the ongoing damp problem and the impact it has had on my health and wellbeing. Living in a property affected by damp for such a long period is unacceptable. During my tenancy, I suffered from persistent coughing, wheezing, and chest infections. While I understand that health matters can be complex, I strongly believe that the condition of the property may have contributed to or worsened these symptoms. No tenant should have to live in an environment that raises concerns about their health and safety. As a result of the way this matter has been handled, I will be pursuing a formal complaint against both the agency and the landlord regarding the failure to properly address and resolve the damp issues despite repeated reports over an extended period. I believe tenants deserve safe living conditions, honest communication, and timely repairs when serious issues arise. Based on my personal experience, I cannot recommend Smith's Homes Sales & Lettings. The lack of action, poor communication, unreliable maintenance service, unfulfilled promises, and continued failure to deal with serious property issues have made my tenancy extremely disappointing. I sincerely hope that future tenants do not have to go through the same experience that I have faced over the past year.
As a buyer, I've had a terrible experience. I put an offer in and details were given in writing over a WHATSAPP account with a screenshot of DiP. And then I was checking frequently to see if the owner has replied if they accepted it or not. The very next day I'm having a text message saying they have accepted another offer and they won't even tell me what the next offer should be to top it and says the owner would not be accepting any other offers. What if I am willing to pay higher than the market price. If I am seller I definitely wouldn't want to miss that opportunity and would expect them to earn the maximum I can earn for selling my property and not shutting off people who would be willing to pay more. Really terrible experience.
Sent a confirmation text hours before the viewing only to arrive and be told after contacting them that the house was unavailable. Wasted an hour of our time travelling g and had nothing to say for themselves. Poor.
Had arranged to view a property at 1.30 11/09/21, has arrived at the property at 1.20 and waited until 1.35 and contacted the office to state no one had arrived for me to view the property, then around 1.45 had a telephone call from Smith's stating they had received and offer and seller had accepted, totally unprofessional, had me down as a 2 o'clock appointment, but had sent two emails stating 1.30 and a confirmation on 11/09 at 8.01 confirming my appointment fir that day at 1.30. Totally an unprofessional estate agency.
Myself and my partner had a viewing booked, and confirmed, for a property. My partner had a confirmation reminder this morning prior to our viewing. We arrived, 13.25 for viewing at 13.30. no sign of estate agent. 5 minutes past our time , we rang agent. The person who was supposed to be showing us property would ring us back. 15 minutes later, after us waiting outside property for 20 minutes we were called back by rhys. He had different time in his diary to what we had confirmed by email!! But property was under offer so we would not be viewing anyway.. No cancellation phone call prior to appointment i found this to be totally unprofessional.
For anyone thinking about renting a house/flat at this letting agent, please read this! This story may be long, but it is all true with pictures. I have never been so angry with a business that I want to write such a long review. But I ought to tell you this! In June 2018, we viewed a flat in the city centre, and my partner and I both liked it, although there were moulds and cracks on the en-suite wall to the master room as well as the main bathroom, we still took the flat, as our previous flat was going to end in a week, and time was tight and strict. Before we signed the contract, we discussed with Hywel about the redecoration of the bathroom walls, he promised that it will all be sorted once we moved in. We believed him! On the day of key collection, we realised that the bathroom walls were not sorted, and I was very angry and annoyed as this was discussed beforehand, and yet Smiths did not bother to update me either by calling or emailing. After the keys collection from their office, we went into our ‘new flat’ to found out that the bed in the second bedroom was broken, the chest drawer was unsurprisingly broken, the wardrobe was broken, and the extractor fan was broken too! Did they not bother to check the flat before we moved in? The inventory they gave us was a load of rubbish! We informed them of all the issues, and they first said to us that they were not aware of it, and then vaguely said: “we have noted this down in our diary, we will get them sorted as soon as possible.” Oh, it only took them two months to get them fixed, very quick indeed(!) Also, just a few days after we have settled down, the previous tenant who lived in this flat came knocking at my door, and during our conversation, he told me that Smiths was aware of all the issues that I have mentioned to them, which had made us doubt very much of their credibility, and we were very correct! Moreover, the bathroom walls, they only started fixing them in March 2019, that is 9 months after we moved in, and we were due to move out in July 2019. The whole work took more than 1 month, which has severely disturbed our life. On top of that, the business never replies emails promptly nor phone calls. After we moved out, we requested a reference from him to our current landlord, and, unsurprisingly again, no replies. We are both good tenants, and left the flat in a very clean state, there is no way that we are purposely creating problems for them as the problems are problems on the face of it!
