The worst estate agents I've dealt with. They take all your deposit even though after going through covid, not missing any payments and having a big hole in the ceiling throughout the winter and they still mess you about. Plz! plz! plz! don't use this estate agents. The land lady was just as bad! Money grabbers. I wish I could share the photos of how I left the house as it was spotless. They even had the cheek to make me pay for brand new carpets to be cleaned that I paid for. I hope you never sell the house!!!!

It is impossible to rob your deposit as it was held in a secure custodial scheme and it had to be proven that the landlord was entitled to the money, so shall we put the facts of the matter straight. After you left the property we were instructed by the Landlord to submit a claim against your deposit to the DPS. This was done and the amount we claimed was awarded to the landlord by the DPS. This means two things 1. The landlord was entitled to the money as they had proved to the DPS that they were 2. We are actually a good agency as we were able to advise the landlord and prepare the claim to the DPS to enable the claim to be successful. ** Then you change your review, once the reply has been posted **

Wendy Sowsbery branch manager total waste of time dosnt pay her contractors invoices for 3 months and beyond invoices was given soon as works was complete they take landlords money for works but don't pay the contractors Iv worked for loads of estate agents and I promise this is the worst branch out of all of them stay clear avoid always told lies and excuses why this have happened avoid avoid avoid

Unfortunately Rachael if a property is not looked after, the landlord is entitled to make a claim against the deposit to rectify the damage, and as an agency we have to follow the instructions given to us by the landlord.

I have endured the unwanted displeasure of having my rental tenancy managed by Martin & Co Solihull after I initially signed for my tenancy with a different agency, Hallway Lettings, which was sold to Martin & Co. during my time in my property. I had no problems whatsoever with the previous agent; the absorption by Martin & Co. however, was disastrous, not helped by the fact that this coincided with me handing in my notice to end the tenancy.1. I requested, as is my right, to be present for the check-out process; I was informed that, even when Covid wasn't an issue, that the tenant's presence at check-in and check-out wasn't "standard practice" and that they don't allow it - I have this email saved. This alone rang a significant set of alarm bells - every agency I've ever rented with has offered to allow the tenant to be present at the check-out, as well as being a recommendation by HomeLet, the leading tenant's insurance company - to quote them: "Your landlord is obliged to give you the opportunity to be present at the checkout stage of your tenancy, and it’s strongly recommended that you do attend." This quote is available on the HomeLet website. This right and request was disregarded, and the check-out report was completed in my absence - and they emailed me to say that, not only that, they intended to withhold the date they would complete the check-out report until after it had been completed, one assumes to prevent my attendance. Moreover, even had they suggested an alternative method of attendance, to allow for Covid compliance such as a Zoom/Facetime tour with the investigator, I would have been satisfied - this wasn't even entertained.2. The check-out was completed the day after I handed the keys in, which was the agreed key hand-in day as stipulated by the agency on issuance of the notice; the check-out report was completed in my absence the following day. I had to contact them repeatedly with regard to the check-out report from this point - an unanswered email, five phone calls which weren't responded to, and four phone calls in which I was able discuss the issuance of the check-out report and to ask about intended deductions - over the course of two weeks. I finally received a copy of the report, without any written indication of any deposit deductions to take place, after 12 working days.3. This may seem acceptable, but my contract has a stipulation that this has to be completed within 10 working days. I literally worked on their behalf to chase this and ensure that everything was completed within the acceptable time frame. When I raised this with Martin & Co., I was told numerous times that they have 30 days to complete this and that it didn't sound right as that wasn't standard practice either. They seemed happy to brush me off with each phone call with this reason and I had to remind them that standard practice isn't the point - my contractual terms are.They didn't actually have any understanding of my contractual terms, suggesting that they bought an agency and didn't think to review the tenancy agreements they had inherited. I was called afterwards letting me know that they would enter negotiations with the landlord to release my deposit in full, as if they were doing me a favour rather than being in breach of contract, and then again after that saying that they'd had to "negotiate with the landlord" to get them to agree to release this - I have this as a saved voicemail - again, in some attempt to make me feel like they'd done me a favour, not failed miserably to inform the landlord of my contract terms and to issue notification of intended deductions within the agreed window.All in all, Martin & Co. have proven to be slow, incompetent and - most worryingly - users of obfuscation in order to prevent tenants exercising their rights. I didn't choose this agency and I wouldn't ever have chosen to - it is why I originally went with the smaller agency down the road. I cannot stress this enough - avoid them like the plague. Everything stated above is factually correct and my personal experience.

Happily willing to call and tell at people who leave bad reviews because of their experiences. Terrible at sorting out repairs on properties. No clue what their contracts include. Happy to give away money regardless if there is a dispute.

This just shows no matter how much you bend over backwards to help people some of them, are just never grateful. We were the only agency prepared to help you when you lost your home and found a landlord that would accept you.

Well what can I say, this company as managing agents for a rented property have been totally useless in dealing with the end of tenancy requirements. They failed to take meter readings, have no record of a forwarding address for the tenant and so far (3 months) have failed to obtain a deduction in respect of agreed damage from the tenant's deposit. The staff change frequently making it impossible to have any continuity or conclusion.

Having consistently explained the procedure we have to go to get a deposit agreed with a tenant when the tenant isn't co-operative, you have decided to post this review which is really a complaint about the deposit system imposed by the government not our handling of. We agreed to settle the mater to enable you to move on, even though we had absolutely no obligation to, and you would remove this factually incorrect review. You have taken the money but not removed the review.

We rented a house for 3 years through Martin & Co. First we were so happy to have an inspection every quarter of the year and we felt that they were fantastic. After 6 months, they changed the person who did the inspection and from then, they keep "rotating staff" (some resigned, other were sacked). The last year of our tenancy was the worst, when every single comment about the poor state of the house was ignored, not by the landlord (who never got the notes) but from the agency. We reported damages, even power cuts due to the faulty kitchen, house alarm going on and on (even deactivated) and nothing was taken in consideration. We got to the point where we were without power energy for 5 days with 2 kids in winter and they just realised that the staff who was doing the inspections didn't take any of our comments/notes and the landlord wasn't informed of it until we told him personally!!! At the end of the tenancy, Martin & Co didnt want to return our deposit as we "damaged" the house and we "haven't informed" any of the issues during the visits and the staff who "wrote down the notes cannot be contacted as he was sacked for being incompetent" (words from a Martin & Co staff by phone). I strongly recommend to tenants to request in written every single report and keep informing by email any faulty or problem with the house, do not trust on their word as based on my own experience, they are not an honest Estate Agent.

Having checked our records we have no record of ever renting a property to a Marta Benetti or anyone with the surname Benetti. You have therefore either confused us with another office or a different agency. I therefore request you to remove this review, as it is factually incorrect.

Nice office staff organising the let.....but ..Make sure you ask them for signed and dated documents after the 3 monthly inspections with any wear and tear issues. Don't believe them if they say " that'll be fine with the landlord". They will do anything they can to keep your deposit. Get written permission from the landlord for even a coat hanger!! They will even try to charge you for cobwebs! The shysters even tried to say we dropped the keys off late because they knew I didn't ask for a receipt. GET EVERY MINOR FAULT VERIFIED IN WRITING OR BETTER STILL AVOID If they try to keep your deposit make sure you take it to a tribunal. The DPS is aware of their integrity.
