We recently had an incredibly disappointing experience with this agency. After viewing a house that was not yet on the market, we made an offer that was accepted, albeit the process felt awkward from the start. Despite this, we proceeded as we truly loved the house.We completed all the necessary paperwork, and the "sold" sign went up, seemingly for us. Our mortgage was approved, and we were patiently waiting for the probate to be completed, which was supposed to take another 30 days. Imagine our shock when, after waiting for a month, we received a call saying the house had been sold to someone else who made a higher bid. In a desperate attempt to secure the home we had already invested so much time and energy into, we submitted an even higher bid. However, no one bothered to contact us with a response—whether it was a yes or no. This lack of communication and disregard for our situation was beyond frustrating, especially after we had already started dreaming about our future in that home and even began planning its architecture.If you're looking to buy a house, I strongly urge you to go to a trusted agency—one that values professionalism, transparency, and respect for their clients. Unfortunately, this agency failed us in all these aspects, and it has left us deeply disappointed.

The worst experience with this agency. Since the beginning of our negotiations we felt things were a bit strange… But as we really liked the house we decided to still move forward. After awkward beginning we got a call saying that we got the House. We were extremely happy. We them hired solicitors, got our mortgage approved and we were just waiting for the probate. After 1.5 months of our offer being accepted, we received one call saying that they were very sorry but there was another offer (sounding like it was a done deal for the other bidder.. yes it became an auction we believe..) Long story short, even after saying that we would potentially rase our offer to still keep the house, they never came back to us so we could only imagine that they for some reason chose who is buying their houses… At least for us this seemed very evident. With our mortgage ready/approved, investment positions withdrawn and solicitors hired. Big ££ loss will all that on top of the terrible experience… Ps: By the way the house was out of market as it was marked as Sold…

Following a successful open-day, multiple offers were submitted, with timely notifications sent to unsuccessful applicants. It is important to recognise that we are legally bound to present all offers to our clients until the exchange of contracts. The ultimate decision regarding the property sale rests entirely with the seller, and our role is to present all offers in the most advantageous light. Following our previous conversation, a previous viewer submitted an increased offer, providing you with the opportunity to revise yours. Regrettably, you opted not to enhance your offer at that time and explicitly conveyed your decision not to do so. Subsequently, when you sought to revise your offer 2 months later, the seller had made considerable progress with the existing buyer and chose to continue with that transaction. It's important to note that within the UK legal system, All buyers are permitted to submit or augment their offers up to the exchange of contracts, provided they have viewed the property previously. It is our commitment and our duty to always operate in accordance with legal requirements and in the best interests of both sellers and buyers. Polite and efficient at arranging and conducting viewings. However, dreadful handling of a rejected offer which led to me also being unable to offer on another property due being pointlessly left hanging for around 2 weeks without returning calls. Based on my phone logs: Put in an offer on Mon 8th via recommended method (emailed word document), called to follow up 9th, was told it was in spam and therefore not received; did offer procedure over phone. Heard nothing back so called 11th, was told they were finalising documentation on one of the offers and they'd call back that evening at the latest (they didn't). Called on the 17th and got an answerphone (didn't leave a message, sorry). Called on 19th and 22nd, on both occasions was also told I'd get a call back (I didn't). Finally called again on 23rd and the agent confirmed my offer was rejected a long time ago, and that they believed they'd told me so. In each call I explained where I thought I was (open offer, want to know what's going on with it), so even if in the first instance they thought they'd told me I was turned down, it must have seemed strange that I kept calling and asking for status. They have my email address, and have mailed it since then, so even if for some reason my phone wasn't working, it wasn't hard for them to make alternative contact. Yes, I could have been more pushy about this, but if you say you'll get me a ring back, _ring me back_. And if I'm rejected, clearly use the word 'rejected' in the call, not 'checking documentation, I'll call you back'.NegativeResponsiveness

Dear Mr Buckley, We were disappointed to see your review as we try very hard to ensure that our service levels are always 5*, but it was nice to read that you feel we were polite and efficient at arranging and conducting viewings. At the point of making your offer, it was explained to you that the sellers had already accepted an offer on the property and they were very unlikely to change buyers but it is our legal obligation to put all offers forward to the seller and so we took the details and submitted your offer. There seems to have been a miscommunication on 11th November as we’d tried to explain that the buyers of the property, the party who’d already had their offer accepted before you made yours, were sorting out their documentation for their mortgage application and that, until someone has their mortgage offer, there is always a chance that something could change with their purchase and so we would let you know if this happened. We were of the understanding that you were aware of the situation and were phoning to see if there were any updates until 23rd November when you phoned and we were able to explain the situation again. I would like to offer our apologies that this was not made clearer to you at the time and hopefully, should you find another property through Kaybridge Residential, you’ll see this was a one off and very abnormal for us. In the meantime, best of luck with finding your next home and if we have anything coming to the market that looks like it could be of interest to you, we’ll let you know.

Not professional service, submitted an offer which was accepted, after three days, I received an email from Kevin Barzegar (the manager) saying the vendor decided to withdrew the offer and accept a different one. Despite the SALE AGREED email mentioned all further viewings will and have been cancelled. I called to speak to Kevin, he said the new buyer was from a different estate agent (Gascoigne Pees) and that he is upset to loose the commission. Gascoigne Pees are still advertising the same property being available. when I enquired, they told me they did not know there was an offer been accepted, they contacted the vendor and came back to me saying the buyer was actually from Kaybridge. I wouldn't recommend this agent and specially do not trust Kevin Barzegar The below is a reply to your reply: On Friday 20th of November at 9:47am I received an email from Kevin quoting: if you can’t provide us with this details below by 12pm today you offer will be withdrawn. All my documentation were ready and I did not refused (as you claimed) to give the required Information, I was waiting for mortgage approval which I received the day after to pass them all to you. This was explained to you in previous communication. Not professional and not honest: - when you claimed the vendor has rejected my offer because they accepted someone else’s offer from a different agent while in fact it was yours. - You claiming I refused to to give the information where in fact I did not.

Dear Mr Nahab, As a very scrupulous and diligent agent we were very disappointed to have received a review like this for following lawful and correct procedure. As an agent and a member of the ombudsmen scheme, we have to lawfully work within certain standards and regulations. We therefore have a duty of care to all parties and therefore also have to give a true and accurate position of any buyers to our sellers. On the 18th of November at 10:00am your offer was accepted subject to you providing us your proof of funds and proof of identity for Anti-Money Laundering checks, which was stated in the email we sent you. We gave you ample opportunity to provide us with this information. We had not the received the documentation we requested, so we were never able to verify your position to our seller. On the 20th of November, our vendors gave till 12:00pm to have acquired the requested information (proof of deposit, AIP, identification etc) so we could proceed further. You were informed that the agreement would be withdrawn on the property to you and that we would have to proceed with alternative offers if we did not receive this information. Our email also visibly states that the property would not be removed from availability to other parties until we have received this information, a point you have clearly failed to mention in your review. You refused to provide us with this information and on the 21st of November our sellers asked us to reject the sale on this basis. Therefore, our seller had no option but to go with an alternative offer. As a member of NAEA we have an obligation to follow a code of conduct and protect our sellers. Please be advised: 1. Any selling agent cannot proceed further with an acceptable offer without an AML check by law. 2. Agents are required by law to put an offer to the vendor unless the vendor has instructed the agent not to contact him or her about offers below a certain level. 3. Any agreed sale is also only ever termed as Sold subject to contract partly due to the fact that in the UK we are obliged to inform our sellers of any offers up to the point of signing contracts and exchanging. 4. Agents who do not check the financial viability of someone making an offer must by law state to the vendor that your offer is "reckless" After some period of time our vendors decided to withdraw from your offer as we had not been able to provide the further details necessary to proceed with a sale required by law, and ultimately it is their right to withdraw from the sale of their property on any grounds irrelevant of the very substantial reasons given above.
