A mixed bag from PB. Sent the valuer to the wrong house for a start! Luckily, neighbour was not in. Valuer was very approachable when he did get here and gave us what he thought was the best advice given he was in a different house than the one he was prepped for. However, we found the over reliance on the printed details of other 4 bed properties that were unsold in our area a bit too simplistic. There did not appear to be any research into why those other properties had not sold - only that as they had not - ours needed to be cheaper if we wanted to sell it. If some research had been done - they would have found that one had sold it's garden for a building plot and had a postage stamp of a garden left. Another claimed 4 beds but one was a dining room and one was a small box room. Yet another backed on to a railway line just a short distance away. Another was a semi. Etc etc. Therefore, we felt we were getting 'short sold' in what albeit is a difficult market at a cost to us of around 12K of fees to PB. Indeed, It felt as though we were being set up by them to maximise their profits while they made little effort themselves. In other words - we were priced at a value that would assure them a quick commission without too much delay. Another issue for us was the firm's use of tech. They will bombard you with 'stuff'. We had to ask to be removed from their mailing list as even after we declined them representing us - they continued to email and text us for no good reason other that to update their own statistics. So mixed bag. Liked the chap - will pass on the firm. Their approach is way too 'American' in our opinion - but perhaps that's just us??.
In future, try to arrive on time when someone is attending a viewing. 5-10 minutes late is ok but 25 minutes is taking the biscuit. Also show a little interest in the person who attends to view. Return their calls and emails. If you are selling a property that has help to buy as an option, at least have some basic knowledge of it. Also dont lie about the price of a house when it is advertised cheaper elsewhere. Over all my experience with Power Bespoke Reigate is 2/5. At least the owner had the decency to call me after I have put this post up. He seems reasonable but likely let down by some of his team members. I am a serious buyer as my house is on the market and I have a family which needs more space. I am actively looking for a new house but will look elsewhere now.
Had such an awful experience. We were subject to discrimination by our landlord which was supported by Power and Bespoke as the landlord worked for the company also. Overall very traumatic experience and Sally was extremely defensive and argumentative with a lack of empathy and compassion for us as tenants. Overall I think it was mainly down to our age and race why we was treated so poorly.
Having read promising reviews across social media and had some personal recommendations, we were excited to experience Power Bespoke's "different" approach to estate agency: driven by data, experts in digital marketing, backed by a confident performance guarantee - promising to reduce their 2% fee proportionately if they didn't achieve their estimated sale value. Unfortunately, this was not our experience. After a flawed strategy meant we wasted four weeks of prime-time spring market at an aspirational price, we had no choice but to chase down a falling market and trust in the magical "offers over" tactic currently evangelised on Power Bespoke's marketing channels. Their formulaic marketing resulted in just one viable buyer whose initial offer of £20,000 under the "offers over" price was presented to us as a legitimate opening offer from which we should attempt to negotiate upwards. This was totally at odds with their assurances that buyers making offers lower than the baseline price would be told immediately that these would not even be considered. We were eventually given no choice but to agree to a price that was only a fraction above the "offers over" price, despite this being significantly lower than the more realistic value traditional agents had advised at the outset. Having bought and sold property before, we know that there are always challenges. The minor issue that was allowed to become a preoccupation in our sale could have been quickly and easily mitigated by a more experienced agent. Unfortunately, as we now realise, the agent assigned to us by Power Bespoke had very limited experience and wasn't able to anticipate and head-off difficulties before they arose, so this escalated into a painful and protracted saga with highly inappropriate behaviour from the buyer remaining unchallenged. After an initial defensive response, Perry did eventually step in to help but was having to retrospectively firefight to avoid losing the sale, rather than confidently managing the process for us. Taking transparency to the extreme, much of the communication was a literal copy/paste between buyer and seller over Whatsapp. Unfortunately this fostered quite a hostile negotiation environment, which our inexperienced agent was unable to manage in our best interest. We are well aware that all estate agents work for themselves, rather than the seller or the buyer, but most at least attempt to conceal this with some professional charm. We were left feeling that we managed to salvage a sale, despite our agent, rather than thanks to them. Power Bespoke declined to honour their performance promise discount and so received a fee of almost £10k from us. In return, their gift of a cardboard hamper filled with affiliate marketing items that might be appreciated by a student moving into their first accommodation away from home, was the final insult in a thoroughly disappointing experience. The Power Bespoke "difference" may well appeal to the inexperienced buyers and renters that seem to have written most of the positive reviews but we would certainly not be recommending them to anybody selling a property.
AVOID AT ALL COST! Our experience has been absolutely horrendous. Their staff are rude, unhelpful and extremely defensive. They have made our lives extremely difficult and are the worst agency I have ever come across. Due to their awful behaviour we were forced out of our home. I cannot stress enough, do not rent with these agents.
Don't bother getting back to you and the rental property's they have are ridiculously overprised !!
