In future, try to arrive on time when someone is attending a viewing. 5-10 minutes late is ok but 25 minutes is taking the biscuit. Also show a little interest in the person who attends to view. Return their calls and emails. If you are selling a property that has help to buy as an option, at least have some basic knowledge of it. Also dont lie about the price of a house when it is advertised cheaper elsewhere. Over all my experience with Power Bespoke Reigate is 2/5. At least the owner had the decency to call me after I have put this post up. He seems reasonable but likely let down by some of his team members. I am a serious buyer as my house is on the market and I have a family which needs more space. I am actively looking for a new house but will look elsewhere now.
Had such an awful experience. We were subject to discrimination by our landlord which was supported by Power and Bespoke as the landlord worked for the company also. Overall very traumatic experience and Sally was extremely defensive and argumentative with a lack of empathy and compassion for us as tenants. Overall I think it was mainly down to our age and race why we was treated so poorly.
Having read promising reviews across social media and had some personal recommendations, we were excited to experience Power Bespoke's "different" approach to estate agency: driven by data, experts in digital marketing, backed by a confident performance guarantee - promising to reduce their 2% fee proportionately if they didn't achieve their estimated sale value. Unfortunately, this was not our experience. After a flawed strategy meant we wasted four weeks of prime-time spring market at an aspirational price, we had no choice but to chase down a falling market and trust in the magical "offers over" tactic currently evangelised on Power Bespoke's marketing channels. Their formulaic marketing resulted in just one viable buyer whose initial offer of £20,000 under the "offers over" price was presented to us as a legitimate opening offer from which we should attempt to negotiate upwards. This was totally at odds with their assurances that buyers making offers lower than the baseline price would be told immediately that these would not even be considered. We were eventually given no choice but to agree to a price that was only a fraction above the "offers over" price, despite this being significantly lower than the more realistic value traditional agents had advised at the outset. Having bought and sold property before, we know that there are always challenges. The minor issue that was allowed to become a preoccupation in our sale could have been quickly and easily mitigated by a more experienced agent. Unfortunately, as we now realise, the agent assigned to us by Power Bespoke had very limited experience and wasn't able to anticipate and head-off difficulties before they arose, so this escalated into a painful and protracted saga with highly inappropriate behaviour from the buyer remaining unchallenged. After an initial defensive response, Perry did eventually step in to help but was having to retrospectively firefight to avoid losing the sale, rather than confidently managing the process for us. Taking transparency to the extreme, much of the communication was a literal copy/paste between buyer and seller over Whatsapp. Unfortunately this fostered quite a hostile negotiation environment, which our inexperienced agent was unable to manage in our best interest. We are well aware that all estate agents work for themselves, rather than the seller or the buyer, but most at least attempt to conceal this with some professional charm. We were left feeling that we managed to salvage a sale, despite our agent, rather than thanks to them. Power Bespoke declined to honour their performance promise discount and so received a fee of almost £10k from us. In return, their gift of a cardboard hamper filled with affiliate marketing items that might be appreciated by a student moving into their first accommodation away from home, was the final insult in a thoroughly disappointing experience. The Power Bespoke "difference" may well appeal to the inexperienced buyers and renters that seem to have written most of the positive reviews but we would certainly not be recommending them to anybody selling a property.
AVOID AT ALL COST! Our experience has been absolutely horrendous. Their staff are rude, unhelpful and extremely defensive. They have made our lives extremely difficult and are the worst agency I have ever come across. Due to their awful behaviour we were forced out of our home. I cannot stress enough, do not rent with these agents.
Don't bother getting back to you and the rental property's they have are ridiculously overprised !!
Awful customer service don't return calls or follow up
The majority of our issues with Power Bespoke can probably be attributed to the agent rather than the company as a whole, and since the agent appears to no longer work for the company it doesn't seem appropriate to list those issues here. However, one issue we were particularly disappointed with was PB's decision to keep marketing our property on their website when we had specifically asked that it be removed from all online marketing. Not only this, but after we had accepted an offer substantially below asking price, they changed the advertised asking price on their own website to £1k below the agreed sale price without our knowledge or consent. That price had never been discussed with us, was tens of thousands below their initial valuation and the decision to advertise the property thus seems at odds with the failed buyer's business model. At the point at which Perry became involved in our sale I think it is fair to say the relationship between us and Power Bespoke was irreparable and he still spoke to us with respect and knowledge at all times. I do believe he regretted the lack of progress with the sale and wished to make things right. His response when the above issue was pointed out, among a number of others, was that it had been intended to keep things low key given our request to stop marketing. This doesn't make any sense and whilst I expect his intention was to protect his employee (and that is an honourable intention) it was not an appropriate response. I have written this review in my head many times and have really tried to be objective. The experience caused us a lot of distress and we lost our first buyer who warned us on a viewing that the agent was enough to lose us the sale. The second buyer was never actually revealed to us and we still have many questions about that whole situation. What is particularly frustrating about the situation is the marketing around PB being a different type of agency who understand the stress of selling etc. It was not our experience. Power Bespoke as a company though, well the agent who subsequently sold our property spoke well of Perry and clearly there are many other satisfied customers. For us though, that agent was an employee of Power Bespoke and as a representative of the company his lack of professionalism and gas lighting was unforgiveable.
Tried repeatedly to book a viewing. Kept being told the agent would call me. After a week of trying, I started to get fed up and texted again only to receive a text in the evening with terrible typos (honestly looked like a drunk text!!), saying they’d get back to me the next day. We are renting an house from powerbespoke from March 2020 From December 2020 we started to have problems with this property We found out that the roof wasn't insulated. We contacted powerbespoke but no one did anything until the end of December The condensation was coming down the ceiling on my kids beds We moved downstairs to sleep. We was paying lots of money for 5 bedroom house but we couldn't use the bedrooms. All the walls was black and green and the smell very intense. We rented this big house for business purposes and Powerbespoke knew that from day one. Because we opened a complaint they send us an eviction notice during the lockdown 8n January and they didn't let me work from home. They check our life they know when people come in and out the house We are not free to live our lives I teach karate to kids and kids with special need and they love their karate sessions We feel like the victims of harassment The Agency sent an email today that they believed that the damp problems in the lounge has been caused by us breathing and the kids training. During my the lockdown power bespoke called the trading office and you keep checking all our lives who come in and out the house We received an email from you powerbespoke yesterday regarding us breathing in the house and making it damp in the condition like in the pictures It's nothing to do with solicitors and landlords James Gordon is very unprofessional He tried to come into the house and make a video trying to proof that the house is like that because us Powerbespoke should check the house before rent to someone Insulation and energy rating We rent and house with energy rating c but without roof insulation Unfortunately this house isn't suitable for living You Agency should know that You never red our email for months when we asked to send someone to fix it You still not reading our emails otherwise you should find all the documents that you are asking This review is genuine
