We used Belvoir Sutton to find us a new tenant for one of the two rooms that we let in our house, we found Nidhi Mehrotra extremely helpful and with her expertise and professionalism. Nidhi and her staff found us a tenant very quickly, the young lady has now been with us two months and we are all very happy, we would definitely use Belvoir to find our next tenant when the occasion arises and we would highly recommend Nidhi to any landlord in this area. Just sold out flat. Good service from start to finish, knowledgeable team and on the ball in terms of progressing our sale once we had a buyer. Belvoir were a pleasure to deal with. Highly recommend to anyone thinking of using their services.

I recently attended a BTL seminar at Belvoir . I found the presentation on leaseholds pitfalls and questions to ask when considering buying leasehold properties as compared to freehold quite informative and very helpful. The staff were friendly and approachable and spoke in plain jargon free language for all to understand.

When they are trying to get you through the checks and get the deposit, they are kind stop calling and emailing. Once you’re a tenant they don’t respond to emails resulting in me having to continually call and even go into the office to get matters responded to. It’s a bit chaotic and not very professional. When I was moving out I had people letting themselves in and out without letting me know even though I was still responsible for the property and paying the bills. Even my landlord said they had been a “.shambles”.they just want you to sign up and get the rent each month. Other than that, not bothered.

Hello Linzii, firstly we are glad you felt that our service was done well during the tenancy checks and going through the initial renting process. As you were aware we were instructed for a 'Let Only' service by the landlord for the property. The landlord mentioned he tried to explain this to you as well, which is why when you approached us with management issues we would always redirect you to contact the landlord. Since you wanted to vacate the property earlier than the date on your tenancy agreement, the landlord wanted to re-let with us and we began to work to find a tenant to replace you and save you some money. This is why we always approached you to give us a time to arrange viewings with prospective tenants. If the landlord wasn't happy with us, he wouldn't have asked us to find another tenant for the property. I hope this provides some clarity to the points you've raised. Great start, mediocre continuation and very disappointing end. Excellent agency if there are no problems with the tenant/property. The moment that some problems occurred - the agency suggested extremely expensive repairmen who did very poor job culminating in a collapse of a ceiling in one of the bathrooms. We had to search for decent repairmen from Singapore because the agency kept sending quotes ~3 times higher than the market rates and the worst part is that the problems were not even fixed for that price. Ended up paying thousands of pounds for repairs that needed to be redone. The most disappointing thing is that the company insists on paying £30 to get the report of how much money we paid them.

Firstly, we would like to clarify that the quotes provided for repairs and maintenance are from third-party contractors, not set by our agency. These contractors are vetted for their expertise and availability, especially for high-spec properties, which often require specialised materials and skills. This can understandably result in higher maintenance costs compared to standard properties, depending on the scale of the work involved. Despite the multiple quotes you requested, we continued to manage the tenants' distress with the ongoing problems and delay, ensuring there was no request of reduced rent or compensation for you to deal with. Eventually, as for the deposit dispute, it’s important to note that this was resolved through an independent adjudication process, which determined the claim as wear and tear. I’m sure you would understand that since it has been almost 6 months since your tenants moved out, there are some charges related to administrative costs for retrieving detailed reports, which is standard practice for archived properties.

Ignoring requests for viewing, and when you call they say fill out form that you already filled twice. Mischievous people.
