I got the viewing with this company with representative Hannah. Property in South Ockendon. During the viewing I confirmed that I will rent this property, it is fully satisfied us. On Monday at 15:00 LT Hannah called me and accept offer. I spoke to her that I need confirmation by e-mail and inform previous landlord the date of termination of contract and ask when is better for their landlord to move in. Simply remain small details which intake 30-40 minutes to negotiate. I terminate the contract with previous landlord because this letting agent confirmed me this property. Call Hannah after 30 minutes, about 15:30 , nobody replied in their office. Then he sent me the message that landlord choose another tenant. Absolutely not reliable and acting dishonestly, not fair, irresponsible including this landlord. Probably tenant need to additional information and at least get confirmation officially by e-mail? I don't recommend this company for further business. We are from Ukraine and we don't have such lawlessness like here. Absolutely negative and not reliable company. Waste my time and money for fuel.

Thank you for your review. We are sorry that you feel disappointed with your experience; however, it is important that the situation is accurately reflected. At the point your application was being considered, you initially indicated that you were able to move in during April. During the viewing, this changed to a later date. When you were provisionally offered the property, you also confirmed that you needed to negotiate terms with your current landlord before being able to proceed. We immediately relayed this to our landlord. Due to the level of demand for the property and their requirement for a tenant within a specific timeframe, they made the decision to proceed with another applicant who was able to meet those requirements, subject to referencing. As you were still negotiating, no terms of business were issued to you for signature and no holding deposit was taken. We must also clarify that no tenancy is secured until all terms are agreed in writing, contracts are completed, and a holding deposit has been received. For this reason, applicants are always advised not to take steps such as ending an existing tenancy until formal written confirmation has been issued. We appreciate that this outcome is frustrating. However, our role is to act in the best interests of our landlord while treating all applicants fairly and in line with UK regulations. We would also respectfully address your wider comment. As a business, we have supported many individuals and families from a wide range of backgrounds, including Ukrainian families, in successfully securing homes locally. We take pride in operating professionally, fairly, and transparently at all times. We did also offer you an alternative property nearby, and we have yet to hear back from you regarding this. Extremely disappointed with this agency. Having a tenant with no issues throughout the years of residing in their rented property, despite the ongoing issues experienced, they were never really resolved to satisfaction. Every aspect involving an issue e.g boiler,heating, hot water, mice coming in, being told as tenants that we were responsible for the cost of pest control. No real urgency from them, despite informing them there is a young child at the property. Rent was always paid in advance, never a default. M&P and the appalling landlord are more than happy to continue to raise the rent each year, despite no modernisation or upkeep to the property! Who in their right mind installs a boiler in a loft space... the debacle continued without any compassion, sympathy or understanding for a young lady and her infant child. Avoid this place, like the plague..enter at your own risk!!! Despicable and totally unjust only interested in collecting rent from vulnerable tenants!! Beware your deposit IS NOT guaranteed to be returned, rather retained by, questionable and unjustified claims!!

An alternative property was also offered to try and assist. Regarding maintenance, we can only authorise repairs with the landlord’s consent, as they are responsible for funding works. Where issues such as the boiler or heating were reported, these were passed to the landlord and contractors in line with procedure. Pest control responsibility can depend on the cause of the issue, which is assessed on a case-by-case basis. Rent levels are set by the landlord, not the agent, and increases are carried out in accordance with the tenancy agreement and current regulations. In relation to the deposit, M&P Estates does not hold or decide on deposit money. Deposits are protected in a government-approved scheme, and any proposed deductions are independently adjudicated by The DPS if there is a dispute. This ensures a fair and neutral process for both parties. We genuinely wish you and your family well moving forward.

I was with M&P for six years and experienced continual problems with both the landlord and the agency. Every winter without fail, the heating and hot water would stop working. At one point I had a child under four years old living in a house with no heating or hot water for five days. M&P refused to override the landlord’s decision to wait for a British Gas appointment and would not call an emergency service. It took five days and a requested meeting at the property before they finally acted. During my tenancy, I had their in house repair team or British Gas attending constantly, yet issues were never properly resolved. M&P consistently sided with a landlord who refused to invest in his own property and repeatedly tried to shift costs onto me as the tenant. Large structural holes were in the property  to the extent that external brickwork was visible. When pests appeared and I reported it, I was told I would be responsible for the cost. I had to remind M&P of the law: if pests are present due to structural defects or external entry points, responsibility lies with the landlord. Pest control later confirmed this. Had I not known my rights, I could have been wrongly charged, which they evidently like doing. M&P show little regard for tenant welfare and appear more focused on keeping poor landlords on their books than protecting the people living in their properties. They also attempt to retain tenant deposits using questionable and unjustified claims. There are far fairer and more professional estate agents available. I would not recommend M&P.

I went for a viewing Friday, was told that I would be sent a form to register my interest the following week, called on Monday to find out what was happening as I hadn't heard anything and was told the agent was on leave and I would get a call back tomorrow regarding my interest in the property. I call the next day and was told the property had been offered to another applicant. I wasn't even given the opportunity to express an interest in this property to the agent dealing (properties at that price and location do NOT get posted regularly despite what I was told). Unfair and a waste of my time. I did not receive any forms or calls from the agent as promised.

Tried to rent a place through them. Don't recommend it. After I registered I was told that they have not enough staff to show me the place for 2 weeks so was waiting patiently. Suddenly place was taken even though they weren't not able to …

Shocking agent to deal with. Never wanted to help with any tenancy issues. If you have an issues over the weekend you can’t contact anyone. The owners of M and P are so rude when you call them and give you excuses. Would not recommend renting with this company as your letting agency. Avoid at all cost. Also was not invited to the check out which resulted in issues with receiving our deposit back.

Really sad to receive a review from you of this nature in light that you and your family had been a tenant with us in the same property for the last ten years I understand that you are upset about not receiving you full deposit back and it is always our intention for deposits to be returned in full. We provided evidence to the Deposit Protection Services of which the Landlod and yourselves agreed to enter into binding arbitration. The independent arbitrator found just cause to award the landlord a portion of the deposit not all of it. You are only good until you renting from them. Once you moved out you are nobody to them. They don't bother to give the deposit back to you or even give you an answer for your e-mails regarding the deposit. They are breaking their own rules in the rental agreement and you have to go legal if you want to get it back. Avoid them if you want to save troubles for yourself.
